I purchased a foreclosure in Cocoa FL in April of 2012 using Daignault Realty (DR). In the transaction, DR acted on behalf of both the buyer (myself) and the seller (bank). I was appointed a buyer's agent, Shane Sorenson, who was not legally representing the seller, but was from the same agency as the seller's agent. During the time leading up to closing, I verbally, made my agent aware of the fact I would not be traveling to FL from CT to see the house myself and would be relying on both his information and the information of a home inspection company in order to make my decision. After the deal went through when I was able to travel to see the house, I discovered something I was not made aware by my agent. There was a dog kennel owed by the neighbor on the property line. The kennel extends two feet above the 6 foot fence and is in plain view complete with 4 barking dogs. This material fact was never disclosed by my agent. Now I am stuck with a dog nuissance problem I don't deserve. By Florida law, from what I have learned (i am not a lawyer), an agent representing the buyer, is required to disclose all material facts. From this point forward, this matter will be pursued legally. I have made Daignault Realty aware of this situation and so far they have yet to reply. I would not recommend them to anyone in the market for real estate.

,Back in April of 2012, I bought a foreclosed single family unit in Cocoa, FL. Since I was living 1200 miles away, I elected to buy it "sight unseen"-big mistake. My agent Shane Sorenson of Daignault Realty in Merritt Island, Florida, who was acting as a buyers agent in the deal failed to disclose, what I believe to be, a material fact in the transaction. Although he emailed photos of both the inside and outside of the property, he neglected to disclose either verbally, in writing or in photographs, a large dog kennel belonging to the next door neigbor. The kennel is 8 foot tall, has 4 barking dogs, and is positioned right on the property line. This non-disclosure has resulted in a very poor quality of life for me from the time I moved in up until now. I never would have bought the house had I been made aware of such a probable nuissance. In my opinion, this agent was either negligent or acted with intent to deceive. In either case, I was not represented properly. This is now become a legal matter and I will have to wait to see the outcome. For the reasons given, I would never recommend doing business with either Shane Sorenson or Daignault Realty.

Description of Work: This company was hired as Single Agency to locate us a home; I did most of the work online and gave them a list of homes to view when I traveled there. Agent, Caroline Rowe, was mostly a tour guide as she had stated to us regarding several of her prospective clients. When asked to produce several documents regarding the property we had a valid contract on, this agent did the following: ignored our emails & texts, referred us to the selling agent, stated that they weren't available. Two days later we receive an email via her from the closing attornery that was contrare to what she had relayed to us. Havig aske if she had read the email she forwarded she stated she reads them all. She should have caught this indescrepancy! She let slide the fact that we signed one document and it came bact to us with additions of which we had never seen! FRAUD! A single agent would have never let that pass let alone a prefessional real estate agent! Due to the incompentance of this agency, the closing took an additional 6 weeks. We asked to deal only with the owner/broker, Michele. We expressed to here that she is not to do certain thins, of which we would handle. She basically told us, sorry, I will do what I want!
