Description of Work: During a period of three months, we sold two homes and purchased one home using the services of Linda Copeland at Greater Orlando Realty USA.

Description of Work: Greater Orlando Realty USA, Inc. 931 Wekiva Springs Rd # 104LongwoodProperty Management of my townhome. Supposedly managing the property; they never did inspections. Collect rent, but it was always late!!I hired the company at the above address back in 2010 to manage my townhome. Do not use this company!! At first they were professional. I liked Greg Mann, Broker, he left a good first impression. This company does not do their job. The Office Manager, Annmarie cocky and hostile. I had put up with it until last month when I put her in her place and told her she works for me. The entire time she would try to turn it around as if I was the one at fault because I was in foreclosure. The home has not been taken over by the bank and it is still in my name! Because my rental is going into foreclosure doesn't give the tenant to mooch off of me. She is a user and I could sue her for breech of contract. I know Greater Orlando probably told her to just stop paying. Well, I get a cancellation letter from Greator Orlando that they are dropping the lease due to the mortgage not being paid. Well, the tenant does not have the right to continue to live in my home if she will not pay me. In their cancellation letter it states to let them know if I will be managing the property myself. Well, I go over and met the tenant for the first time. She seemed to be caught off gaurd and told me there is an eviction process. She is basically waiting to be kicked out. It's conflicting as I am basically informed I can start managing, but the tenant doesn't want me on the property and calls the police! I sent her a 3 day notice via a licensed processor and still no rent money!I should have went with my gutt feeling from the start. The Office Manager had an attitude with me from day one. I remember when she found the tenant to rent the townhome, she talked me into it, saying it could go on awhile before you find someone. They mentioned the tenant had a bankruptcy in 2008, but failed to mention she had an eviction in 2009. If I knew that I would not have rented to her in the first place!! The tenant has rented my townhome since April 2010. She has not paid me for the last two months. Here she goes again, waiting to be evicted so she can live rent free. She puts you in the situation to have no other option than to evict her. She is good at this, afterall, she has a history of eviction. Well, enough about her. The issue you is to not use Greater Orlando Realty. I have hired them and they do not do their job! I have paid them approx. $4000 over the last two years. They seem to represent the tenant, not me! Not once did they perform an inspection. The worst part is it took them until mid month to get the funds into my account. The tenant was late over six times in two years and not once did they charge her a late fee which would equal about $300. There is still no reason why it should take until mid month to receive the deposit for the rent.Greater Orlando drops the lease because they figure they are not getting paid,. It is the way they went about that. They could have been nice to me and not so mean about it. With them dropping the ball it means they do not have to use their attorney's to get the tenant evicted which would cost them more money. They took the easy way out!
