I had been debating on updating my prior review that I did shortly after the home inspection but I think it's needed and warranted. After we closed there were many issues we weren't aware of. The dinning room floor actually moves and has spaces, the pool pump was leaking. One of the front porch posts was completely rotted with mold on it. Some of these things I figured maybe he just missed, though the floor was a bit hard to not see. One of the spare bedrooms was about 8 degrees colder then the rest of the house. I initially thought it was the windows but after replacing it, the problem wasn't fixed. I called a few companies thinking it was the insulation in the walls because it must have insulation in the attic because the inspector would've told me if there wasn't. After having an insulation guy come look he said it wasn't the walls and wanted to check the attic. He came back down from the attic and advised me there is no insulation in that room in the attic. He said it looked like they had previously had a leak in there and removed all the insulation and never replaced it. I had to pay 300 dollars to have blown in insulation put in there. My biggest problem with this is he simply didn't check the far side of the attic where two rooms are. If he didn't inspect this I'm not sure what else wasn't even checked. Biggest waste of money I've spent.

Rob came out to do my home inspection after we already had one done that I didn't feel comfortable with. The first guy said he checked the attic but didn't and missed so many things. Rob came out and was worth every dollar. He found two large area's in the attic where the wood was completely rotted and mold was present among of a few other things the first home inspector completely missed. The cost to replace parts of the roof and put in new wood will be very costly. Had I went forward based on the first home inspection we would have been in for a big headache. Their price was a little higher than others I've received quotes from but honestly I would have paid more to have the job done right. Largest purchase in most of our lives and having someone honest and that will do a thorough inspection is one of the most important parch of a purchase. I told Rob if he ever needs a reference I would be more then happy to have someone call. I wouldn't use another inspector again and if this house doesn't work out due to the amount of repairs needed I will call Rob again for the next home we find. He provided excellent pictures to illuminate the deficiencies he discovered in the property, and suggested appropriate fixes for the deficiencies.
