Ken Colley and his crew did an amazing job on my roof. After looking at several samples that he dropped off, we selected a beautiful shingle that everyone in the neighborhood loved. He kept us up to date with pictures as the shingles were removed, of any wood rot found and of timelines. I highly recommend his work. This is t5he second roof he has done for us.

I transferred to Patrick Air Force Base this past spring after completing a five-year tour in Japan. My wife and I decided to buy a home because I may retire from the Marines and remain in the area for the foreseeable future. My home inspector highly recommended Mr. Colley. Since I’m not from the area, and I trusted my home inspector, I reached out to Mr. Colley. After closing on the house May 31, moving in and getting settled, we had a death in the family, my daughter’s baptism, and I had to leave town for military training. Finally, in August, Mr. Colley and I agreed to terms for him to replace our roof. I signed the offer and sent it to him on August 17, 2017. My wife and I met with him August 19, and we discussed an estimated start date and signed the permit paperwork, which I think was notarized by Mr. Colley’s wife. We still owed Mr. Colley some additional information, and I sent that to him August 23. Fast forward a couple of weeks and Hurricane Irma is barreling down on Florida. My wife and I, and our then 13-month-old daughter, evacuate. After the storm passes, we returned to Florida. I reached out to Mr. Colley via phone to touch base and find out when he planned to start the work on my home. He didn’t answer, but sent me a text message September 13 and said, “It’s going to be awhile now that a hurricane has come to town … nobody is doing reroofing right now till all emergency repairs are done.” I responded to Mr. Colley, “Understood, I haven’t been on the roof yet, but I do have some shingles in the yard.” I completely understood the need to fix emergent leaks/conditions – my roof was not leaking. So, on October 4, I reached out to Mr. Colley again. This time it was to start the HOA approval paperwork. I needed a copy of his license and liability insurance to attach it to the architectural improvement request, and the HOA required a minimum of 30 days to process the paperwork. He read my text, but didn’t respond. On October 6, Mr. Colley reached out to me and said, “With this hurricane coming thru, I really don’t know when I can get out that way and none of my guys will even go out of town. You may need to get someone local there, and I’m leaving for vacation in three weeks for almost the entire month of November. Sorry, nobody could have foreseen this.” On October 9, again, I let Mr. Colley know that I was ok with waiting. My roof wasn’t leaking. I also knew that prices were being jacked up. I asked for Mr. Colley to give me an estimate as to when he could complete the job. He said, “As I have said, I can’t get anyone to go out that far anymore, it’s kind of like when ballplayers go on strike, they don’t go to work until they get paid more, and with hurricane they are working overtime already and are getting paid more and they won’t go to the other side of Orlando for me right now because there is so much work within the west side of Orlando for the next 3-4 years. Sorry, but the 3 hurricanes that came a few years ago provided 5 years of work and more than half of those jobs weren’t done right and those owners are paying double to triple the old prices.” Over the summer Mr. Colley and I had sent several text messages back and forth. It was clear to me he wanted the job. At one point, he sent me a text that said, “Let me know if you can swing by on a weekend try to get roof done soon before pricing goes up, if a hurricane comes later this year pricing is going to practically double (money bag symbol) supply and demand (rosy cheeks smiley face).” It’s unfortunate that Mr. Colley simply didn’t follow through with his end of the agreement. He left this service member and his family high and dry. I get it – things happen. I was flexible, he was not. As I anticipated, comparable estimates have been more expensive post-hurricane than the terms Mr. Colley and I agreed to pre-hurricane. I recommend finding another roofer. I took Mr. Colley to court in October 2018. Although I was unable to prove damages, the judge wrote this in her final judgement. "LLC contends there was no contract because it was not signed by an authorized representative or approved by management. THE COURT REJECTS THIS ARGUMENT. The offer was made by LLC to the Plaintiff. When it was received executed by Plaintiff, LLC did not cancel or otherwise repudiate the offer. LLC met with Plaintiffs in FURTHERANCE of the contract and CLEARLY acted as if the provsion of the contract were in force. Accordingly, the contract was binding despite the fact it was not signed by LLC.

Well, lets go over actual facts. First, Mr. [Member Name Removed] ( owner) had waited over 90 days to sign the contract/estimate. The contract specifically stated that after 90 days the price will expire (as many contractors only give 30 days for contract acceptance. Second, once Hurricane Irma hit Florida on Sept. 10, 2017 it was impossible to get to Melbourne to do Mr. [Member Name Removed]'s roof (which he finally had signed the contract 3 weeks before the hurricane hit) since crews were over-whelmed with local work in Orlando where we are based. I did notify Mr. [Member Name Removed] to let him know that I would not be able to do his roof since the hurricane hit crews were over-whelmed with local work and since no funds had passed to me from Mr. [Member Name Removed] I did not feel there would be an issue. Third, Mr [Member Name Removed] was going to pay for a re-roof out of pocket before the hurricane hit and after hurricane he was paid by his homeowners insurance to replace his roof. Fourth, Mr [Member Name Removed] brought a suit against me in July 2018 claiming damages and wanted to be re-imbursed for the difference amount of my contract verses the contract price he paid with another contractor approximately $4,900 (higher than the price I had given to replace his roof). When we went before an Orange County Judge she heard both sides and ruled that there was not a meeting of the minds, funds did not pass from Mr. [Member Name Removed] to me and he was paid by his insurance company for his roof replacement so damages were not awarded to Mr. [Member Name Removed]. Finally, I am glad that Mr. [Member Name Removed] had his roof replaced and paid for by his insurance company.

Hello Mr G, hope you have been doing great, i never got around to responding to the Angies list review, i thank you again for trusting me in past projects , you are always a pleasure to work with. Just a few words i want angles list members to understand regarding price rating C and rest is A,s in my professional opinion and from 30 years plus being in this business, it is impossible to give a low price and give quality that is basically perfection and follow codes and follow manufactures specifications and be prompt and have a great reputation, so every homeowner would like this and get low price but i have seen [Member Information Removed] to many cases that homeowners go with low price and expect what i can provide and then get the bittersweet news later and find out something wasn't done right on the job but they don't have the money to repair or replace it and then wish they had hired me and then they understand the concept of the worth of just doing the job right in the first place , i have seen many jobs that were done even as soon as 2018 and the owners need to have it replace and are besides themselves and they can't get any satisfaction with who they hired. So it was actually cheaper to have hired me and less stress and inconvenience for client/homeowner.

I was impressed that after I called him, he was able to get out to my house--I believe it was the next day after I called--and he and his team were prepared to do the work if I approved--which I did. His quote was competitive against another company I had looked into. The other company was going to cover the roof with a tarp and come back in a week. Mr Colley's company did the work right away after I agreed to their quote. So far so good on the repair. I have since called him again, for another leak--totally unrelated to the leak he previously fixed. I gave him an "excellent" on the price--not because I thought the price was low, but because I thought the price was reasonably competitive. No one likes to fork over $1,350. But, I do believe he was fair with me in terms of the market rate. At this point, I would use him again. (I hope I don't have to for a long time). :) I have every reason to believe that he did a good, thorough job.

He was punctual and said as every other company did was that his way of doing the roof was the bet way however when comparing his much higher price with the other companies I had to o with one of the other estimates

The quote that the owner went with is not comparable to my quote of building a complete new positive slope roof with 2x6 framing and new plywood,i have pictures of what happens to tapered insulation when it gets wet. If anyone interested in pictures on the difference dont hesitate to email me.
