Horrible...Tricia King rented us the property under Broker Robin Van Mater (305-296-7975).
Description of Work: We rented 724 Chapman Lane for one year. We were out of town for one day and came back to a major construction site, with our fence torn down...Bob Cat in the yard...large hole and big mountains of dirt...The men have no port-a-potty. Jack Hammering starts every morning at 7:30 a.m.. Garbage is piled by our front door. No way to access the back of the property as it is full or rebar.

The member’s leased through our company – a duplex with a leasing period of 12-04-12 to 11-30-13. This property is located in the historic district of Key West where space is at a premium. The property has two stand alone cottages and a shared common area. Each cottage is rented independently with the second cottage occupied by another tenant. In December 2012 and April 2013 the owner, his architect and contractor met at the property to discuss constructing an addition to their cottage and putting in a pool. The member accompanied the property manager, architect and contractor during the April visit which the member sat in the living room as they inspected the property. The construction schedule was drawn up but no definitive start date was given to our company. On July 1st, the contractor notified me that the renovation would commence the following day. I called the member to inform him of the construction. He was surprised but, after discussing the situation, he requested a possible discount of rent during the construction period and a negotiated rent for the upcoming lease renewal. NOTE: As per their lease a 12 hour notice to access the property is required and a clause in the lease also stipulates the owner may repair/renovate his property. On July 2nd, once work commenced, the member became extremely agitated and hostile to the contractor, the owner and At Home In Key West staff. The members sent an e-mail to our office with a list of complaints, some of them valid, about the contractor who immediately addressed the majority of their issues and concerns. Some of The member’s grievances outlined in her complaint were found to be exaggerated or without merit. The owner’s direction to the contractor and our company was to minimize the impact on all residents. The member complained to the City of key West about the contractor and the construction site. The City of Key West inspected the work site, and the contractor was found to be in compliance with City/Building regulations with the exception of a Portapotty no on the property. He provided one immediately. The contractor had not placed the potty on the premises thinking he was being considerate to the residents due to the summer heat and close proximity to their living area. The member also reported to the City of Key West Tree Commission that a tree was “cut down”. However, the tree had been dug up and is to be replanted in a different location after the construction is completed. Recognizing the impact of the construction on the residents, the owner offered the members a month’s free rent and reimbursement of half of their utility bills during the construction period (estimated 16 weeks) or, if they chose, they could be released from the lease without penalty. The members choose to vacate the property. The owner will reimburse the members for half of July utilities once an invoice is submitted: however reimbursement for July rent and moving expenses will not be forthcoming. Last month’s rent and security deposit, which were paid by the members at lease signing, will be returned to (the member) within the timeframe required by the State of Florida. Aside from this issue, the members have been good tenants and we wish them the best.
