Very inexperienced evidently. Took twice as long to do report as promised. His comps are mostly out of the neighborhood and make no sense. He did use the house next door which is 14 years older, smaller, has a wooden dock falling down with no boat lift. The pool is much smaller and cage area is approximately half the size of this house. This house was COMPLETELY remodeled 4 years ago with large corner jacuzzi tub, stainless appliances, new granite counter tops, new high end cabinetry, full bath, new tile in all living areas except for two bedrooms that have brand new high end carpeting. The house next door has NONE of these features. The appraisal came in $12000 more than a house that is worth easily $100000 less on the market. I know the housing market is down, but the appraisal from 2 years ago came in at over 25% more than this guy's. that is without the $20000 that has been put into the dock, pool, and carpeting since then. I'm sorry but there is no way that this is even close to a reasonable job. If you see Matthew D. Grubbs as your appraiser, REFUSE to use him.
