Gordon Riley Duncan (known as Riley Duncan) owns a company called RL & Associates which is a property management company in Estero, Florida. He is also a Realtor with MVP Realty Associates. I rented a property in May 2018 that Riley Duncan and his wife Lisa Bowles Duncan manage at 20002 Grande Lake Drive in Estero, FL. (monthly rent is $2,900) Upon my move-in the property was not cleaned and has many problems. I contacted Lisa Bowles Duncan and asked her to have the home cleaned and have the problems fixed. I had to pay a $280 departure cleaning fee for when I move out but I was forced to move into a home that was not properly cleaned. Gordon Riley Duncan at RL & Associates told me to "move on" and treated me very unprofessionally and rudely. He argued with me about the issues and was not honest during the process. Instead of coming to the property to see things that needed attention, they chose to ignore what was wrong and contested everything I told them. Basically, once the money was paid and the lease was signed they changed very quickly. They would not do a move-in inspection, they left the keys on the kitchen counter. 1) Due to negligence and inexperience they put their clients at risk - as a homeowner you need someone that knows the laws and is proactive in protecting your investment. Riley Duncan and Lisa Bowles Duncan have chosen to ignore many problems in the home I rent. The owner lives in Canada and my opinion is they have not been fully informed, therefore putting liability on the owner and the home at risk for future more expensive repairs. (water intrusion, pool pump runs 24/7, leaking and running toilet, gaps around doors, bad compressor on a refrigerator and the list goes on). 2) Riley Duncan and Lisa Bowles Duncan have not been honest - although they put things in writing or tell you on the phone, they change what they say very quickly. This puts anyone at risk that is allowing them to represent them as a Realtor or as a property management company. 3) The pool had algae in it with green water for almost 4 weeks. They wouldn't come see it for themselves but told the owner the pool was ok. 4) The pool pump has been in service mode/running 24/7 for about 6 weeks - they told the home owner it was not but never came to the house to check it. Two pool companies including the company they use said it is in service mode. 5) They "bullied" me by telling me I cannot put my rent in escrow - when in fact there are laws protecting a renter. 6) I hired an appliance company to check the refrigerator - Lisa Bowles Duncan met him at the home. She told the owner nothing was wrong but the appliance company said there was a bad compressor. It took me sending a message with a screenshot of a text message to the owner to prove what the repairman actually said to me and Lisa. 7) Riley Duncan & Lisa Bowles Duncan are the property managers - they dismiss everything I tell them is wrong with the home but never come to the home to see what is wrong, therefore I feel this puts liability on the owner of the property. When in fact, I am trying to take care of the property so I can get my $2500 deposit back, but also because it's the right thing to do for the owner that trusted me as their renter. I am concerned for any homeowner that is not local in Florida that cannot be here to see their home and follow up on things. Sadly, they are trusting Riley Duncan and Lisa Bowles Duncan with their home, their investment. Fortunately the owner has agreed to let me terminate the lease early due to all of the problems. The property is now listed with MVP Realty under Lisa Bowles Duncan. They are asking $6500 for a seasonal renter and $2900 for an annual rental. Thus the reason I feel obligated to warn others about this experience. I feel Gordon Riley Duncan and his wife Lisa Bowles Duncan are lacking in experience, they are not honest and do a poor job managing properties/representing their clients (the homeowner in this transaction). I definitely would not trust them to manage my property, help me buy or sell a home, there is just too much at risk. It took 2 weeks before Lisa even returned my call or my Realtor's call when we inquired about the property - that was the first red flag - not responsive and not doing their due diligence for their client. There is no place like home and Gordon Riley Duncan (aka Riley Duncan) and Lisa Bowles Duncan of RL & Associates and MVP Realty, have taken away the peaceful and sense of enjoyment from this rental that I call home. Ignoring a few of the repairs could cause a fire in the home or flooding. I have at least 100 emails for the past 2 months, asking, begging and demanding help/repairs. This management company simply does not care. I feel in real estate it's about being ethical, honest and representing yourself professionally. I am shocked at how they conduct business and very displeased.
