A CLAIM HAD TO BE FILED WITH THE WARRANTY COMPANY THAT THE BUILDER TOOK OUT ON THIS HOME AS THERE ARE SO MANY ISSUES WRONG WITH THIS HOME AND THE LONGER I AM HERE THE MORE I AM FINDING WRONG. WHEN I MENTION THE NAME STUART KAYE WHO IS THE BUILDER OF THIS HOME I ALWAYS GET THE EXACT SAME COMMENT - I'M SORRY YOU ARE DEALING WITH THAT SITUATION IS HE REALLY STILL IN BUSINESS ? I HAVE TO EXPLAIN UNFORTUNATELY HIS ORIGINAL COMPANY HE TOLD ME HE FILED BANKRUPTCY FOR THE CHINESE DRYWALL ISSUE BUT YES, HE IS BACK BUILDING HOMES, THIS HOME WAS BUILT BACK IN 04/05 THOUGH" NOW, I COPIED THIS FROM A CONVERSATION I'M HAVING WITH THE WARRANTY CASE MGR AND I AM SPEAKING ABOUT THE INSPECTOR THAT CAME OUT TO MY HOME TO LOOK AT THE ISSUES HERE. THE DRYWALL IS "SOFT" IN THE HOUSE ITS THE ONLY WAY TO DESCRIBE IT. I DID ASK HIM TO COME IN TO INSPECT THAT AS WELL. THE BUILDER DID GO OUT OF BUSINESS FOR CHINESE DRYWALL. MY HOME WAS BUILT DURING THAT TIME PERIOD THE LAMINATE IN THE 3 ROOMS AS YOU CAN TELL IS EITHER MISCUT OR BECAUSE OF THE SHIFTING THERE I UP TO 1/2" SPACING BTWN THE BOARDS. WALKING ON IT WE HAVE TO BE CAREFUL AS TO NOT GET OUR FEET PINCHED. THERE ARE CRACKS IN ALL AREAS OF THE HOUSE WALLS AND FLOORS, WINDOWS & DOORS DONT CLOSE PROPERLY - THEY LEAK, BUGS AND DIRT COME THRU. THE ORIGINAL DUCTWORK I HV BEEN TOLD IS NOT SUFFICIENT TO COOL THE HOUSE OR REMOVE THE HOT AIR. THE SYSTEM NEEDS TO BE REPLACED. I HAVE ALREADY REPLACED THE AC. BUT THE DUCTWORK HAD NOTHING TO DO WITH THE POWER SURGE THAT BLEW EVERYTHING OUT. I HAD NOTICED WHEN I MOVED IN HOW MUCH WARMER ROOMS WERE IN MOST OF THE HOUSE YET A COUPLE WERE COOLER. I'M HOPING HE INC THAT THE FOUNDATION IS ERODING AWAY BC OF THE WAY THE GRADING WAS DONE OR NOT DONE. THERE WAS NO GUTTERS INSTALLED SO ALL RUNOFF FROM THE ROOF WAS DESTROYING THE GRADING. THE 1ST THING I DID AFTER PURCHASE WAS INSTALL GUTTERS. IT HELPED. BUT THE DAMAGE HAS BEEN DONE AS YOU CAN SEE FROM TEH PICTURES FROM THE INSPECTOR.. I'VE NEVER SEEN ANYTHING LIKE THIS BEFORE. THERE ARE CRACKS IN THE FOUNDATION FROM THE GARAGE TO THE BEDROOMS TO THE BACK PATIO, WALLS BOTH INSIDE AND OUT, THE MORE I'M HERE THE MORE I FIND. THE ELECTRICAL RAN IN THIS HOUSE I JUST DONT UNDERSTAND HOW IT WAS PASSED OR HOW ANYTHING WAS PASSED NEW MIAMI DADE BUILDING CODES CHANGED IN 2001 THIS HOUSE WAS BUILT 04/05 . THE LIGHTING SURGES IN THE HOUSE. YET THERE IS PLENTY OF POWER IN THE PANEL. WAS ALUMINUM WIRE REALLY ALLOWED TO BE USED IN CODE IN 04/05 ? THE ROOF IS DISINGRATING. HE DID CHECK THAT AND AGREED. ON THE BLUE PRINTS THERE SHOULD BE A RIDGE VENT ACROSS THE TOP OF THE HOUSE, ACCORDING TO THE BLUEPRINTS THERE IS NOT SUPPOSED TO BE A RIDGE VENT ON TOP OF THE GARAGE BUT THERE IS. COMMON SENSE HEAT RISES TO THE HIGHEST POINT. THE ROOF BUT IT IS LITERALLY BAKING FROM THE INSIDE OUT. THERE ARE NO OTHER VENTS IN THE ROOF. THERE IS NO WAY FOR THE HEAT TO ESCAPE FROM THE ROOF UNLESS IT ALL GOES TO THE GARAGE WHICH ITS NOT DOING BECAUSE ITS THE LOWER PEAK. THE ROOF IS LITERALLY SOFT BY TOUCH BY PRESSING ON IT ON EITHER SIDE OF THE MAIN ENTRANCE WAY. HE ASKED ME IF ITS LEAKING AND IM NOW WONDERING IF THATS THE RESULT OF SOME OF THE MOLD IN THE MASTER BATHROOM, WHICH I JUST FOUND WHEN I WALKED IN THE WATER CLOSET AREA IN THE MASTER BATH TO TAKE THE PICTURE IN COMBINATION OF THE IMPROPER VENTILATION. I LITERALLY HAVE TO KEEP THE EXHAUST FANS RUNNING ALL THE TIME IN TEH MASTER BATH WHICH I SHOULD NOT HAVE TO DO. I DONT KNOW WHERE THE EXHAUST FANS VENT EITHER IF THEY VENT PROPERLY TO THE SOFFITS OR JUST INTO THE ATTIC. I HAVE JUST SPRAYED THE MOLD WITH CONCROBIUM TO KILL THE MOLD BUT THE ROOF MUST BE REPLACED AND WITH PROPER VENTILATION DUE HIS IMPROPER WORK. THIS CANNOT WAIT AS RAINY SEASON IS UPON US. I DON'T USE THE MASTER BATHROOM BUT IT WAS JUST CLEANED 3 WEEKS AGO SO THIS IS AN ISSUE AND TEH ROOF MAY BE LEAKING LIKE HE SUGGESTED. THE CEILING IS MISSING INSULATION IN MANY AREAS PER THE COUNTY INSPECTOR. SINCE I HAVE HAD THE GUTTERS PUT UP I AM LITERALLY PULLING TAR FROM THE ROOF WITH THE ROOF GRAVEL OUT OF THE GUTTERS THAT PEELS OUT OF IT IN SHEETS. IT WAS NEVER NOTICED PRIOR BC IT WAS JUST FALLING INTO THE GRASS. I HAVE HAD 3 ROOFING COMPANIES TELL ME THE ROOF IS DISINIGRATING AND MELTING FROM THE INSIDE OUT. THE ROOF IS GETTING SO HOT ITS MELTING. YOU CAN SEE THIS FROM TEH PICTURES THAT HE TOOK OF THE ROOF. THE STRAPS ARE NOT SECURED TO THE BEAMS. ONLY BEING NAILED ON 1 SIDE LETTING THE OTHER SIDE OF THE STRAP HAND DOWN. DIAMOND PLATES ARE NOT NAILED IN JUST HAMMERED IN. NAILS FROM THE ROOF THAT ARE SUPPOSED TO ATTACH TO THE SUPPORT BEAM DONT. I DONT THINK 1 NAIL ACTUALLY HITS ANY OF THE BOARDS AS EVERY SINGLE NAIL RUNS ALONG SIDE OF THE BOARDS NOT INTO IT. I REALLY WORRY IF A STRONG HURRICANE COMES THAT THE ROOF IS NOT GOING TO BE SECURE. AGAIN HOW DID THIS PASS INSPECTION ?? STUART KAYE FROM KAYE CUSTOM HOMES SUPPOSEDLY HAS BUILT MANY "CUSTOM" HOMES OUT HERE IN SW FL AND HE HAS A HORRIBLE REPUTATION WITH EVERYONE THAT I HAVE TALKED TO FROM THE COUNTY TO OTHER BUILDERS ... MANY PEOPLE HAVE NO IDEA WHO HE EVEN IS. . IF I KNEW THEN WHAT I DO NOW, I WOULD HAVE NEVER BOUGHT THE HOME. HIS ORIGINAL COMPANY WENT OUT OF BUSINESS PER HIM FOR CHINESE DRYWALL CLAIMS. THE KITCHEN & BATHROOM CABINETS ARE FALLING APART, PEELING, BREAKING APART. I'VE NEVER SEEN ANYTHING LIKE THIS. THERE IS NOT EVEN A WATER SPICKET AND 1 ELECTRIC ACCESS ACROSS THE ENTIRE BACK PATIO. EVEN THE PAINT IN THE HOME HE USED THE EXACT SAME CHEAP FLAT PAINT FOR EVERY SINGLE ROOM IN THE ENTIRE HOUSE AND CEILING THRUOUT. BE VERY CAREFUL IF YOU BUY A HOME BUILT FROM STUART KAYE .... IF YOU ARE TEH BUYER OF THAT HOME MAKE SURE YOU ARE ON TOP OF EVERY SINGLE THING THAT IS BEING DONE OF THAT BUILD LITERALLY FROM THE GROUND UP !! THE ONE THING I WAS WARNED ABOUT FROM KAYE HOMES THAT IS VERY SERIOUS FROM EVERYONE THAT HE IS FAMOUS FOR CLEARING THE LAND, NOT DOING IT PROPERLY AND LEAVING WOODED DEBRIS BEHIND. DOES A COMPACTION TEST, HE WILL PASS BECAUSE ITS SO EARLY BEFORE THE DEBRIS WILL BREAKDOWN. WHEN THIS HAPPENS IT CAN LEAVE FROM A SMALL TO A LARGE VOID UNDER YOUR FOUNDATION - THIS IS WHEN YOU CAN HAVE MAJOR ISSUES WITH YOUR FOUNDATION CRACKS IN THAT AND THE WALLS BOTH INSIDE AND OUT. FORTUNATELY FOR ME I CALLED EVERY SINGLE GROUT COMPANY IN THE AREA THAT WORKED WITH KAYE AND THEY TOLD ME THAT YES THEY HAD REPAIRED MANY, MANY HOMES FOR VOIDS UNDER THE FOUNDATION IN THE HOMES HE HAD BUILT BUT MINE WAS NOT ONE OF THEM. THE OTHER THING THAT IS DISTURBING IS THAT THERE ARE NO PERMITS REQUIRED FOR THIS TYPE OF GROUT FOUNDATIN REPAIR WORK.
Description of Work: THIS HOME WAS ORIGINALLY BUILT FOR M/M ACEVE** 3/14/05 $310K, WHO WHO IN TEH MIDDLE OF THE BUILD SOLD TO MRS. BI** PURCHASED IT AND FINISHED THE BUILD. MY PARENTS BOUGHT THIS HOME 6/12 $135 IN A SHORTSALE AND IN 12/13 IT WAS TRANSFERRED TO ME. EVERYTHING ABOUT THIS HOME IS A DISASTER FROM THE GROUND UP.
