I think it’s really hard to find all of those qualities in real estate, since the industry seems to be flooded with second rate people just trying to make a quick buck. Throughout the process of both selling and buying properties, Sergio was always on top of things and constantly following up and staying in communication. This was very important in giving me peace of mind in that I wasn’t missing out on any potential opportunities. It is our pleasure to submit a review for our Real Estate Agent, Sergio Contreras, who is with HomeTerra Real Estate in Fort Lauderdale, Florida. My search for a Real Estate Agent started and ended on Angie?s List when I saw Sergio?s review. When my family decided to sell the family home, which is located in Hallandale Beach, Florida, my immediate task was to find a Real Estate Agent in the area. Since we live in Tallahassee, Florida, which is nearly 500 miles from the family home, it was imperative that I select a reliable and trustworthy Agent. Sergio has the aforementioned qualities and many more. It should be noted that Sergio has a great personality and a great sense of humor. The home that Sergio sold was purchased by my parents in 1963 and it has been in family since that time. The home is approximately 3000 square feet, 2 stories, 4 bedrooms and 2 and ? bathrooms. The family home was always cherished by members of the family, because it represented a place for all of us to gather for the yearly Thanksgiving Reunions, birthday celebrations, weddings and many other joyous occasions. We also came together as family for sad event, such as illnesses and funerals. Needless to say, the home will forever hold great memories that we will cherish. Subsequently, when the last parent passed during 2000, the home was inherited by my sibling and me, along with a nephew. The nephew lived in the family home until 2014, and without notice to the family, abruptly vacated the property. Since my siblings and didn?t want to relocate to Hallandale Beach, a decision was made to sell the property. Sergio was hired to sell the cherished family home. When my wife and I first met Sergio, he exhibited a great deal of knowledge of the real estate market. In fact, he educated us on a number of issues pertaining to selling property. He was brutally honest about everything, including the home?s value, repairs needed and how he would market the house. We knew from the beginning that the home would be somewhat difficult to sell. When you hear the saying ?Location, Location, Location means everything?, believe it! Selling our property turned out to be a huge challenge for Sergio, but he worked diligently and found the right buyer and price. One of the neighbors across from the property even commented to us how hard Sergio was working to sell the property. The neighbor saw Sergio showing the house constantly. I had used Sergio at HomeTerra Real Estate to sell my home in Parkland. That experience went so smooth, that I decided to use him again to sell my condo on the Intracoastal in Pompano Beach. I'll get to the point...the guy's response time is awesome and he is ALWAYS available. He works his tail off and is simply a "go getter". Yet he is very humble and not pushy at all. That's why I decided to use him again. Sergio went over the Real Estate Appraisal process and the comparable sales in detail. Together we choose a list price and he listed the property. His photos were phenomenal and the place sold in less than 3 weeks. Since I used him before, I really didn't have to focus my attention on the transaction because I already trusted him. That felt like such a great relief because the whole transaction went smooth again. The best part is that Sergio was able to get me $2,000 above our asking price! It all started when we called on one of Sergio?s ?For Sale? Yard Signs for a property we were interested in. We were on our way to visit a relative and made the call not thinking much would happen. Well to our surprise, Sergio actually answered the phone and told us he would get us in right away. Within minutes we were able to get in and viewed the property. We absolutely fell in love with the place, ended up signing a contract, and were on our way. There was one snag however; we still needed to sell our home! We had it listed for sale with another agent but were not receiving much luck at all. We really felt comfortable and clicked with Sergio, so we asked him if he could also List and Sell our home. After discussing this with his Sellers, he told me he would be happy to help anyway that he could. First off, he took some unbelievable photos of our home! He came over and took a few hours just to stage the home as best as possible. He really wanted to make sure everything was just right for the photos. Well it worked; there were an unbelievable amount of showings and various offers. Although we had these offers, he mentioned he was still looking for the right offer. So he decided to also hold an open house and did his best to advertise it all over the internet and the community. Due to the fact that we lived in a Homeowner?s Association and access was not that easy; he did tell us not to expect too many people to come through. Well over 30 people showed up! There were so many people. Although we were supposed to leave, we ended up staying so he could handle all the traffic that came through. It was pretty awesome. Long story short, we had around 7 offers and he took his time to make sure to choose the offer that not only was the highest but had the best chance of closing. Once he proceeded with the offer, he worked very closely with the buyer and their lender to make sure there were no hiccups with the financing. Sergio constantly communicated with us to provide us updates throughout the transaction. We ended up closing and were able to also close our new home. He has become a good friend of ours and periodically stops by to say hi and check on us. Thanks Sergio, your hard work is appreciated.

After too many interviews with recommended agents, I walked around my neighborhood and found a HomeTerra for sale sign - I called and Sergio answered. We clicked - I liked his non-pushy style on the phone - in person he just put me at ease with his warm personality and his vast knowledge of the real estate market. He prepared my "To Do List" based on his experience with the home inspection checklist and relayed this information to his recommended handyman who knew that Sergio would be there checking his work. He made suggestions about d-cluttering 16 years of treasures - and then over three days staged each room to have the pictures light and airy with the sun shinning bright and the pool area looking inviting. I thought I was Sergio's only client because he was either bringing over potential buyers or holding many wonderful open houses. He also marketed my house on line and sent out postcards. He just worked endlessly and was constantly in touch. I picked up the phone and called about everything and he always answered with a smile. Sergio became a mentor to my many neighbors and open house was a forum for Q & A. They questioned Sergio about mortgage financing, appraisals, inspections, market values, etc. and he did the same with the potential buyers walking thru the door with patience, suggestions and kindness. He was so knowledgeable in all these areas and I didn't realize he was a qualified mortgage lender, Real Estate Appraiser, and has a masters in finance - not to mention qualified stager and great photographer. My house was being sold "as is" but Sergio took the necessary measures to make sure I would pass inspection, and I did. The appraisal was exactly what he thought it would be and he worked very hard and got the buyer to pay the appraised price. I was fed up with my prior realtor and interviewed 2 other agents who totally came off like pushy salesman who simply wanted to get the listing. Seeing that I was frustrated, one of my friends referred me to Sergio. I called him and asked him to come over and look at my home. He came over and I took him around the house and told him how much I wanted to net. I mentioned what the other realtor told me regarding the value. He smiled and responded that unfortunately sometimes people who have a vested interest, may at times tell you what you want to hear in order to get your business. Sergio then directly and graciously expressed to me what he thought the true value was. Since he also had his appraiser's license and was very familiar on the appraisal process; he very thoroughly explained to me how he got that figure in a way that was easy to understand. His figure was $75,000 less than what the other realtor told me. He then proceeded to say if I wanted to list the home at what the other agent suggested, he would do it. That the decision was ultimately ours and simply cautioned against it because we were setting ourselves up for frustration. Went on to say that to him, the list price had no bearing on how much work he would put into selling a home. We may not have initially liked the news he provided us but he came off so genuine that we decided to list with him. We ended up receiving a contract on the property. As it turns out, the property appraised at exactly the number Sergio said it was worth. Thank goodness we took the advice. BTW...the Photos he took of the home were fantastic.

Let me start by saying this man works tirelessly and is ALWAYS available. I loved the fact that I could always get in touch with him and would never be placed on hold. It doesn't matter what time or day it is. On rare occasions when I would call him and he was busy, he would simply answer and let me know when he could call me back. Sure enough, he always called back as promised. What a great and painless experience. We interviewed 3 different agents from Angie's List and Sergio shined as the most honest and sincere. We called him on Wednesday night and he was at our home on Thursday morning. He spent 3 hours with us answering any and all questions we had! He went over all the recent sales in our area that would help determine the fair market value of our home. We listened to his price suggestion and signed the listing agreement. The photos he took of the property looked amazing! Our community also has a lot of amenities and he took photos of those as well. The place looked like a luxurious resort in his advertising. Within 2 weeks we had an offer that was almost full price. His great advice and suggestions lead to a smooth closing.

I had used Sergio for purchasing my new home and that was a very good and smooth experience, so it was only natural to use his services for renting our condo. He advertised the condo - took great pictures, recommended changes that would attract tenants, and dealt with potential tenants. He gave us relevant feedback on the potential tenants, and guided us through the process, including dealing with our condo association. We met Sergio at a house opening he was showing, and right off the bat he was providing us with very good advice on how to position our finances to purchase a new home. Once ready, Sergio to the time to show us multiple properties, highlighting the pros and cons of each site, both from a buyers and sellers perspective, and how he felt about the property...all were very valuable information to us, especially the things we didn't see or considered. During the negotiations and applying for the loan, he demonstrated alot of knowledge in the real estate and finance field, and was quickly able to adjust to any situation that popped up, and more importantly, he did it gracefully and respectfully, and I always felt that I had someone on my side looking out for my interest. He demonstrated the skill and willingness to go after every discount that he could get for us. All the articles and advice we received, warned against using references from the agent. But we did our home work on all the references, as Sergio provided them, and they were all good on paper. And even better in person. We were especially impressed with the property inspector...and his team of inspectors! They all spoke highly of Sergio, and we concur. It was and is a pleasure working with Sergio. He is someone that we have and will use, and we highly recommend him to our family and friends.
