We contacted Blue Ribbon Builders because we had recently used them for a smaller project. They remembered us, and our home, so they did not need to come out to reinspect for the quote. We came to terms on the price and scheduled the time to do the job. Removing popcorn is an extremely messy job! Patrick and his son arrived fairly early and started right in on taping off all the walls and ensuring that everything would be covered in plastic to protect it from the mess. They removed the blades from the ceiling fans and covered all the light fixtures to ensure that they did not harm any of our belongings. They suggested that we move everything we could to the spare rooms so that all the common areas could be done using the same batch of material. This way there was less likelihood of a mismatch in texture. We obliged. The first day, they removed all the popcorn from the master and all the common areas and applied the knock-down texture. We laid a surprise on them the first day and asked if they could close off a small doorway for the pantry. We did the demolition by removing the frame and the back wall of the pantry so that it opened into the laundry room instead of the kitchen. Patrick was accommodating and was able to perform this work and stay on schedule. Patrick and his son are so caring. With the house draped in plastic and a mess everywhere, they thought of us and laid out a drop cloth for us to be able to have a clean spot to change clothes. They also pulled back the plastic so that the refrigerator, sink, and microwave were accessible. They came back on the morning of the second day and sprayed the primer then left it to dry. Later that day, they returned to apply the paint. After the paint was applied, the plastic was removed and the paint was left to dry overnight. We had a day to move our belongings out of the spare rooms so that they could work in those rooms. The next two days were pretty much a smaller version of the above. They worked in the two small bedrooms and the laundry room and finished the pantry modification. It was the same process only much less intrusive. When they finished and took down the plastic, they reinstalled the fan blades on the fans and restored all of the fixtures to their original status and condition. There was a minor issue with the tape pulling some extra material from the walls, but Patrick pointed it out to us, and came in a day or two later to repair the issues. We are very happy with our new upgraded ceilings and have even done some up-close inspections while painting new wall colors and replacing old light fixtures with new ones. Even from up close, the knock-down texture is a great improvement over the popcorn ceilings. Blue Ribbon Builders did a wonderful job!

Starting with Ann, who is a very nice lady, who came out on request to quote our small project. We had contacted at least five drywall contractors, and only one other even bothered to respond. Ann arrived right on time and looked over our proposed adjustment, took notes and asked questions. Discussions with her revealed that their family has been providing residential and commercial work in the area for a long time. In order to save money, we asked if it would help if we did the demolition or anything else. We were told that it would save about $200, so we asked them to count on us to make a mess before they arrived. A couple days later, I received an email from Ann with a quote. They were far cheaper than the other quote received (from Arturo at Complete Drywall) and were eager to get the project completed so that we didn't have to wait for another large project which was coming up. We set a date about a week out for them to come do the single day project. We took down the drywall on the 10ft long wall that was to be moved and the ceiling along with the trusses that lowered the ceiling height. . There were two electrical outlets to deal with which were not really part of the deal. One in the center of the wall which was pulled up into the attic during demolition, and the other which was at exactly the point where the wall was to be reattached. It was presumed that this one would be buried and unusable due to its location. The lady of the house was home for the construction, but the gentleman came home on lunch to see how things were going. It just so happened that that was the time when the electrical work needed to be handled. (and he is quite capable) We assisted by dropping the electrical down the wall before the drywall was installed saving an enormous task of pulling the wire down after completion. By this time, the guys had already brought the outlet which was feared to be covered and lost forever onto the new wall by moving the box out. through the stud. This was very much appreciated. Patrick worked a long day, but it turned out that the drywall mud needed more cure time before the texture could be sprayed, so it was agreed that they would return the next morning to complete the project. The process was very quick and the texture on the ceiling and the walls is very attractive once painted. One can barely tell where their work began and where the original construction ended. There is a slight ridge on the ceiling that is not quite perfect, but other than that, the work is wonderful. We have already discussed having the popcorn removed from the ceilings with them along with a couple other little projects and their prices would be very tough to beat with the quality of work that you receive. Blue Ribbon Builders will definitely be back when we are ready for our next project.
Description of Work: In order to expand our walk-in closet, we wanted to move an interior wall two feet over. Patrick and his son came in and moved the existing metal framing and installed new drywall on all the surfaces including the new raised ceiling. They did all the tape, mud and smoothing. To complete their portion of the project, they sprayed orange peel texture on the walls to match the rest of the house and applied a knock-down texture on the ceiling.
