"Where to begin? A new roof is a big undertaking. Having over 40 years construction experience in Atlanta I can tell you there are at least two very important requirements for a roofing contractor. First, they must have the ability to do what needs to be done (good roofing requires serious manpower-see pictures). Second, they must care about you and your roof. Being relatively new to the FWB area I contacted 22 roofing contractors. We put off a new roof as long as we could. Then a water stain appeared in our dining room ceiling. My wife wanted a new roof yesterday. Many of the people that came out were obviously commissioned salespeople (and estimated a new roof at 4 to 6 weeks out). I wanted to meet an owner or someone that would be hands on my project. There were many problems with my roof and I wanted to discuss how they would be fixed by the person actually responsible for fixing them. And I wanted all the old wood decking removed and replaced and new architectural shingles immediately. One of my biggest challenges was getting quotes to be apples to apples. A new roof is made up of many different components and each component has different quality levels. So, after narrowing the possible contractors I wanted to work with I had to get pricing again with the exact same components from each contractor. For example, I wanted a higher-grade underlayment (roofers call it “peel and stick”) and I wanted it over 100% of the decking on my roof (not just in the valleys, flashing wall and around the roof penetrations). There are at least 6 different roof components. I suggest getting Jason at P-F Roofing to explain the roof components and what is required for all the different warranties including wind damage. And if you want to see a 4,000 square foot older house with an amazing new shingle roof with a 50-year warranty, ask Jason to give you my address and come by (Fort Walton Beach). You can also look at the pictures that I attached. The pictures show tearing off the 70-year-old deck through completion. Based on my experience, Jason will be patient with you and help you get what you need as soon as you need it at a reasonable price. While other contractors were talking about trouble getting materials delivered PF Roofing said no worries and sent a truck for what was needed. My contract had a start date and at 7:00 AM on that day Jason showed up with 9 guys ready to work. Jason also had a full-time project manager onsite most of the time. I watched almost every bit of the work being done and there were no shortcuts taken. What needed to be done was done. About the cost of my roof. I had three quotes that were lower. Five or six quotes the same. The rest higher. One was $20,000 higher. More than 5 contractors didn’t have the manpower to get my job done so no quote from them (your old roof needs to come off and the new roof go back on quickly and correctly). Sum up. My experience is Jason has the people that can do what needs to be done on your roof and he cares about the quality of his roofing (he is OCD). And his pricing for me was reasonable. When he found some bad wood (every old roof probably has bad wood around skylights, under trees, etc.) he was very reasonable. You should anticipate additional required work and understand what it will cost in advance. I believe I made the right choice selecting P-F Roofing. Be careful with your new roof. I think it’s a big deal. My roof was over $30,000 and I expect it to look good and last for a long time (my highest quote was over $50,000)."

Most vinyl siding products have a lifetime warranty. Cement board, aka Hardie Board, has a 30-year warranty on the integrity of the siding and a 15-year finish warranty on all Color Plus options. Aluminum siding is obsolete.
