Tim was on time and professional. He was thorough and knowledgable. We were buying a home and needed the inspection quickly. He came out quickly and our only complaint was that it took a couple days to get our report. The report was good and he definitely caught some things that we brought to the attention of the seller during additional negotiations.

He was very happy to take any questions and really cared about the service he was offering. The inspection report was sent a couple of days later and was very concise. The report helped negotiate the final asking price. After meeting Tim, I really trusted his professionalism.

Overall, it well. Tim is very thorough and I have used him twice in the past for single family homes many years ago. But since the inspection did not need the roof checked (covered by the association), he was overpriced. He did not check the heating functions of the a/c unit either, which I did not know of until I read the typed report he sends. Nor did he check the outside fan unit of the a/c. He states on his report that condos do not include any exterior inspections, but I feel that should be included considering it is a major appliance and not covered by the association like the roof is. Hopefully I will not need another inspector for a long time, but if I do, I'll try someone else more reasonably priced. And if you do the math, he makes over $150 an hour, I wanna be him when I grow up!

This was the second house we hired ABIF to inspect; several major problems were uncovered during the first house's inspection which led us to decide against buying it. The inspector, Tim Hamilton, was prompt in arriving at the site as well as in getting us the final reports and test results and in answering our follow-up questions. He made a thorough and detailed inspection, clearly answered our queries during the inspection and maintained a professional demeanor throughout -- even when dealing with difficult owners and Realtors.

If I was buying a house, I would only chose Associated Building Inspectors to perform the inspection. The company has done several inspections for my family and I have referred him to many more satisfied customers. He is extremely thorough and has a great knowledge of all aspects of home inspections.
