I had a leaky roof. We thought we were going to have to have the roof replaced. Rodman Roofing came out and found that the leaks were coming from the seal around the pipe that goes out through the house. He also said the drains should be replaced every time the roof is done and mine had never been replaced. It was practically raining in my house. They could have came out and told me I needed a new roof but they said it was just maintenance. For just $3600 my roof and walls no longer leak. We just went through hurricane Irma and we kept saying how blessed we were to come in contact with Rodman Roofing. From the time I called them and the time they got here was only two weeks, which was another amazing thing. A lot of these companies are saying six weeks. They called one day and said they finished a job early if they could come on out to me. Right before hurricane Irma, the president of the company called and said they may lose phone contact after the storm and if there was any problems and we needed them out to contact them via email. I am carrying their business card and giving it to friends.

Rodman's attention to detail and overall work was excellent. They made certain that all rotten or compromised wood was replaced at essentially the cost of materials. I have watched many other companies put a new roof on top of bad wood, rotten facia, etc. Rodman did not do this. Nice people too.

A few years ago I gave this outfit an A rating for a leak they fixed in my roof. I don't know what's going on at this company but I had a VERY different experience this time. People's true colors are sometimes shown in how they handle problems, and boy did we have problems with Rodman this time. The overall roof looks pretty good and they kept a decent schedule but the organization is severely deficient is several areas and the owner has shown that she is not the kind of person you want to be in a contract with. That, in addition to their extremely low standards for aesthetic work like carpentry and exposed ceilings, make them a risky choice. First of all they did some shoddy work on an exposed wood section of the outside porch, installing beams of a different size and different finish interspersed with the original beams. Looks horrendous. On the inside of the house, they went on to pepper my beautiful cypress plank exposed ceiling with nails from above. They knew fully well there was an exposed ceiling as it was discussed many times. Amazingly, they apparently have no system for ensuring they don't damage people's exposed ceilings. What's worse, they also have no system in place for how to properly REPAIR property when they damage it. In my case the approach of the owner was to begrudgingly agree to replace the damaged planks. They did not offer to stain the planks to match the rest of the ceiling and complete the work so I had to hire it done myself. When the painter came to stain the planks (after Rodman had sealed up the roof and left), I found out why. It turns out they actually replaced the wood in my EXPOSED INTERIOR ceiling with the cheapest possible #2 pine. Also they did not "cull" the pieces they installed, meaning they didn't bother trying to even match the grains on what was already there. Careless, sloppy work and incomplete "repairs" with inferior grade products that ended up worse than the original damage itself. Needless to say it is a disaster and will never look the same. They're billing practices are also highly questionable. They dropped off a jaw-dropping lumber bill RIGHT AFTER THEY SEALED UP THE ROOF that amounted to $7,800 (on a $23,500 contract) and acted like it was nothing. They never once showed me roof damage or told me of some rising lumber bill while the roof was being installed. When I started asking for some kind of proof or explanation, the owner Karen Rodman went from giving me one half-baked answer after the next to becoming extremely aggressive and manipulative. Instead of dealing reasonably with me or coming out and measuring the wood with me and showing me what they were charging for, she opted for cowering in her office, repeatedly telling me how "honest" she is, talking past me, accusing ME of trying to rip HER off, threatening to put a lien on the property, etc. She basically tried about every tactic in the book to avoid having to honestly communicate with me. Her conduct was completely outrageous and unprofessional. Needless to say, I highly recommend AVOIDING Rodman Roofing unless you have the time to go to court after the job is finished. These people have shown me that they are not professional organization that you can relax and trust but more like a ragtag bunch hacks who think they can steamroll through your property, charge whatever they please and cut any corner they think you won?t notice to stuff a few extra dollars in their pockets. The workers may have been just fine but the there is no focus on taking care of the customer (in fact, the customer becomes the enemy when there are problems and profits are threatened), weak leadership, ZERO accountability, a lack of quality control systems, poor communication, and greedy, insincere management that prefers yelling on the phone and making threats to working out solutions to the problems caused by their company. If you do want to go with Rodman, be cautious about signing the contract they give you. You might want to consider having one drawn up and consider these points: 1. Any obvious repairs you expect they will make should be described and included in the price, including fascia work. Do NOT allow anything you already know about to fall under their "extra lumber" policy. Leaving it up to their "professional discretion" means thrown together work and random prices. 2. They should be required to inform you and get your approval for each extra $500 of lumber that they want to purchase on your behalf. 3. Make them responsible for taking down and reinstalling your gutters. I took mine down for them and they ended up mysteriously disappearing when the crew cleaned up. Nice cherry on top...

On 9-24-2003 we gave Mrs. [member name removed] two roofing proposals. One was to repair three leaks in her flat gravel roof and to replace some rotted 1x12 fascia approximately 125' in these areas. The second proposal to replace the entire gravel roof. We told Mrs. [member name removed] at that time that she needed to replace her roof because it was in poor condition. She accepted the repair proposal only on 10-2-2003. We began working on these repairs on 11-3-2003. At that time, the fascia boards were covered with aluminum siding and could not be seen. We worked approximately 6 days on these repairs because the roof leaks and rotted fascia were much more extensive than we originally thought. When the siding was removed the rotted wood was able to be seen and it was badly deteriorated. We completed the repairs on 11-11-2003. After we repaired the gravel roof and we replaced the rotted fascia boards, Mrs. [member name removed] called us again to report that she still had some rotted wood that she saw that needed to be replaced. We addressed her issue and sent our crew back on back on 11-19-2003 to make the additional repair. She made her final payment on 11-24-2003 after we addressed all of her concerns to her satisfaction. We have not heard from Mrs. [member name removed] since that time eleven years ago. This report is not accurate. We did not use any inferior fascia boards or gravel at the repaired areas. We installed new fascia at all areas of repair. It is not our policy to cancel appointments with our customers! We did not cancel any appointments that were supposedly scheduled to review any additional issues with her as her claim suggests. This report is not accurate. Rodman Roofing Inc. takes pride in knowing that we honor all of our warrantees for all of our customers. It was a shingle roof and they were really great people. Very neat and cleaned up all the nails. They bill as you go as well so you're not paying all at once. Its a two story and tiered house so it was a very tough job.

We were up against a deadline imposed by Citizens (windstorm insurance) after which they would not renew our insurance if we did not replace the roof. Rodman's did their best to complete all the work in advance of this deadline. They worked with our insurance, our insurance was renewed based on their work and all the required paperwork they provided for us to forward to Citizens. We were impressed with the professionalism of their office staff, supervisors and workers. Everything was cleaned up impeccably, and communication was good. All inspections were requested and passed quickly.

They did the main house right away, and it took a while to schedule the roof on the cottage. This wasn't a problem, since the old roof was still holding up. They gave us a couple of different options for the cottage roof, including updating the structure to code and adding a layer of insulation (which is what we chose to do). Their initial inspector was good and explained things clearly, and Ms. Rodman answered my questions on the phone a couple of times, explaining my options to me. We got three quotes from Angie's List people, but Rodman inspired the most confidence. (One company offered to put a coat of white goop (Gaco) on the roof for $5000, which didn't seem like an especially good long-term solution, even if it was cheaper.) I was pleased with the work they did, and we haven't had any problems.

We were trying to determine whether or not a small roof needed to be replaced (our home is for sale) or whether we could submit an estimate to the new owners and give them a rebate. Karen Rodman could not have been more helpful. She sent a very personable estimator to look at the potential job and he arrived on the date and time agreed upon. He was very thorough, took pictures of the metal roof and adjacent tile roof and examined the area on the ground and from a high ladder. We decided to give the new owners a rebate and, although Rodman did not actual work, I would use them in a heartbeat.

Once the work was performed, it was done professionally, and efficiently. Part of our gutter had to be detatched and removed for the job to be done. We expected to have to pay for a new gutter on that roof, but they were able to reattach the existing gutter at no additional charge, which was a nice surprise. The B's I gave them really relate to responsiveness and scheduling the work. Once they inspected the job site and gave us the quote, we had to pay half up front and return the signed contract which we did in June. Thereafter, I would have to call to find out what the status was for the schduling of the repair. We were scheduled at least 3 times before the 4th that actually occurred. The first was definitely delayed because of the rain that week, but the next two weeks were without rain and the project got pushed anyway. Considering the value of our contract I assumed that had bigger deals they wanted to get to, which I can understand. Didn't like that if not for the fact that I would call, on at least two occaisions I would not have known they changed the scheduled date. To be clear I'm not one of those guys that calls 3 times a week. I would wait a week or two to call them, and consdered cancelling at least once because of it. I'm glad I didn't because the work was performed well. Only other complaint is that the work took two days (which is fine, but we didn't know it), and the workers left after the first day without telling us when they'd be back and it was a Friday. They didn't come back until Monday, which we didn't mind, would just liked to have known. I would use them again, hoping they resolve these issues.

Our company stamps the date on each job's work order when the contracts are received. We then schedule the jobs in the order that they were received in an effort to try to be fair to all of our customers. We are not concerned weather the jobs are small or large. Some smaller jobs can be grouped together with other smaller jobs in order to service more customers needs each day. We have had a great deal of rain this season which has caused delays in our scheduling. Larger repair jobs will also cause delays in our scheduling of other jobs because they take more time to complete. Our work is done outside and we cannot incur the liability of exposing a roof in rainy weather conditions. We always do our best to perform our work in a professional mannor.

Description of Work: I need two skylights replaced. I chose the exact skylight and manufacturer that was Miami Dade County approved for my application. I called for an estimate on Wednesday, and they sent out an estimator on Friday. They told me they would call me with a written estimate by Monday. Monday came and no phone call. I called Tuesday and they said they would call me back that day. No response. I called Wednesday and they said they would fax me a quote that day. No fax .I called Thurday. Same thing. I called Friday, and they said they would call me later with a quote. They didn't call. I called Friday afternoon and spoke to Karen who said she had been on the phone with the manufacturer and that is why she took so long in responding to me. However, the courtesy of a phone call would have been appreciated. During this conversation Karen told me that technical support at the manufacturer i chose (Velux) did not recommend the model I had chosen for my type of roof. I was confused as I had already been assured by the manufacturer by e-mail that it was the proper application. Karen suggested I choose another plastic (not glass) sky light from another manufacturer. I called Velux back and they were at a loss how Karen could have ben told the skylight I chose was not proper for my roof. They assured me it was the proper application. Nevertheless, Karen did make some suggestions and based on her suggestions, I chose a different glass skylight form another manufacturer. I call Karen right back on Friday for a quote with the differennt manufacturer and she told me she would give me a quote on Monday. As before, no response. On Tuesday, I again called for an estimate and was told she would call me back. No response. Now it is Wedensday, over a week and a half later and I still don;t have a quote even though I have Karen the exact model number of skylight. It shouldn't take a week and a half of me calling everyday for a quote, to be told everyday I woul be getting a quote eithr that day or the next, only to never get a quote. If they didn't want to job they should have just told me because they came highly recommended. Unfortunately, I can't even get a quote from them. I guess my two skylight installation request for an estimate is just too small for them to even return my phone calls. A shame. I cannot recommend them.

John Rodman was right on time to look at the roof and give and estimate, which arrived in the mail in two or three days. We signed the contract, they scheduled the work and completed it right away. Rodman is very professional, does quality work at a competitive price. We have used them in the past with similar results.
