Gunilla is once again, AMAZING. She is extremely helpful, educational, diligent, professional, and has the most pleasant demeanor of anyone I have ever met or worked with! She staged the house and had a photographer take very impressive photos. She ran a recent market analysis and sent us all of the info for this and then discussed with us pluses and minuses of different price points. She knew that we were moving shortly and priced the house perfectly at a place that we were comfortable with as well as a place that she was confident would appeal to most buyers. Needless to say, we received a full-price offer in just 8 days! Throughout the whole process, she communicated with us constantly, providing us with advice to help with the sale, verifying that times and dates for showings and appointments were fine with our schedule, setting up appraiser, inspector, contractor, closing, etc. etc. and generally taking a LOT of weight off of our shoulders. I worked with another realtor on the purchase of our home in the city to which we are moving now, and while that realtor was ok, I told Gunilla that I would need to take her with me from now on if we ever move again. That just shows the quality of Gunilla as a whole! I will DEFINITELY be using her when we sell our other house in Jacksonville that is rented out now. Guinella had been recommended by my daughter. She had sold their house in one day! The first thing she did was to have two ladies come in and "pose" the house, making it look like a model home. They worked all day and Guinella paid for it! There were 26 prospective buyers that came through in a period of 2 1/2 months. Each time, she phoned first and made sure the showing was satisfactory to our schedule. After most tours by prospective buyers, she phoned and let us know what the buyers liked and disliked,. She was constantly available and led us through each step of the selling process. With one of the inspections, we found that we had termites in one wall. She contacted the repair contractor. He did a marvelous job of repairing one whole wall of our master bedroom. And it was all accomplished within a period of three weeks. Based upon some relatives suggestions, I originally priced the house $5,000 more than Quinella suggested. After two months, we reduced the price to her suggested value, and the house sold to the next family that saw it .My son is having heart surgery in Atlanta at closing time. She was right there assuring me that the closing could be handled without my being present. SHE DID A WONDERFUL JOB AS A REALTOR! More importantly, she is a very up-beat, helpful person, always laughing and making problem go away! I recommend her as strongly as I can, both as a realtor and as a new friend!

Gunilla is one of the most professional agents I have worked with. She has been doing this for a while and it shows. I've done business with 7 realtors over the past 15 years and Gunilla was by far the best! I told her in the beginning that I am very big on communication, especially since this was a long distance sale for me due to living in another state. She communicated almost daily and was over at the home constantly. This was a vacant home and she put her own time, labor and cost into staging and doing minor clean up (I've never had a realtor do that). She brought in a professional photographer and created a video from those photos. She knew exactly what needed to be done to get my home sold. All those efforts resulted in a contract within 2 weeks at my price and then into escrow and we just closed. I've sold several homes in the past and never had one under contract within 14 days. We hired her as our agent in selling our FL home. She is very knowledgeable, very prompt with our inquiry, and responds in no time. She is a great negotiator for saving your money on repair & maintenance costs deals and selling your home. Since we moved out of Jacksonville, her responsibility was even greater as we asked her for dealing with repair & maintenance issue. We do appreciate her assistance. She is also very quick to find the buyer to-be, perhaps she gets good networking. Overall, we are extremely satisfied and please with the outcomes. I found Gunilla on Angie's List when I found out my husband was being transferred to Jacksonville from Dallas. I contacted her and gave her our impossible list of "must haves" and our budget. I had no idea Jacksonville was so much more expensive than Dallas, so the budget changed a couple of times. Gunillla would send me a list of homes to look at and I would send back the ones I though we might like to see. We came to Jacksonville twice to look at homes. Both times on holiday weekends. She drove us all over the areas we were interested in. We found one house that we put a really low-ball offer on (I just didn't like it enough for the price). Gunilla didn't blink an eye at our request. I would e-mail her in the middle of the night and she would respond very early in the morning telling me that worrying was her job and to let her do it. Anyway, my husband moved to Jacksonville a month ahead of me and the two of them took up the search. She had my back and found us a fabulous house and got a pretty quick closing. For sellers....Gunilla always hires a professional photographer. I can't tell you how many houses I wouldn't even consider because the pictures were so bad I couldn't see the house! Looking at houses online is vital, especially if you are moving from out of state. For buyers....Gunilla sent an interior designer to help with color selection, furniture placement, accessorizing, etc. She gives two hours of the designer's time to her buying clients. Also, while my husband was here for a month alone and in a hotel, her husband Larry called him to play golf. It was much appreciated. They are truly great people and great professionals. So if you are tired of lazy realtors who think the internet should do their job for them, then look no further. Gunilla and Larry are a great team to work with (and you get two for one!).

It's hard to express the personal service that Gunilla and Larry provide to their clients. They truly care beyond on the transaction. They take a personal interest in their client's needs and goals. When we ran into a bump on the appraisal, Gunilla was not afraid to challenge that appraisal with facts and figures, not emotion. She succeeded in raising the appraisal approximately $6500! Her negotiation skills are superb. Her interpersonal relationship skills are beyond measure. We would absolutely not have other Realtors in the future except Gunilla & Larry Crave!

Gunilla is amazing! We had a particularly difficult transaction with lots of surprises from the buyers (none of it related to Gunilla) and Gunilla managed it like a pro. We had considered FSBO and would have listed it much lower, but Gunilla knows how to market a listing at the top end of the price range for a house. She sent in a designer to let us know how to stage the house and then a professional photographer for the listing. We had a full price offer 3 days after listing, which was still great in this market, but it was after this that Gunilla helped the most. I'll also note that we moved out of state between the offer and original close date, so Gunilla was our representation in Jacksonville and we were never worried about how she'd handle things. The first surprise was that the conditional pre-approval for the buyers didn't turn into a full loan approval. The buyers agent wasn't very helpful but Gunilla helped them understand their options and find a solution, without sacrificing our original sale price. There were other issues on the buyers' side that caused delays, but Gunilla handled it all with ease and never showed any sign of giving up. She was ready to relist if needed, but rightfully guided us to making our original contract work out. She always advocated for what was best for us and never flinched when we had a new problem. If I were buying or selling again in Jacksonville, I wouldn't even look into anyone else - Gunilla would be our agent. We've told all of our friends about her and can't imagine a better agent for any part of the transaction. Gunilla is an absolute professional and I'm glad she was on our side! She also has a great laugh, which was helpful during the surprises!!

Gunilla Craven was an amazing real estate broker. She held my hand from the beginning to the end! She really took the time to make sure I understood everything that was happening in the short sale and how we could go about certain situations that are normal to short sales. She also helped with finding an attorney that would be the best fit for my buy (someone experienced in short sales) and helped me through finding an inspector. She is so good that she even helped me find a interior designer that would be able to help me design my new (first) home. She has been in contact with me every step of the way. She went above and beyond her duties as an agent and was really more of a guiding light in my first buy. All The Details: I am a first time home buyer as mentioned above and my parents, who live up North, helped me with the purchase. Gunilla started by helping figure out what I needed and wanted in a home. She then took her time to find some listings that she thought I would like to see. And got me into some homes that I thought I would like. We finally (after about 10 different places) found one that I liked. We put an offer in and it was rejected miserably . At that time I was so disappointed, but Gunilla (being an experienced broker) knew that I would find something and sure enough after some more digging she found a condo that had just went on the market however, there was already an offer on it. She did more research and found out that the contract was falling through and gave us the option to give a back up offer. I do not know much about real estate so she had to explain everything to me and my parents (who were in PA through this entire process). We jumped over so many hurdles and that is all because of her diligence. Having to deal with a bank and a seller would seem to be very stressful, but I did not feel stressed and I learned a lot along the way. Fast forward to the end, she is the reason that I can even call myself a first-time home buyer. She even did research about certain exemptions that I am eligible for. She is just an amazing person. I do not have enough words of good praise for her. She took me under her wing and really helped me through this tough buy. She was always realistic and caring. Gunilla is so trustworthy. She took a lot time talking to my parents explaining what was happening in the process (being that the laws are different in FL than PA). In the end, Gunilla has become a great friend and great contact for me. I highly recommend if anyone is looking into buying or selling a home that Gunilla is the broker to call. When we decided to move back to Ohio and sell our house we were nervous about selling our house. We bought at the peak of the market and we have only been in the house for 8 years so we didn't have tons of equity. We found Ganila on Angie's List and she was amazing. She is kind, funny, honest. and professional. She brought in a professional designer to help us stage the house. Then she brought in a professional photographer to take pictures to post on line. When we saw the final product, we didn't want to move the house looked so amazing. We instantly had buyers in a bidding war for the house and she worked with all of the other real estate agents with professionalism and ease. We had it sold, and then the buyers backed out, and then it was back on the market and sold again. It w as a whirlwind of activity and the house sold in less than a week. She was quick to respond to our multitude of questions and with all of the different bids we had to look through she pointed us in the right direction as which was the best and safest deal for us. We had interviewed another real estate agent and we ended up getting 20,000 more than what he wanted to list the house. We weren't available for the final day of paper work with the new owners so we gave Ganila the power of attorney to take care any of the lose ends because we trusted that she would do what was needed. Our only regret is that we can't take her with us to Ohio to help us buy a new house!
