+ -1 moreRalph Cabal appeared on time and very thoroughly inspected the house He advised me to get estimates on certain problem areas such as the roof, moisture in crawl space, etc. As a result the seller gave us credit for thousands of dollars. He may be a little more expensive than some but is worth every penny! Let's put it this way. I hope the prospective purchaser of my house does not call him.

+ -1 moreGREAT. GREAT. GREAT. Ralph showed up 10 minutes early, was very nice and very professional. He was respectful of the seller and her agent who were also present. Ralph clearly knows what he's doing and is experienced. Also, he mentioned he serves on boards or associations of inspectors and is up to date with his industry's trends. I liked how he was patient and didn't think any question was dumb and he took the time to repeat some comments and recommendations when my husband showed up at the end of the inspection. He also summarized it all up with his key recommendations both verbally and in the written report. I even had a question after the fact I sent by email and he responded in a few hours. I would certainly recommend Ralph and if I ever need another inspection I'd certainly call him!
Description of Work: Ralph Cabal, the owner / inspector, came to a home that I am under contract to purchase and did a 3 part inspection. 1) Typical structural home inspection of all major areas (roof, exterior, interior, HVAC, plumbing, electrical, appliances, etc. - basically how everything mechanical and structurally is working)....2) Wind mitigation inspection (mainly for insurance purposes to certify that home meets updated code requirements)....3) Termite / pest inspection. I called about a week in advance and made an appointment. The person answering the calls took all the information on the property, the agents involved, and explained how everything would work, they would send an electronic form ahead of time to fill out, and that payment is expected before or at the inspection service. The fee was exactly what was quoted to me for all 3 inspections, and the company honored a 10% discount off the regular inspection rate. $395 inspection + $75 termite inspection + $100 wind mitigation inspection - $39 discount = $531. The day before they sent an email confirmation to both agents (buyers' and sellers') and me to confirm everything. When Ralph did the inspections it took about 2.5 hours for a 4BR/2.5BA house that is 2500 ft2. He looked at everything and took notes in his ipad program. Also he took lots of pictures and explained things to me as he was going around and answered my questions. When he finished and I paid him he advised he would send the report electronically by the following evening, however I had it in my email the following morning as well as an electronic copy of my invoice.

Ralph did a great job inspecting my home and showed me things that needed to be corrected before I list the house for sale. My report also was e-mailed in a few days.

+ -1 moreI used this company back in 2011, at the time the service was very good. Now hire him again, the person who's name to be the Assistant of Mr Cabal is very rude. The inspection was done back in July 23, and the reports were sent 7 days later. The explanation was because Mr Cabal was out of town and had issues with the software. I call 2 times and asking for the reports and the lady response, was not professional at all. After several calls got the windstorm, general inspection, 4 points report. As today August 3, the mold report has not been sent, 14 days later, I sent an email asking for the report and the answer was the same. He's traveling and he was under the impression the result were sent already. Time is gold and I understand we are all busy, but if you pay for a service, you need to delivery it. Definitely will not use it again.

+ -1 moreRalph was in the area and showed up before our appointment time to begin working on the inspection. The seller's realtor was there and let him get started. (How is that for promptness?) When we arrived, he explained exactly how he would be conducting the inspection (he said he has been inspecting properties in the same order since he began) and invited us to follow along if we wanted to. As he was doing the inspection, he told us issues that he found, explained technical things in a manner that we could understand, and took pictures to document his observations. Throughout the entire inspection he was personable and professional. We received the inspection reports within 48 hours and the reports were very detailed. In particular, the home inspection report addressed the site, exterior, structure, roof, electrical, plumbing, AC, kitchen, and contained many supporting images. The inspection was very thorough and as first-time home buyers, we are aware of a few issues with the home, but have a good understanding of these issues and what it will take to address them. We highly recommend Cabal Inspection Services and would use their services again.

+ -1 moreWe called Cabal Inspections and the staff did a great job on scheduling/follow-through. We arrived at the property at the appointed time and Ralph was already there, taking a look at the perimeter of the home. His inspection and report were thorough and pinpointed some issues with the roof and pool which we would not have noticed otherwise. Based on the report, we decided not to purchase the home. We feel that the inspection saved us a lot of potential future headaches and look forward to using this company again in our search for a home.

During the process Ralph invited us to walk with him as he did the inspection, he explained what he was finding and invited us to ask as many questions we felt needed answered. He was punctual, friendly, very thorough and gave us detailed reports. Ralph has many certifications and is or was Chapter President of the American Society of Home Inspectors. + -1 moreThis was the first time I have had to use the services of a home inspector in about 12 years. Mr. Ralph Cabal was very punctual, courteous, professional and thorough. He beat us to the site explained what he was going to do and methodically & thoroughly went through the entire structure. He then gave us an on-site overall report on the defects & status of the structure, good & bad. We received his extremely detailed written report in a pdf file within a couple of days. I couldn't have asked for more. I will use him next time, as I decided not to purchase this particular property.

+ -1 moreI think Cabal did an adequate job. He spent a lot of time at the house and explained a lot of the issues with me. My biggest issues however were: 1) With insurance requirements, there are a number of wind mitigation/roof inspections that you can do. We got no advice/recommendations in what type of inspection our insurance carrier would need. I don't buy homes for a living so knowing exactly what we need is difficult. You would think they would tell you what is required. Instead, i had to ask a couple times after the inspection for additional reports after the inspection was done, which took a lot of time and was a hassle. They should tell you what you need ahead of time. 2) We found out that our dishwasher and washing machine were not working after we moved in. The motor on the dishwasher was busted and we had to pay $400 to get it fixed. We ended up replacing the washer/dryer b/c they were ripping the clothes apart. This wasn't listed in the report.

Additionally, I had accidentally put the wrong business name on his check and he was completely cordial about it and met me at the bank the next day so it could be fixed. All and all, it was an excellent experience and we are happy we found him. I would highly recommend.

I got a verbal quote over the phone from Angela at the office, which was followed by a confirmation email with the price, date and time of the service along with the contract. I also received a ten percent discount as a member of Angie's List.On the appointed day I arrived at the scheduled time and found Ralph already there and up on the roof doing his inspection.Ralph was very polite, informative, thorough and professional in all aspects of the job. He explained in detail what he was doing and gave me some very good pointers on the house. He inspected everything, outside, inside, appliances, roof and attic and found some defects which I am now in dialogue with the Seller to adjust the sale price to take care of a major defect.I received the report the next morning complete with photographs. This was money well spent.Overall I had a very good experience with Cabal Inspection Services an would recommend this company highly for any home inspection service. Thanks Ralph for a job well done.

+ -1 moreThroughout everything Mr. Cabal was professional and punctual for his appointments. His work was thorough, and his reports were very detailed. His reports included many photographs. The only small negative (and it is indeed small) is that sometimes it took him over a day to return my calls. But he works independently, and is very busy, so this is not unreasonable under the circumstances.
Description of Work: I arranged for Mr. Cabal to inspect a 34-year-old house that I was looking to purchase. He did a detailed inspection and report that gave me all of the information that I needed. Later, when the closing was coming up, I had him come back for a wind mitigation inspection for insurance purposes. Again, he was professional and thorough. I also had him do a 4-point 'summary' inspection report for the insurance company, which he did with no additional charge based on his findings in the earlier inspections.

+ -1 moreMr. Cabal began the home inspection promptly, snapping photos and taking notes. Moving from one room of the property to the next until the entire home was inspected. I received information regarding areas of the home requiring repair with a walk-thru. Once the inspection was completed, I was assured I would be receive a detailed report...for which I have now to use towards completing the repairs identified. The final report is now serving as my blueprint to repairing my home!
Description of Work: Ralph Cabal performed a complete home inspection. All aspects of the property were inspected including plumbing, electrical and HVAC. Ralph was friendly and willing to explain his findings. Upon completion of the inspection, I received a detailed report identifying required repairs and the estimated costs to repair. Now, I will use the inspection report to provide contractors with an exact understanding of the work for which needs to be repaired. Cabal Inspection Services exceeded all expectations!

Ralph arrived punctually for the Inspection appointment time. Super nice and friendly guy, very well spoken and totally professional. He explains every issue on the house in detail to us the , home buyer, and recommemded what should be done to correct any problems and a rough estimate of what the repairs could cost.
