This is a nice home with upgraded amenities that included SS appliances, granite counter tops, upgraded lighting and faucets. The only thing the builder did cheap was to put vinyl flooring down in laundry room, kitchen, and bathrooms. However, the negotiating, signing of contract, and final walk through was unsatisfactory. They were unwilling to lower the price of the house but did install a sprinkler system. While we were filling out the sales contract we were verbally told that the builder offers an incentive of 2.5% of the sales price to help cover the buyers closing cost. When we signed the finance addendum we were again told that they pay up to 2.5% of final sale price closing costs. We missed the fine print that stated they pay their closing costs out of that 2.5% 'buyers incentive'. We were expecting over $4,700 in builders incentives for closing costs but found out less than 24 hours prior to our closing and only by reviewing HUD statement that we were paying 9 months of the builders property taxes with our 'builders closing costs incentive' which cost us over $1,500 dollars. This builder is sneaky with paperwork. Do not trust anything they say, make sure you read and understand every word of the contract. Additionally, during the final walk through several small items such as touch up paint was noticed on both the walls and the trim. When we entered the home after the closing about 1/2 of the documented things to fix were not completed, which will force me to now grow through there warranty program.

We love our house. We had an issue with them over a warranty call.
