Response from Siproeta General Contractors
[Member name removed] I gave you a firm LABOR ONLY proposal. You confessed to me that you had no idea what kind of material you wanted to use. You did not have any plans, specifications, or engineers recommendation on the repair of your home. You had no idea what kind of coverage area was involved in the repair. You explained that it was a search and discover process. I extended you the opportunity to pay for materials at cost directly from manufacturer. I don't understand why you told me why this was helpful on the phone but now complain that I was in any way unfair. Your inability to see why this was arrangement was reasonable and necessary sets my mind at ease that we did not engage in any kind of business together. If you are having a hard time finding anyone to help you with your repair, you should re-evaluate your expectations. Nevertheless, best of luck with your project.

Rudy was very informative. He first advised me of exactly what I was getting. He was very forthright with his material and service. He presented me two methods of install for this stone. I could hand select slabs and have it templated and cut in a shop. I opted for the less expensive option which was what the big deal was based on . He was articulate, polite and very thorough. I felt my investment was save and well thought out. I understood exactly what the differences were in the two methods of install and why this deal came at such a deeply discounted rate. the granite is wonderful and my kitchen looks great. I was very pleased with my experience. I would definitely use this contractor again and I would recommend him to all my friends. Overall, I was very pleased with the Angie's List Big Deal and the work of the Siproeta Group.
Description of Work: I purchased a "big deal" through Angies List whereby 30 sq ft of granite would be fabricated and installed for just $899 which was a great deal having already looked around and priced the same service.

Thank you [member name removed] for your business and your positive response. Your ability to communicate your needs and commit to them made it easy to work for you. I am very happy that you were satisfied with our LABOR ONLY agreement whereby you purchased materials at cost directly from vendor and paid for labor costs as they were performed. If you need any construction advice, information, or recommendation, feel free to call me at any time and I will do my best to help you and/or steer you in the right direction. Working for you was a pleasure.

The only recommendation that I have of Siproeta, Inc. and Mr. Rudy Esteva is that homeowners should steer clear of them to save time and aggravation and to avoid NUMEROUS BAIT & SWITCH TACTICS.
Description of Work: I came across Rudy Esteva of Siproeta, Inc. as a result of a "Big Deal" on Angie's List for 30 sq. ft. of granite kitchen countertops. I knew upfront that it would take more than 30 sq. ft. to redo the kitchen countertops and would therefore obviously cost more than $899 which we had no problem with. Siproeta's business address was listed on Angie's List's website in September, 2014 as being located in Pembroke Pines, Florida, just one mile from our home. Rudy Esteva was initially punctual, polite, and professional to come and provide an estimate to redo our kitchen countertops in granite. I assumed that with his office location being just one mile from my home, that would be a big and convenient plus. Mr. Esteva brought a shoebox full of small granite samples. After he took measurements of the kitchen counters, we reviewed his tile samples and mutually agreed on one that we thought would be a good match He did not offer any disclaimers or qualifiers and gave me the impression that he had an ample supply of this particular granite. He asked me if I intended to change out my kitchen cabinets (which are oak and in beautiful condition) and I said no. He seemed fine with that and said that he would email me his proposal that evening. When I received his proposal, it was so minuscule that I had to print it off and then use a magnifying glass. There were no other details on it other than unit numbers (for the amount of granite that would be used) and a price in extremely small print. I emailed him back with a couple of questions, including to clarify the price. He responded promptly but with FOUR MAJOR BAIT & SWITCH TACTICS which were in glaring contrast to his seemingly initial professional demeanor. The first one was that I should change out my kitchen cabinets which really surprised me after I had already told him that there was no need to replace them. The second B&S tactic was informing me that I would need to come down to his showroom in Doral in Miami which is nearly an hour in heavy traffic from our home in Broward County. While he was at our home, he had only referred to his office location as being in Pembroke Pines. Nothing was said about a location in Miami. Now his email was advising that I needed to come to Doral to select the granite. I replied back to him that we had already agreed on the granite that I wanted to use and that I did not want to drive to Miami . I asked him why he did not advise me of his showroom location" when we looked at the tile samples together. I also told him once again that I would not be replacing my kitchen cabinets. Lo and behold, I then received an email back from him stating that he could not guarantee the quality or similarity of the granite sample that I had selected. I am sure that this is because I declined his request to visit his showroom and inevitably being baited into going for more expensive granite. This was the THIRD BAIT & SWITCH TACTIC. Interestingly enough, I have read another recent "F" review of Siproeta on Angie's List in which the homeowner claimed that the material used was not granite at all and far inferior to the actual granite that the homeowner had selected and paid for. In the same surprising email response from Mr. Esteva, he also advised me that he had "a new agreement" with Angie's List that states that any customer "who declines an upgrade package will have to sign a waiver stating that they declined the upgrade package." He referred to my declining the kitchen cabinet replacements. This was the last email that I had from Mr. Esteva and the FOURTH BAIT & SWITCH TACTIC. I then contacted Angie's List to see if such a "new agreement" regarding a required signature for declining an upgrade package had been negotiated with Siproeta. Angie's List told me that no such "agreement" had ever been made with Siproeta! So, it was apparent to me that MR. ESTEVA LIED TO ME to try to pressure me into replacing my perfectly good kitchen cabinets. Approximate cost of service $3600.00.

[member name removed]: You were never mislead or short-changed. You are giving me a poor review and we never entered into any kind of contract or did any work together. It is obvious you need to vent and are using this forum to do so at my expense. The nature of the "Big Deal" is contingent on a site visit and field verification. Your disposition as customer-client was secretive and non-committal from the beginning. Any experienced contractor deny you service as your approach left no hope for a success relationship. You refused to give us a working phone number for you or the project making it impossible for anyone to communicate with you in real-time. You refused to acknowledge or enter into any type of contract or agreement. You refused to take ownership for your decision to place new granite on old boxes. I recommended you acknowledge my recommendations or get your money back from Angie's List which you did in good time...and you leave me a nasty review?! I don't understand how you expect anyone to satisfy your expectations or want to earn your business.

In addition to installing countertops that are not granite, the actual installation work was substandard to be polite. The seams are poorly joined and not level. The provider responded to my dissatisfaction with the opinion that since it was an inexpensive project, the lesser quality of workmanship should have been expected. My displeasure with the materials being chipped and rough and one piece being notably different than the others should have also been expected for the price. Basically, that the inferior materials and workmanship should have been presumed by the low price of the deal. He was quick to point out the fact that one of the cabinets had water damage in support of why the job could never be a good job. The provider appeared inexperienced and was neither the one actually doing the work nor there to supervise the work while it was being done, although he did stop by to deliver materials occasionally. The provider also charged an additional $300 each for the resetting of the plumbing and electrical. Although both the electrical and plumbing work was done by a very nice handyman who is not licensed to do either, it was the actual installation of the NOT GRANITE countertops that was reprehensible. Although the provider offered to repair some of the shoddy workmanship, he took 2 weeks to get back to me to let me know he needed another week to schedule it and that he intended to send the same people who did the job badly the first time. The first contactor who came to provide an estimate for removing the fake counter tops and doing the job right asked me if I installed the counter top myself.
Description of Work: The Angie's list Deal purchased was for the installation of 30 foot of GRANITE for $899. My kitchen was larger and the job was prorated accordingly to just under $5,000. The counter tops installed are inferior man made counter tops, not slabs of granite as represented and were poorly installed.

We regret our experience together was not more positive. We all know it was not for lack of care or effort on our part. Damaged business relationships can generally be traced back to one or more bad decisions. In your case, you will recall our strong recommendation that you consider remodeling your entire kitchen before the material was purchased. You were reminded that all your doors and drawers were worn and faded with swollen particle board due to moisture. You were told that clients who installed new counter tops on old boxes almost always regretted not having spent more money towards the complete kitchen remodel. You adamantly resisted any conversation to this effect and pointed out that your kitchen was large and you did not want to invest that kind of money. Your decisions were respected and your instruction followed accordingly. Any blame you pretend to place on the installation, does not excuse the fact that you clearly did not think this project through despite our repeated and documented recommendation. Careless planning was further displayed when you independently brought home brand new base cabinets to be placed next to the existing ones that were different in color and profile. This was a very bad and irrational decision to expand your kitchen. I do not fault you for coming to the realization that your relentless determination to avoid practical spending resulted in a less than beautiful kitchen. This has nothing to do with the countertops as you later confessed in a text and I quote, “At this point I am inclined to cut my Losses and start fresh with a new project paying top dollar and being justified in wanting it done right.” This has everything to do with your plan to back-peddle out of paying your final bill. Your attempts to disqualify the Blue Butterfly Granite that you asked for by name, approved through a sample, and continued to re-order even after it was installed displays very poor character and ill-will on your behalf. You did not come to us by accident. You did so because many of our former clients confirmed quality, understanding, and excellent customer service as evidenced through this referral system. The money that is lost with your installation is secondary to our desire to satisfy all our clients. As we mentioned to you in conversation and as we have done in the past for valued customers, we were prepared to work with you on price towards the complete kitchen remodel that we suggested you start with. But make no mistake about it, we will not be threatened into assuming responsibility for something that was clearly communicated and disclosed to you. I will not allow this bad experience to compromise my professionalism, I hope your future decisions are more carefully and result in more fruitful spending.

While my job was small in comparison to most of their other work, my project was treated with the same professionalism and quality of a large project. I found their price to be reasonable; and the workers were directable and detail oriented. The crew gave me and my wife a a feeling of comfort and trustworthiness. Their painters were efficient, clean, and flexible despite the limited working hours allowed by our condominium. They moved all my furniture and protected it. They finished within days after starting. They used Sherwin Williams paint whose quality was excellent. I find the colors to be brilliant and the texture to be very forgiving. It is scrubbable and blemishes are easily washed out with the Magic Eraser. I recommend this company to everyone. I would gladly use them again.
Description of Work: I live in a 2 bedroom condo on Miami Beach. My condo is on the eleventh floor and currently fully furnished. I needed the interior of my condo painted. A fellow colleague of mine hired Siproeta for some structural repairs, re-roofing, and exterior residential painting. His experience was positive and advised me that they were listed on Angie’s List and had other positive reviews. So I read up on them and gave them a call.

It went GREAT! Rudy was wonderful in providing me quality vendors to purchase everything for the remodel. Rudy walked me through the process and explained what needed to be done and referred me to wonderful people. He provided me with price ranges for all my purchases which were all very reasonable and much cheaper and of better quality that I found on my own. Carlos did an excellent job on the remodel. He arrived on time, kept me updated on the progress of the work and worked very neatly. My friend visited during the remodel and surprised by how clean everything looked during working hours. Carlos picked up every night and was very personable. My experience was excellent and I have a beautiful bathroom that I will enjoy for many years! I plan to contact them for my future remodeling needs and I have referred them to several of my friends already!

One of the best things I liked about working with this company was their immediate response time. They delivered a proposal in about 3 days. They always kept their appointments. They always answered the phone or called me back right away. The quality of their work was excellent. The duration of the project was consistent with what I was originally told. They kept me in the loop at all times and ran a clean site. I have since referred others to this company and they have not disappointed. I would gladly use their services again.
Description of Work: I needed to hire a general contractor in my area but I kept putting off selecting one until I ran into this service (Angie’s List). My friend’s experience was favorable and he convinced me to sign up and give it a try. When I searched for contractors in my zip code, I came across very favorable reviews received by the Siproeta Group. After speaking to their salesperson and browsing their site, I invited them to my house and showed them the work I needed done. Shortly thereafter I met with their service property specialist. He was informative, patient, and reasonable. The scope of work at my house involved re-roofing a two-story structure, repairing the fascia along the overhang, replacing a weight bearing column, and painting the entire exterior.

Mr. Esteva accepted and began by acquiring an extension to perform the work. He brought a Structural PE (professional engineer) to evaluate the violation and recommend a repair. With the engineer?s proposed fix he pulled a permit and did the work. He corrected the problem within the time allowed and the violation went away. His workers protected the area before starting the work and kept a clean site. They worked safe using harnesses and complied with the noise ordinance in our area. Mr. Esteva?s prices were affordable and he came in at the budget he had originally gave us. I was pleased with the experience and would hire him again.
Description of Work: My name is Mario Diaz and I am one of the Directors for the Home Owner’s Association of our building. Recently, we were cited with “Sapling Concrete” at one of our balconies. We discovered Mr. Esteva’s company, SGC, as he was already doing work for a tenant in the building. We approached him and asked him to perform the concrete restoration for which the City of Miami Beach had given us 30 days to comply and whose deadline was quickly approaching.

Dear [member name removed], Thank you for offering me this opportunity to earn the business of the structural repairs in your building. I was glad that my engineer and our concrete team were able to solve your problem with the City of Miami Beach. You are not alone, many of the buildings in your neighborhood are potentially looking at many of the same repairs. The best compliment you can give your contractor is to tell your friends. If the opportunity presents itself, please tell your friends how I satisfied and exceeded your expectations. Call me if you need anything.

We are very satisfied with the end result. The apartment is lovely and reflects the owners tastes and expectations. Rudy (the general contractor) was very professional and pleasant to work with, and was clear with expectations and time frames which were adhered to. Rudy was attentive to the wishes of the owner and was flexible when needed to be sure that the owners aesthetic desires for the remodel were accomplished. All subcontractors working on the remodel were skilled in each of their areas of specialty and pleasant to work with. The end result exceeded our expectations.
Description of Work: The contractor, gutted and entirely remodeled a one bedroom apartment, including full bathroom, kitchen, flooring, hurricane windows, painting and balcony structural repair. Contractor also assisted in the prep and clean out of the apartment prior to demolition and remodel.

[Member Name Removed], thank you for your kind words. As we both know, I put a lot of hard work and time in getting your place to look just the way you wanted it. I'm glad you took this step in renovating your unit. It is indeed a wonderful gift you have given yourself well into your retirement. I hope the special features we added for the "aging in place" will make your condo comfortable in these late years. I have always said a successful project is not just the work of a good contractor, but the sign of a great client. Thank you for being that great client. I am very glad I was able to satisfy all your wants and your needs. Thanks for the business!

Due to the extensive capital investment involved in starting a new business and the delicate nature of a 3-year lease, the contractor I chose could be the difference in my success and/or my failure. My business plan involved a very tight, aggressive, and time sensitive start-up. I found Mr. Esteva very easy to work with. He was easy to reach and readily available when I contacted him. He was a good manager of his time and would always make his appointments. His crew as well as all his subs were honest, well mannered, and had a strong work ethic. He kept a clean and safe jobsite. He was very good about keeping me informed of the current and/or potential tasks and his prices were fair. His overall understanding of the construction process, attention to detail, and awareness of my needs helped provide a finished product that was both affordable and high in quality.
Description of Work: The Siproeta Group managed by Rudy Esteva (general contractor and owner) provided me with the commercial build-out of an existing tenant space in a Lauderhill shopping plaza. The former tenants had left accommodations from an old tanning salon and my business venture required a kitchen for a coffee shop. Needless to say, our scope required the complete demolition of the old tenant space from the demising wall to the bare concrete floor. New mechanical, electrical, and plumbing service required the complete installation of new ducts & conduits and underground pipes. This involved open trenches and overhead raceways. Our finished project involved just about every trade in construction including millwork, high traffic floor finishes, and the installation of multi-use, commercial grade and heavy-duty kitchen appliances.
