RICHARDS APPRAISAL SVC INC

Tom Richards of Richards appraisals, made a verbal contract and agreement with me to lease a property, Mr Richards, then breached our verbal contract/agreement and lease the property out from under me even though he had given me his word and shook hands and had agreed on the details and the move in date as Mr Richards was still in the process of moving out of the building. I had even been given the unities information so I could but them in my name. Tom Richards word is worth nothing!! Do Not Trust This Man! He didn't even call me, he texted me that he had leased the property only an hour after we had last spoke as he had received an offer that was a "better fit" and for more money! I had already given notice at the location I was leasing and I am now without a building!! You can count that Tom Richards does NOT have your best interests at heart, only his own, and I doubt that he conducts any of his business deals or appraisals are any differently.Avoid this man at all costs, there are many honest and reputable appraisal services in Melbourne, avoid Richards Appraisals at all cost!!

The initial contact was very encouraging over the phone as there are a lot of home sales happening in the area. I set up an appointment with them to meet my husband at the property. After waiting 45 minutes, my husband called me to let me know he was leaving the property without talking to anyone from Richards. I called Richards and left messages indicating that my husband was leaving the property after 45 minutes of waiting. The agent from Richards mishandled the appointment and apologized for the misunderstanding. As a consequence, we did not pay Richards until the report was ready. The appraisal report was ready in 8 days after the initial date of service. I had to contact them asking for the report instead of my expectation would be that Richards would provide us with status and proposed completion date for delivery of the appraisal. This was not the case ... I had to reach out and request the status and the anticipated date of completion after the 7th calendar day after the date of service. I picked up the report on the 9th calendar day after the date of service and paid $325 for the report, which I would have thought a "good faith" discount might have been applied considering that our time and efforts were wasted managing Richards. The report was thorough, professionally done, and complete. It was worth the money we paid for it.

Currently this company has my home for sale. My only complaint is no feedback and an absolute failure setting up an open house. Hopefully Ms. Richards will sell my home and I can recommend her for her broker qualities.
