Ralph was very courteous and professional. He promptly scheduled our inspection of the next day. He showed up for our inspection early and explained to me the process. As he did his inspection he would explain what he was doing and what he was looking for. When he got down from the roof he told me he found a beehive in one of the vallies. He saw bees but not a large amount. I didn't think much of it, but he didnt share the same sentiment. He brought out an infrared camera that can detect moisture behind walls. He asked me to follow him to the garage and pointed the infrared camera to the wall. The screen lit up bright red from the ceiling about 3/4 of the way down. He explained that by the pattern of the moisture he could tell it was not water but rather the honeycomb from the bees above. When he went up into the attic he found excessive bee activity, carpenter ants, roach infestation and rodents. Having a son with severe allergies this was a very big concern. As he continued his inspection he directed me to the pool area. As he walked around the pool he pointed out a major area of concern. He realized the pool was not bonded. Since I never had a pool before I was unfamiliar with what the bonding is. He explained that bonding is essentially grounding the pool and all its metallic components to avoid an electrical shock. Since the pool had underwater lights this was of extra concern. He continued and found several other issues that were "covered up". After he finished the inspection he went over all his findings and answered all my questions. I had his report the next morning. I was impressed by his attention to details and his ability to communicate these issues in a way that's easy for the layman to understand. While he explained that the unbonded pool may be safe, he recommended bonding should be done before we use the pool. I can't help but look back and think he may have literally saved a life, either my son's due to his allergies or someone that could've been shocked in the pool. Needless to say I will recommend him to anyone without reservation.

My wife and I are first time home buyers this spring and summer and we asked our realtors for very thorough home inspections. They help us hire Ralph because he is the most thorough inspector they work with on a regular basis and we are thankful that we hired him. We actually hired him for inspections on two different homes and his great work saved us from buying one of them because it was riddled with major problems. He looks at every nook and cranny inside and outside and documents everything he finds. He also takes the time to explain whether something is a major concern or a lesser one and whether it should be addressed right away or whether it can wait. We strongly recommend him. If you do hire him, make sure to specify what you need beforehand and you'll get exactly what you ask for.

FIRST PROBLEM: Mr. Cabal completed a WDO (wood destroying organisms) report and stated on the report that no termites existed. Shortly after completing the WDO report, I had a different inspector visit my home to complete a wind mitigation report (see problem with Mr. Cabal regarding the wind mitigation below). At the time of the wind mitigation inspection the second inspector noticed wings from dry wood termites. Mr. Cabal missed this in his WDO inspection and is being reported to the Florida Department of Agriculture. The cost to tent our new house for dry wood termites was over $1,000 an expense that should be re-imbursed by Mr. Cabal. I have contacted an attorney regarding this matter. SECOND PROBLEM: Mr. Cabal completed the home inspection. Prior to and during the home inspection I confirmed with Mr. Cabal that I may or may not need the wind mitigation report depending on home insurance cost savings. Mr. Cabal confirmed that he will take the pictures and information/measurements that he needs for the wind mitigation DURING the home inspection and will have them available should I decide to have him complete the wind mitigation at an additional cost of $75. Within a few days of completing the home inspection, I informed Mr. Cabal in writing and via text that I would like him to move forward with the wind mitigation. After asking several times to complete the wind mitigation report (documented by email and texts), Mr. Cabal simply told me to use another inspector for the wind mitigation and provided no reason or reasons. The cost for the new inspector to complete the wind mitigation was more than $75. I will in addition be filing a complaint at the Better Business Bureau for both of the above problems. Mr. Cabal does not keep his word and therefore is not trustworthy. I would never recommend his services and I will never use his services again!

The initial contact with Ralph was great. He called me back within an hour of my call and was very happy to schedule an appointment for the inspection, which I paid for immediately. He showed up for the appointment on May 4th on time and was very thorough. My husband, who accompanied him, was impressed. We had a short inspection window on the house, and Ralph turned around a very thorough, detailed homeowners' inspection report within 24 hours, which we really appreciated. The problems came after that. When I originally spoke with Ralph to place the order for the inspection, he said that the 4-Point Insurance report would be a high-level report for insurance purposes only and it would not be anywhere near as detailed as the pre-closing homeowners' report. (I have this in my notes from our phone call; I am an obsessive note-taker.) Unfortunately for us, though, the 4-Point Insurance report that Ralph delivered includes a laundry list of every little thing he found during the inspection, no matter how trivial or irrelevant for insurance purposes. For example, he noted a drain stopper that is not working in one of the bathtubs (which means the tub can't fill up properly) and a wobbly utility sink in the garage. If his goal was to make us aware of these problems, he accomplished that with the pre-closing homeowners' report. Why, then, did he feel the need to repeat this stuff in the 4-Point report? As a result of this, we are having a REALLY difficult time getting homeowners' insurance. As our closing date is sneaking up on his, this is understandably nerve-wracking! I have spoken with several insurance agents in the past three week, all of whom say the SAME thing: Ralph included WAY too much detail in the 4-Point report. In speaking with an Allstate insurance agent about this, he said (and I quote): "Most of these things he's pointing out here [in the 4-Point Inspection Report] are not relevant for insurance purposes and I don't know why he's putting them in here. It makes our jobs harder because the underwriters are always going to kick this back to us and say 'We can't insure a house with this many 'defects'." It doesn't matter that the "defects" are things like a bad drain stopper. The insurer said that if the inspector notes it as a "defect" in the 4-Point inspection report, even if he says the four systems themselves are in good working order, then an insurer has to require that the item be repaired prior to closing. The Allstate agent asked us to go back to Ralph and ask him to remove the items that are totally irrelevant from an insurance standpoint. So, we did. Ralph's response was NO, end of discussion. He said the insurers should just ignore the irrelevant details. I told the Allstate agent about Ralph's response and he was utterly gobsmacked. He said this is the most detailed 4-Point Inspection Report he has ever seen -- which, he added, is not something he recommends -- and he sells insurance policies every day for a living. You would think that spending $890 on a home inspection would get you a little friendliness and cooperativeness in return. While we certainly appreciate Ralph's thoroughness on the pre-closing homeowners' report, we don't know why he felt it was necessary to repeat that same level of detail on a 4-Point Inspection report. Had he told me from the beginning that his 4-Point Inspection reports was going to be a miniature version of the pre-closing homeowners' report, and consequently that could make it hard to get homeowners' insurance, I would have looked elsewhere. Consequently, my husband and I are being forced to hire ANOTHER inspector at a cost of $245 to do another 4-Point Inspection report that just looks at the main systems and doesn't include a laundry list in the notes section. All of this could be avoided if Ralph would just remove the irrelevant details from his report, but he will not. This is the first even remotely negative review I have ever left for someone, but in this case I feel it is warranted. I would warn anyone looking for a home inspector to inspect an older home where there are inevitably going to be little fixable things here and there, to think twice.

Ralph and Raudel were always friendly, courteous, and prompt. Calls were always answered. I was on a tight timeline and they both accommodated. I've seen lots of home inspectors and reports and theirs was very good. They aren't the cheapest around but they're worth the money. I'd use them again.

He was very thorough and extremely detailed, he pointed out all issues with the property right before our purchase.

This is the 2nd time Ive used Cabal Inspections in a month. Im buying a new house but the new houses in the area I am buying were built in the 70s so a thorough inspection is a must. Cabal Inspections checked everything. He was on time both times and got right to work. He checked the whole property top to bottom and then walked the property pointing out anything that he found. His knowledge of his job and the real estate industry and process is excellent. I would not hire anyone else.

Scheduling this inspection was very simple and he showed up on time. He was very polite and helpful with information about the house, including the roof, pool, termites, and electrical panel etc. I was surprised that he said he would have the report ready in 24 hrs as other inspectors have taken much longer. I would recommend his services to others.

Mr Cabal was professional and extremely thorough. The HOA of the condo was also very impressed with the level of detail that Mr. Cabal provided. He found several issues that helped with the negotiation of our contract & helped prevent any surprises after the closing.

Ralph's service is outstanding. He is very detailed, informative and knowledgeable. I have used Ralph's services several times before. Let me start by saying Ralph was great! He called me well in advance to alert me that he was running a little late. Much appreciated! While he was going about his inspection, he invited me to walk with him and took the time to explain everything he was seeing. I definitely learned a lot and I am much appreciative of that. Ralph performed the inspection and he was exceptionally professional, very informative and extremely knowledgeable about all aspects of the house. He was able to answer any question I had and was very thorough. He arrived 1/2 hour early because it looked like it was going to rain and completed the outside inspection before I got there. When I arrived he explained everything he had done and took me to show any areas of concern. The whole inspection took about 2hrs to complete but I felt that he had covered everything. I was very impressed with the service from booking the appointment,( the girl had a very friendly demeanor) the follow up to remind me of the appointment, they gave me a discount for mentioning Angies List, the inspection, the timely manner in which I received the report and the professional automated way that I received the documents. This is by far one of the best services that I have ever paid for and would highly recommend this to anyone! worth every penny.

Mr. Cabal was very professional. He arrived on time and ready to do the inspections. We had trouble scheduling a time for the inspection that myself, the current home owner and Mr. Cabal could all make so Mr. Cabal came outside of his regular hours to accommodate us. The inspections were thorough and after the inspections were done he discussed his findings with me and answered all of my questions. I was willing to make some suggestions as to how to handle some of the items found without trying to steer me towards any particular contractor. I am very satisfied with the work performed and the quality of the reports he provided.

Ralph was awesome. This is the first inspector I have worked with that was on MY time. He was on time and polite. Asked me if I had any concerns before we started and invited me to join him along with inspection process. He was extremely thorough.
