I hired Dan Tanner President (Project And Property) and gave a deposit for the full renovation of my 1300 s/f Palm Beach condo on December 29, 2020. Demo began on March 1, 2021. The very next day (3/2), Dan emailed me that he did a “contract audit” and the actual cost was $12,000 (over 20%) more than before! It was a bait & switch. I was flabbergasted but was committed to using him. This was a mistake. A few weeks in, he began randomly accelerating the payment schedule because he was doing things out of order (which is usually ok) yet demanded to be paid for work as if completed. All along, every time I asked about why he hadn’t done something, or had done it in an unacceptable way, he asked for additional money. Example: the painting of the entire apartment was completed yet no wall prep was done. Dan said minor sanding and skim coating the rough areas “was not included in the scope of work” and would cost extra. Also he did not change any of the old, dirty electrical outlets and only replaced the outlet covers. That “was not included in the scope of work” and would cost extra. The next problem was when he told me it would be double the contract price to install glass tile instead of ceramic in the bathrooms. We hired our own tile installer (at half the price of his ceramic price) who told me the brand new Durarock was installed improperly and needed to be rehung or leveled to accept any tile, even ceramic. The next problem was the custom cabinetry I purchased for the bathrooms. Although we had the cabinets on site when we hired him, (he measured them for the schematics and permit plans), they would not fit over the existing plumbing. Rather than have his plumber move the pipe, his suggested “solution” was to cut out the drawers from the floating cabinets and glue the drawers closed permanently. Absolutely not! I demanded he adjust the pipes as contracted. As that was being done, one of his workers broke the ceramic basin top when removing the incorrectly installed vanity, although he did replace it at his expense. The other cabinetry and electrified backlit mirrors in both bathrooms were installed incorrectly and needed to be removed and reinstalled TWICE, breaking the ballast. We had the existing tile floors removed throughout the apartment and replaced with wood laminate. He did not prep and level the floors properly so certain areas needed to be removed after installation for leveling. He ordered all incorrect interior Colonial doors (Home Depot) for a Contemporary remodel. This set us back weeks as the doors I wanted were back ordered. They removed the Hunter Douglas shades before painting and “lost” them. Maybe it was a mistake but he insisted there were never blinds in the apartment when they started. I had to show him photos and “prove” that they were there before Dan reluctantly gave me a credit for their replacement, never admitting his mistake. He was rude and indignant. In the kitchen, his workers installed a Blanco under-mount sink as an over-mount, necessitating the complete replacement and reinstallation of the new granite countertops. His electrician installed a 220v air conditioning outlet for a 100v microwave. His granite installer had to come back a third time so we could slide in the new fridge he mismeasured even though Dan had all new appliances on site for reference. The final days were the worst. I prepared a punch list of minor issues that needed to be resolved so we could pay him his balance and close out the job. Example: they installed a pocket door in the master closet but there was no hardware to open and close it. Dan said it was “not included in the scope of work” and told ME to run to Home Depot to buy it as well as the replacement dimmer switches since he installed cheap paddle switches when he was supposed to put dimmers. He refused to change any of the electrical outlets to new unless I bought those too. Absolutely petty. I am not new to home renovation. I have remodeled condos in Palm Beach and homes in NYC/NJ for years. Never have I encountered the level of arrogance, ineptitude and total lack of professionalism exhibited by Dan Tanner and his crew. He deliberately fudged the contract price and used the entire process as a continuous money grab. He was personally on the job 2 times in 4 months and sent in a series of inexperienced “Project Managers” without giving them any direction. Notwithstanding his lack of aesthetic sense, he shows no pride in his work and doesn’t care if things are not done properly. This project was a DISASTER from start to finish and thankfully, I was able to bring in a handyman to complete the job to my satisfaction. He and his company should be avoided at all cost!
