DESCRIPTION/SCOPE OF WORK TO BE PERFORMED EQUIPMENT BRYANT/CARRIER 4 TON HEAT PUMP 15.00 SEER 215BNA048/ CONDENSER FV4CNF006/ VARIABLE SPEED AIR HANDLER HEAT STRIPS THERMIDISTAT/ HELPS CONTROLHUMIDITY WARRANTY: 10 YRS. ON COMPRESSOR & PARTS, 1 YR. ON LABOR PRICE INCLIDES: EQUIPMENT SHOWN ABOVE TAXES, LABOR, MATERIALS, CONDENSER PAD, AIR HANDLER STAND AND SAFETY FLOAT SWITCH. REMOVAL OF EXISTING UNITS. ATTACH NEW SYSTEM TO CURRENT DUCTWORK. NEW COPPER AND DRAIN LINES. The proposal above was given to us by Paul Cubilla. He also installed the system, along with his helper, all the equipment. He arrived around 8 am and didn't leave till 6 pm making sure every i was dotted and t was crossed. His professionalism and attention to detail was top notch. We had several local contractors give us quotes. It all started when we noticed our 20 year old Carrier air conditioner was not cooling properly. We called a service company (They say they have a license to chill) we have used in the past. The tech told us we were 4 pounds low on freon, and it would be $100 a pound to charge it up. We had to pay him $120 for the service call. We didn't have him add the freon. When Mr Cubilla came out to give us a quote he added the freon and didn't charge us. This told us that he cared about our well being. It also allowed us time to obtain quotes from all the area dealers. One by one they all came out with their promises, but none of them gave us the feeling that they really cared about anything more than the dollar, except Mr Cubilla. The system he put in for us is performing much better than we expected it would. The humidity control is outstanding and allows us to set the thermostat at a higher money saving setting. Our bonus room has never been as comfortable as it is now in the summer. We have to close the vents to prevent it from getting to cold now. The new system just performs so much better now. If you need service work on your system, or a new system, do yourself a favor and contact Watson Heating and Air and ask for Mr Cubilla. He will be honest with you.
Description of Work: Replaced my nearly 20 year old Carrier heat pump that had developed a Freon leak in the coils.

My sister, Barbara Robey rented a home from Watson Property Mgmt. House was filthy, the renter had a dog (fleas), all walls were dirty and dark colors, holes in walls, online rental showed there was to be lawn service, no hot water in kitchen and the list goes on and on. Since my sister works and I do not, I told her I would get to the bottom of this. I contacted the CEO, Bill Watson, who listened (went in one ear and out the other) and told me I needed to deal with Prop. Mgr., Terry Brown. Well, that was a real waste of my time! I mentioned house was not cleaned, even though they said they cleaned it twice, I had to go in and clean part of the house myself. Should have sent them a bill!!! I mentioned the previous tenant had a dog and the place needed to be sprayed for fleas and she told me that if the dog was on Trifectis, there would be no fleas in the house. Baloney!! BUT, she said if when she moved in and found fleas, they would come and spray. She also stated that Watson owed allegiance to the Owner and they did all they could to keep expenses down...they didn't do ANYTHING!!! House was left dirty (only thing they did was plug holes in the wall and the previous tenant should have done that. Also the rental ad, my sister has shows that the lawn care was included with the rent and Ms. Brown said she would look and see and get back to me. She never called me back and did NOTHING AND I have the original copy of the online rental that clearly shows lawn maintenance IS INCLUDED with rent. Here's a list of things Watson never did: 1. Lawncare should be included in rent as stated on copy of online rental I have. 2. Did not clean house, kitchen cabinets left dirty, along with stove and stove smelled awful! This was all brought to Watson's attention but Marie Kieffer, who is clearly NOT a nice person, really took advantage of my sister in a bad way. 3. Holes were plugged, but that left white spots were paint was not and whole house had to be repainted at a cost of over $1400.00. 4. No hot water coming out of Kitchen sink, which means you can't use dishwasher. ARE YOU Believing all this???? 5. Bath faucet in master bathroom sink has a big chunk of metal missing out of faucet. 6. Hall bathroom sink is leaking and drains all over are clogged badly. NOTE: Barbara did not move in until 7/30, so this work should have been done; it was not! 7. Gutters are full of leaves and need to be cleaned out. 8. Garage door has a hole in it that needs to be fixed. 9. Kitchen cabinets/drawers dirty, along with microwave oven and regular oven. Regular oven so dirty that my sister had to go out and buy another one! 10. Fixtures in both bathrooms are deteriorating and needs to be replaced. 11. One last thing; Bill Watson runs a terrible company and the people who work for him, who my sister and I have had conversations with are rude people and extremely uncaring. They do not know how to run a business and it's disgraceful the way they treat tenants. They're so worried about owing allegiance to their "Fiduciary" and how they have to come first. Well, let me tell you that without good tenants, they don't have a Fiduciary!!! My sister is one of the best tenants they could possibly have and yet they have treated her like dirt and I resent how they are raping her. Oh, and BTW, I do have a copy of the date she was finally able to move in (after having to have the place cleaned) and a copy of the lease and online rental. This is not a company I would EVER do business with and it would serve them right if more tenants would speak up about they way they were treated by Watson. I have rental property and have done rentals for over 30 years and I NEVER treated people the way Watson employees and owner treat their tenants. My sister has contacted Marie Kieffer twice with work orders for various things needing to be done including NO hot water in kitchen or dishwasher and has yet to hear anything.
Description of Work: My sister, Barbara R. rented a home from Watson Property Management (letter to follow) and the place was filthy! When she told Marie Kieffer about this, ultimately house was barely cleaned and there was more stuff not done.

The only positive from this process was that I could write off the losses (cost of the management fees, the maintenance calls, etc).
Description of Work: I paid Watson $157.50 a month (plus several hundred dollars to secure a tenant). I was represented by 4456 Sunbeam Road - Lisa Jones. Inspections were never completed on the property, the tenant was routinely late with rent (without being charged late fees), items within the house were broken, and I was even charge $79.95 for a "diagnostic charge" because the tenant did not know how to push the heat button to turn on the heat. I utilized Watson for two years- and I was very disappointed on the lack of support, service, and responsiveness from a professional property management company.
