My mother was involved in a short sale situation which she was not happy too be in, and afraid the house might even have to "go bac to the bank". Gunilla Craven turned the situaion around as only she can do, and encouraged us all the way. She streamlined the process so that we closed with a buyer before year's end so we could take advantage of the mortage forgiveness before deadline. Thank you, Gunilla!!

We had to sell our partially renovated house due to a divorce agreement. The buyer had a unique contract requirement (home being seized via immanent domain), and could only commit to a closing date between one and six months from signing. She worked closely with us and the buyer over several months to make things happen and keep everyone up to speed. Between the signing and closing, my ex moved out of the country, which complicated things even more. Gunilla never flinched. Every time something came up, she handled it with a great sense of humor and an unparalleled level of professionalism. What could have been a nightmare of a process went very smoothly, thanks entirely to her. I've worked with numerous Realtors over the years--she's the best.

I first sought Gunilla's assistance in 2007 when I moved from North Carolina to start my medical residency in Jacksonville. I had only visited the area once and any other knowledge I had at the time had just come from internet research. Furthermore, given that I was in medical school that the time, I was only allotted a few days in which I could come down and house-hunt. Gunilla worked with me extensively via email and over the phone, sending me listings, finding out what I wanted, narrowing the search, etc. When I came down to house-hunt, she spent an immense amount of time with me, helped me stay focused, provided me with all of the pertinent information on neighborhoods, showed me around, and when I did settle on a house, it was of course perfect for me! Not only that, but knowing that I was scheduled to stay by myself in a hotel that was not in the safest area of town (unbeknownst to me), she hospitably offered up the use of the guest bedroom in her house while I was in town! After I left town, Gunilla guided me tirelessly through every step of the purchasing and closing process (being that I was a first-time home buyer, I had a million questions). When my mother came back to town with me, she took the time to get to know her and make sure she was comfortable with everything. Furthermore, after we closed on the house, she continued to assist me with referrals for carpenters, HVAC repair, etc. Needless to say, we kept in touch over the years, and when I recently purchased my second house and rented out the first house, I sought her assistance again. First of all, even though she received no reimbursement for it whatsoever, she was happy to provide me with a ton of information on the rental process which was entirely new to me as well. My husband and I searched in many different areas of Jacksonville this time and didn't always have similar opinions. However, Gunilla once again provided us with the resources and information that we needed to narrow our search and worked timelessly to find houses that fit both of our criteria. She and her husband, Larry, were readily available to show us houses during the tight times that both my husband and I were able to get off of work. We once again were able to find the perfect house for us, and she once again guided us through the closing process from start to finish, helping with every hurdle along the way. After closing, we had an issue with the appliances that escalated to a point with the previous homeowner where we were afraid we may have to go to court in order to get resolution. Gunilla was once again by our sides guiding us every step of the way and was willing to be right there with us in court if it came to that (which thank goodness it didn't, because through her amazing negotiating skills, she was able to bring everyone to a satisfactory resolution). AND she has once again continued to provide me with referrals for repair work that needed to be performed on the rental house and answer a myriad questions over the months. All this extra work she put in even after closing is above and beyond what I would expect from any real estate professional and has once again more than solidified my confidence in and affection for Gunilla. Gunilla is one of the most professional, hard-working, helpful, congenial, humble, and warm people I know. She has never steered me or my family wrong, and furthermore has gone above and beyond to build a lifelong relationship with us. I am CERTAIN that you will be just as happy as I am with her!

This was a very complicated home sale from start to finish. Gunilla handled all of the paperwork and worked tirelessly to list and advertise our home. We had moved out of the state during this, and she was able to get us a very good selling price.

We are a military family and moved across the country to Jacksonville in August of 2008. Gunilla assisted us in finding and purchasing our home here. We were on a tight schedule and were living in a hotel at the time with a colicky newborn. Gunilla went way above and beyond the call of duty to accommodate our chaotic schedule and odd tastes in real estate. She spent hours trotting around the most remote areas of Duval, Baker, Clay, and Nassau counties with us for weeks until we found a few properties my husband and I could agree on. When it came time to decide which to put in an offer on, how much to bid, etc., she again showed her exceptional skill and expertise; we could not have received better advise. She contacted friends & past clients to inquire about neighborhoods and property values, called in favors to get our inspections done within days of our offer being accepted, and was available to us every step of the way for every question or worry we had. As if all of this weren't enough, Gunilla has a fantastic personality and unmatched people skills, and she was a joy to spend so many stressful (and eventually joyful) hours with. We've had experience with both poor and mediocre real estate agents in the past, but Gunilla is the real deal. You won't find a better real estate agent in the Jacksonville area!

I was referred to Gunilla (never Mrs. Craven) by several people. I had just returned to Jacksonville after my time in the US Army. I wanted a home where I clould settle down and start my civilian life. I first met Gunilla for lunch where we talked for over an hour. She wanted to know about me and what I wanted in a home, Two days later, she called and we looked at several houses until we came to the one I bought. It is the perfect home for me. I really appreciated the fact that she took the time to get to know me before starting her search. I also liked it when she explained to me that her commission would be paid not by me, but by the seller. She even took the time to help me with my VA loan. In short, she is just a very good person who truly cares about her clients. I will always refer anyone to her.

Hi, I dont know why anyone would use another Real Estate Agent. Let me tell you my story. I recently graduated from Medical School and got a job as a Physician in Jacksonville FL. I was referred to Gunilla from another Physician and it was the best decision that I could have made. At the time I was moving from North Carolina and only spent a limited time in Jacksonville to look for jobs. I really was unsure about the area and where to live. Gunilla is truly a professional expert at what she does. Because I was in North Carolina most of my interaction was done through e-mail as well as phone. Gunilla spent long days (and probably nights) searching and narrowing down what house I wanted and where I should live. I then traveled to FL with my family to spend only 3 days with Gunilla to look at the options. Gunilla was extremely professional and thoughtful in terms of getting me into the correct house and area that would suit my needs the best. It was amazing that she only knew me for a few weeks (mostly through telephone and email) that she was able to find exactly what I wanted. She kept me on track and steered me in the right direction if I started to drift into areas of Jacksonville that would not suit my needs. Overall, The reason why I will not use another real-estate agent other then Gunilla is because of the following: She was always professional; she returned phone calls, emails, and paperwork extremely quickly. She did a huge amount of leg work that made it extremely easy on me. (I literally just had to show up and we would go look at the options). Gunilla knew the areas inside and out when we went to look at them, she knew why it would fit me and why it wouldn?t. She has the expertise and the experience in real-estate that allowed for insiders knowledge that I didn?t have to help make a great home buying decision. She worked extremely hard and was more then willing to change the plan if I was not happy with something. She set up everything, home inspection, insect inspection, repair work, etc.. She kept me updated day by day. She even went to the house I was purchasing and took pictures of the updates as well as video of the home inspection since I was unable to attend and sent the videos through e-mail to make sure I understood all the parts of the home inspection. Also, Gunilla owns her on real-estate business, she is truly working directly for you, and makes you feel as if you are the only buyer that she is dealing with (even-though she might be dealing with several clients). I am going to use Gunilla again, because I dont think you can get a more professional, service oriented, expert in the real-estate business. Thanks, Steve M
