NATIONAL PROPERTY INSPECTIONS

Potential buyers of a house I am selling hired Michael to inspect property. While his report covers his liability, his report provided little clarity and was misleading in many cases. For example, he states that a couple of the showers were not hot enough yet the water heater was not on until he arrived and additionally the valves are designed to prevent scalding but they can be adjusted. Instead of mentioning this in his report, he indicates that we need a plumber to assess?? As another example, he stated the the spa jets did not work at all, yet they work fine provided that the pool pump is on (it is on a timer), and that the valves are in the correct position. Michael took a picture of plywood sheathing in the attic which had water intrusion at some point in the past. The plywood was not wet or damp and is structurally sound yet Michael indicated that a roofer should assess this - this area of roof had been fixed long ago. He also did not test dishwasher because one of the outlets (apparently) did not have power. He could have easily plugged it into another outlet to verify that it worked. Report spends a lot of time performing CYA for Michael and is inaccurate or misleading.

I would recommend him very highly. I had recently had major surgery and he worked around our schedule
