She was helpful and knowledgeable about staging and preparing our property for sale, and skillful in facilitating providers to prepare the grounds, and a company to handling the closing. I can only assume that she communicated with our buyer with the same competence and kindness. This feels like a chapter of our lives well written and happily concluded.

She is on eof the most profesional and hard working realtors we have ever had the pleasure of working with. We have always used her for all our real estate needs but this time was truly special. While we were in Europe for an extended vacation, Melissa took the reigns and did everything from finding us tenants, completing the walkthrough, dealing with the association, completing all of the paperwork, and even going so far as to depositing the check into our bank account. So she had her work cut out for her as our expectations were very high. In Miami so many people over promise and underperform, this is not the case with Melissa. She was great and explained the process and pricing strategies and at every step along the way she delivered great service to us and those looking at our home. We went in thinking our home was worth 520-530 and listed at 550 and accepted a offer at 530 and adjusted to 525 when appraised at 520. She helped negotiate when the appraisal came in slightly lower than contracted for and we could not be happier with her as our realtor. This property that she helped us with was a difficult one as it was in an older community and it had a smaller kitchen. It sat on the market like her than we expected. Throughout the entire process, Melissa kept in touch with us and let us know what the activity was and what the feedback was. She helped us come up with a strategy to get more people through the door and viola, we found te abra shortly thereafter. As always, Melissa worked directly with the tenants and the association and got everything done professionally and in a timely fashion. I highly recommend Melissa for any and all real estate needs. She stays on top of all the paperwork and coordinates all meetings, inspections, etc. so you don't have to. She really goes above and beyond. I also appreciate that she has always provided her honest opinion, and her patience doesn't ever seem to run out. I have no intentions of ever using another realtor, and hope I don't ever have to. Before the Miami condo was even vacated and delivered to Melissa Adams PA for handling, we had already purchased another house with swing loans, costing us approximately $6,000.00 a month in interest payments. Through Melissa's expertise and guidance, we totally relied upon her in not only getting the condo ready for sale; but, in pricing it for the market and in negotiating the final sales price. Despite being a sole practitioner for over 39 years, when we were ready to walk away from a cash deal, it was Melissa's cool headedness and calmness that convinced us to make a reasonable final counter-proposal in closing the deal. Melissa was 150% correct. Fortunately we were wise enough and Melissa was professional and calm enough to successfully close the deal in our best interests. We owe everything to Melissa Adams PA. Description of Work: Over 5 years ago we purchased a three bedroom condominium in the Coconut Grove section of Miami through the efforts of Melissa Adams PA, REALTOR, of RE/MAX Advance Realty, 305-587-0369, MelissaRealtor.com, who we retained through Angie's List. Working with us long distance and purchasing the condo sight unseen over the internet, we totally relied on Melissa. This week we closed on the sale of the condo through the exclusive and exhaustive efforts and guidance of Melissa. Melissa handled every aspect of the sale process, just as she had previously handled every aspect of the acquisition process. Not only did Melissa bring in the handy man to fix up and repair the condo; but, she also scheduled the rest of the clean-up, cleaning out, hauling away, staging, marketing, open houses, advertising, and the procurement of all of the documents and approvals of the Condo Association. She had the condo under a binding sales contract with $20,000.00 hand money in less than 2 weeks. We closed in less than 20 days. I call Melissa "Wonder Woman," for not only for everything that Melissa did; but, for being our friend and helping us throughout the entire period from start to finish.
