INSPECTAGATOR

Had a good experience the first time we used the inspectagator 10 years ago. Unfortunately things must have changed over the years. We used them last month 6/2023 and they missed two major items. There was a significant crack at the bottom of a window in the master bedroom but it was never mentioned at all in the inspection. The blinds for that window also did not open and were about to fall off. This was not as bad as the other missed item. The dryer vent was completely clogged. When we moved in we noticed our clothes weren’t drying and then looked into the dyer and saw the back panel “red” from heat. We replaced the dryer thinking since we had inspection done we may just have bad luck with dryer. Our new ‘smart’ dryer would shut off after a few minutes letting us know there was a 95% obstruction. We hired vent duct cleaners and they stated that the vent on the roof was not designed for dryers. It had a complete blockage. We had to hire a roofer to replace the vent who also stated that was not a dryer vent and surprised a fire didn’t start. We contracted inspector and they stated that they only check for “functionality”. Anyone can turn a dryer on and off! This was their test. I was disappointed to hear this as their response. And there was no follow up on the window cracks. After sending in the pics below, as they requested they didn’t respond. For the premium price i would use someone else.

Ron showed up on time (was important for this job), was very responsive pre-inspection to questions I had, and did a great job pointing out areas I needed to be concerned with being a real estate investor. This was also a very short-notice inspection and they were able to rearrange things on their end to meet my needs. I'd highly recommend them and plan on using them again on all of my future inspections.

I had a inspection done by Inspectagator and they had done a pretty good job. However they also sell the home warranty with its affiliated company called Residential Warranty Services and claim to give much better pricing which is true except that they deny all the claim. When My AC stopped working, they asked me to hire my own vendor to repair and I paid to teh technician. After that when I filed for claim, they started making excuses with asking the questions which only technician can answer and you need to send technician to answer those question. After confronting that, they said that since the AC was old, they will not cover. At the end, I had to give up and they did not pay. Get the inspection done by them but do not buy warranty from them. My claim # was 2708585

They did a thorough job and I would use them again but I dinged them on punctuality because it took them three days to get us our mold report. We were out of our inspection period at that point and while we had already decided not to buy the house because of the general report, had we needed the mold report to make our decision, we would have been out of luck.

It went amazing, he found issues that we would have never known were there and saved us a ton of money, thanks again

Ronald spent a number of hours performing the inspection and was able to turn a report around in a day. The report was detailed with pictures and video of issues found and explained in clear concise detail what was needed to be fixed. Very professional and kept me up to date over text.

This company was absolutely fantastic when they did my inspection for a VA loan on a house I'm currently in the process of purchasing. They were there 15 minutes early waiting when I arrived, they spent so much time meticulously going through every nook and cranny of the home. They gave me a thorough verbal summary of things to note and options on how to proceed. It was such a fantastic experience. I was referred to them by a home inspector in jacksonville who takes courses from the master inspector that owns this company, and it's clear that anyone he employs knows their trade.

Outstanding. From the moment Brad and Jim stepped on the property, they were totally focused on the inspection. They checked every aspect of the home I hope to purchase. The report and photographs they gave me is outstanding. I have a complete understanding of the various systems in the home. Let there be no doubt I would gladly hire this firm any time I needed a home inspected.

2 Inspectagators spent approximately 5 hrs and found a several issues for the builder to fix for my one year Warranty. They were very detailed, explained everything to us, gave us several Preventative maintenance How’s with a 116 page report with pictures. Good investment. They were 12 cracked tiles on the roof. We would never be able to find those for the builder to replace. That alone was worth the price we paid.

Although I wasn't physically present for the inspection, my wife was very impressed with Austin and his colleague's professionalism and thoroughness during the inspection. Their attention to detail was exemplary and it was evident when I read the online report (a hard copy was given to my wife as well). The report not only detailed the issues they found but also provided recommendations as well as the reasons why the repairs/modifications would benefit the homeowner. A severity ranking also helps prioritize which repairs needed to be addressed sooner than later. Inspectagator was highly recommended and I after our inspection, I can see why. I would definitely recommend them to any potential buyer. Seeing the report definitely gave us the confidence to proceed with the purchase and not worry about any unknown or hidden issues with the home down the road. I definitely recommend them, it's a small price to pay for the peace of mind.

Inspector called before arrival, was extremely thorough. Explained issues to me throughout the process, walked me through all issues at the end, and provided a comprehensive report both written and electronically. Based on the findings, I chose not to purchase the unit. The best $300 I have spent.

Received a reminder of the inspection time and date. Austin was there on time, friendly and very professional. Austin was my inspector and we spoke prior to starting the inspection, confirming the kind of inspections being performed and any concerns I had with my initial view of the house. Inspection lasted almost 4 hours, and was very extensive to the last detail. Austin greeted the sellers who were in the home at the time, and was totally professional the entire time with everyone. He explained things I had questions on when I saw new things I didn't see the first time I saw the house. Explanations were easily understandable and complete. He also added recommendations on how to maintain or fix issues if I didn't want to get a professional and preferred to do it myself in the future. He was unable to provide me a written summary at the end because he was tight on time to get to next house inspection which I had no problem with since I had a good idea of the overall results, but I and my agent did receive the results that night. The office was very friendly and prompt in replying to emails, calls, and questions. I paid online prior to the inspection, but could have paid right after the inspection. It was very convenient to be able to do either one. I was provided with warranty options if I so wanted to use them. Unfortunately, the house had too many issues, found during the inspection and I decided to back out of the contract. The inspection was well worth the money, even though it might be a tad higher than other inspectors. I am looking for another house and will definitely use the Inspectorgator again, plus highly recommend them to anyone wanting to find out exactly what their potential future house could be hiding.
