+ -1 moreThe AC compressor and condensor were advertised as one-year old. The licensed air conditioning company inspecting the unit found it to be about 6 or 7 years old with corrosion, not installed on a building permit and not installed per the code. The indoor AC air handler, highly contaminated with mold per the test lab was 11 years old, again installed with no building permit. The garager door was represented to meet the Dade County high wind building code. Contracted inspections revealed that it DID NOT meet the FBC wind code. Shutters were said to be on site to meet the wind code, they all failed to meet the building code standard. In summary the realtor advertised in print PRISTINE, GRACIOUS and UPGRADED. The worst represented advertising I have encountered on a house for sale. I will never use these people, Lang Realty, Delray Beach, FL.
Description of Work: Lang Realty Office in Delray Beach, FL. Signed contract to buy 4010 NW 10th Street, Delray Beach on 12-24-12 based in large part on Lang Realty advertising "PRISTINE" in their ads twice and "GRACIOUS" and "UPGRADED" once each. I offered above appraisal value. The air conditioner was alleged to be one-year old. Yet the house smelled of mold upon entering it on the 29th. $1700 later in inspection costs and $800 in lawyer fees to complete the transaction has been wasted. The Home Enviro test lab said the inside furnace is "Highly contaminated" with several molds, one defined as hazardous to human health. The outside of the AC air handler plenum and air duct diffusers on the ceiling have black mold spots clearly visible. More mold was found under one window, on the baseboard and on the concrete floor and in the carpet. The smell was clearly bad. I had a headache after 1 hour in the house and left. The roof inspector advised that the attic had dryer lint blowing into the attic since the dryer pipe is not the correct code compliant material and it is not hooked to an ourside vent. Attic insulation is missing in many sections, again not compliant with the building code. The pool filter is clogged and the pressure gauge cannot be read.

+ -1 moreThey have been very intuitive and very quick to respond. Overall it has been a good service. They have several locations. We have dealt with Perry Diamond. We are actually getting ready to use him for the short sale. He has been helping us facilitate the deal for the buyers. He is actually the buyers' realtors right now but we are about to use his services.
Description of Work: We have contacted Perry Diamond at Lang Realty. He has been brokering the deal and hasn't been our realtor as of yet.
