Upon initial contact with HouseMaster, they seem to be very professional. But the service stops there. If you have an inspection done and there are no problems you can rate them an A. But if you have issue arise, then the rating drops to an F. They are very unwilling and unresponsive in dealing with a problem. When requesting an inspection, an office person will take your request and schedule the inspection promptly. When you have a problem after the inspection is done and paid for, you are limited to only contact by email, and to get a response to your email takes a week each time. When you do get a response, they think of every way to not stand behind their guarantee. I know some reviews say they spent hours doing their inspection. The inspector spent an hour at the most doing my inspection. Right away I had a problem with the shower leaking through to the next room. Also the cabinet floor under the kitchen sink had previously experienced a bad leak and there was black residue 'mold' and a sagging bottom. My realtor said for this not to have been on the report was inexcusable. (I have included pictures) they finally agreed to have their handyman repair the kitchen cabinet and grout the shower...which was not the problem. Their handyman gets a C Minus. He painted the piece of wood before installing it and got paint on my driveway and garage floor. Caulk was smeared 2 inches up the side of the cabinet from the bottom and he created a leak in the sink plumbing. It wasn't leaking before the repair and afterwards it was. I did not allow him to work on the shower. After six weeks of disputing, I took the responsibility of the shower repair.

Chuck Starrett from Housemaster was referred to us by our realtor. We called and were able to schedule an appointment within just a few days to fit our schedule. Chuck arrived promptly and clearly explained all the services his company provided and what we could expect as a result of the home inspection. He gave us a booklet which outlined the policies and procedures, answered all our questions and proceeded to do a thorough complete of our 1685 sq. ft. home. He was here for several hours and told us we would receive our report via e-mail within 24 hours. And we did! The things he had pointed out to us which needed repair were detailed in the report and accompanied by clear color photos. When we met with our warranty representative we handed her the report, with the photos,. Everything will be taken care of thanks to Chuck's thoroughness.

Rob and Michelle were very thorough and in my opinion went above and beyond. We purchased a foreclosure and had many concerns. They spent 4-5 hours at home which is 2300 sq ft with large attic and 3 car garage. Gave us good info on our WDO problem, water leak, and other issues. Most importantly what most fail to take into consideration is they do best with what they can do. They don't have X-ray vision nor do they have a crystal ball. Both Rob and Michelle did their due diligence and I appreciate that!

Rob Southard did an inspection on a commercial building that we were purchasing. They were on time and very thorough. Previously I had also used them for a wind mitigation inspection on my house and it saved me $450 off of my homeowners insurance policy. I recommend Housemaster to everyone that I know.

Got a home inspection and was referred to house masters from or realtor. The inspection didn't take long and we were told the only issues with the house were some termites in the attic and that it could be spot treated. Got the house spot treated and then a few months after moving in saw swarming termites-house needed to be tented. Also paid for lead paint test and never received any results. There were many other things as first time home buyers we would've liked to have had the inspector tell us-like the AC duct work having major holes...the kitchen counter top not being attached to the wall...certain light switches that didn't work. They were nice and professional, but would not use housemasters in the future.

Response from HouseMaster
Thank you for providing feedback – we welcome it because we always strive to be better. We are sorry to hear that you experienced difficulties. There are a few things that we need to say in response. This is the FIRST time that we have heard anything from you since doing the inspection on December 14, 2011. One of the things that we do that makes the process go smoothly is that we provide our clients with a vast array of ways to reach us; internet, email, call center, and often direct numbers to one of us. Additionally, your realtor could have contacted us as well. Prior to the inspection we send out an email with our contact information, Order Agreement, and Limited Inspection Guarantee. At the inspection we provided an Inspection Resource Guide as well as verbal instructions. You were advised in one or more ways that we provide a 90 day guarantee but that we must be made aware that there is a problem prior to any commencement of work – again, this is our first notification of any problems. We are NOT a pest control company. Robert is a home inspector and a termite inspector – who found and advised you that there were termites. HouseMaster did NOT treat for termites! If you requested a name for treatment we may have provided you with a name or two, but we DID NOT treat your home. It was the Seller of the home who asked us for the name of a pest control company – not you. Additionally, “tenting and spot treating” is a quick fix – it is the cheap way out and the company that we recommend doesn’t tent. If this is the procedure that was chosen, you get what is paid for, a quick fix. Tenting only kills what is in the home at the time – it is like fumigating for flees – it does not stop them from coming back shortly thereafter. There are more permanent prevention treatments available. Additionally, there is NO WAY Robert advised spot treatment as the ENTIRE attic was filled with frass, there was a section of the attic that was screened off and not accessible, there was frass in the back utility room and there were live termites found at the access into the attic – photos were provided in your home inspection report of all these areas – the entire home needed to be treated. We are uncertain as to why you did not receive the lead report – perhaps it went to your SPAM – but one would think that you would have called or wrote to us before now. You still chose to go forward without the report? Your home is 1558’ft. There were two inspectors. They were there an hour - or two man hours. That is an appropriate amount of time for a home of that size. The home was occupied at the time of the inspection and so many of the outlets were not accessible as we will not disconnect or move personal property, but all windows, doors, switches, lights, outlets and fixtures (that were accessible) were inspected. State and association standards of practice state that we are only required to do a sampling, but because we guarantee our work – which no one else does – we are very thorough and test every accessible item. Since you did not contact us about nor specify which counter you are talking about we cannot commit on it. You were advised at the inspection about the guarantee, given a copy of it, and sent one via email. We cannot take care of what we are not made aware of and two years later is too late.

Robert and Crew were extremely professional and courteous. It is a shame that more companies could not take into account that people do matter. They were the most informative and helpful company during the entire First Home buying Process. Thumbs Up!

Overall we are very pleased with them. Robert and Michelle spent a few hours going over everything in the house. A very detailed report was supplied with many photos. When we took possession of the home, the toilets started to act up. I emailed them to inquire about the home guarantee and they responded within hours. We set an appointment for them to come back and check the toilets out the following day. They advised us that if we had any other problems then we would discuss our next step. Robert and Michelle are very kind and professional people and I would recommend them to anyone.
Description of Work: We chose HouseMaster to do our home inspection after hearing that a co-worker was pleased with them. The cost of the home inspection alone was average with most companies. We had a Home Inspection, Wind Mitigation, and Termite Inspection.

They missed some major things wrong with my house (ex: active termites), then were unprofessional and uncooperative about trying to remedy the situation.

Response from HouseMaster
The Customer was advised at the beginning of this home inspection on October, 13th, 2011 (and the prior home inspection that he had with us), that we at HouseMaster do NOT do termite inspections and that it would be a third party vendor that would be doing it, but that we at HouseMaster arrange for the termite inspection for the convenience of all concerned (buyers, sellers, and realtors). During our home inspection the Customer was advised by HouseMaster that there was evidence of termite damage, and it was also reported in his home inspection report that there is evidence of termite damage (to include photos of the damage). There is also a sticker on the fuse panel (located right in the middle of the interior of the home) showing that the home has been treated for Drywood Termites, as well as having been recently (within a year) The Customer contacted us approximately two months after the home inspection (on 12/12/2011) to notify that he had a pest control company inspect again, and that they recommended treatment and that he wanted HouseMaster to assist with the cost ($830). We advised the Customer that our vender provides a one year guarantee, and that they would be more than willing to look into the claim from the other company and treat if necessary. We then advised that we would contact them to come back out to re-inspect. The Customer responded that he did not want them to come back. We advised the Customer that he would need to talk to them, but that we doubt that they would be willing to pay for treatment from another company if they were not allowed to re-inspect the home. That was the last we heard from the Customer until we were notified by Angie’s List of his comments/complaint. We at HouseMaster (Plant City) provide a 90 day limited inspection guarantee for our home inspection. A termite inspection is NOT a part of a standard home inspection per the state statues and would not fall under our guarantee, BUT it would have been covered by our termite vendor. We are sorry that the Customer is unhappy with the situation, but feel that this is between the Customer and the termite companies and not his home inspector, who did point out that there was evidence of termite damage, both verbally and written.

As an insurance agent, I deal with home inspectors on a daily basis. I chose Housemaster Home inspections to inspect my own home because I had heard good things about them from my customers. I was completely impressed with their knowledge as well as their professionalism. The wind mitigation inspection they provided me caused my homeowners insurance to go down by $350!! Our insurance agency now refers all of our customers to Housemaster Home Inspections. Our clients always seem happy when dealing with them and they are helping to save them a whole lot of money off of their homeowners insurance. In addition, they guarantee all of their work.

I am so pleased that Housemaster's Home Inspections handled my order quickly, efficiently and accurately.
Description of Work: Housemasters performed a number of home inspections for my client. Robert took detailed photos of all areas, which goes above and beyond what other home inspectors do. He issued an electronic 24 page document detailing every area of the home.
