I had water coming in around the entrance way at my house. At first, I did not know where it was coming from. I thought it may have been the air conditioner to plumbing. Then, I had an inspector who pointed out that it was the roof, but that he couldn't pinpoint a spot because water travels. However, I noticed the damage coming down the wall inside and outside my foyer entranceway. I saw this guys truck on the neighborhood, and waved him down for an estimate. I told him I did not know where the water was coming from, but it seemed to be the roof, and I needed it fixed. At first, he quoted $650.00 to fix it, but when he wrote up the contract it looked like he was not taking responsibility for the whole area. I showed him more areas of water damage, and talked about how the leak could traveling to that area from another spot, etc. He rewrote the contract, to include more leaks. I told him I didn't like numbering the leaks- because I didn't like the idea of him coming back and saying "oh, I fixed 3 leaks, but your water was coming from a different area. He assured me he would stop the water from coming in in the area for $1300.00 (double of what he first said). I still didn't like the way he wrote the contract, as he referred to "3 leaks on front of the house" instead of just stopping the water from coming in - and he did not know how many leaks there were or where it was coming from - we just knew where it was going and what it was damaging. The day he was supposed to start, it was raining. The first day that it didn't rain, he said he'd be there first thing in the morning but showed up at noon. I saw him driving in, but had to run a quick errand, and came back 10-20 minutes after he started. He had not been in the house, but had removed some tiles, and then started to tell me that I had leaks further up and that I should replace the whole section for $5000.00, which he later lowered to $3800.00 and then $3400.00. However, I did not like this bait and switch. I surely would have gotten more bids if he had not told me he could stop my problem for $600.00, then $1300.00. Where he had started pulling up tiles, I didn't even see a leak. We had disagreements over how much of the area he was going to repair for $1300.00. My point is that it has to stop the water from going in the house where i noticed it has been coming in previously. I don't care so much about what he needs to replace on top to accomplish that - but I was told he could do it for $1300.00, and thats what I want. He at first said he would give me the materials he bought with my deposit back and leave. I told him that was what I wanted, then he refused to do it. He said he wanted to fix the problem, so I would like him and refer him, and he wasn't going to return the deposit. He wanted me to pay him more to do the whole section to be more sure it wouldn't leak. I do not like this way of doing business - have someone give you a deposit and then say you can't finish or give it back unless they give you more money than originally agreed on. I wanted to get other estimates, and have. He is now back at the house, and I have agreed to let him do the job for $1300.00 which he guarantees will stop the leak coming down the wall inside my house, puddling on the floor. I have told him that 2 other roofers said it is more likely that it is coming in from the seams, or valleys in the roof next t where he is pulling up the tile, but he doesn't think that is the case and says "I guarantee my work." I told him that the other roofers recommend that I wait until I know the roof in the spots in question before putting the tile back on, and that that is what I want to do before I waste my tile, and he does not want to take this advice either. He says that if it still leaks and he has to fix it, he will, and he'll buy more tile. I do not trust this guy and wish I had never given him a penny. I feel trapped. He only unloaded a small piece of roof paper and it looks like he is going to keep most of the material he bought with my deposit and just do a small piece of the roof and an insufficient job to cure the problem he was called out for. Follow up: Allowed him to finish job and told I would pay him once the house proved to be water tight by hose test. He finished the job to his satisfaction - not mine. There were still several unsealed cracks in the wall and he did not paint the areas he said he would or replace wood, roof paper, and tiles in all areas he said he would. The cement roof tiles he did remove, he placed back down with tar - not cement or foam as he is supposed to - and several areas we agreed he'd fix he did not do anything at all to. He said he was going to use a certain roof paper and torch the whole area down - which he did not. As for painting the areas where he put tar on to seal the wall- he asked if I might have some paint he could use (he was supposed to buy material). I only had grey and the house was white - but he said -"don't worry, that will do - it doesn't matter." When he put material on the wall - including the paint, it dripped to the patio and patio furnature below - definitely ruining it with cement like substance. And when I put the hose on the roof, as much water came in the house after as before. I called him Saturday and he said he would come back to fix it Tuesday after Memorial Day, but he never did and has not taken my calls. I will post some pictures of this work soon.
