horribly, you name it there was something wrong with every contractor's work Wise Choice Properties brought to the project. Quality of workmanship and materials was very, very poor. these individuals do not have a clue on how to deliver a quality product. Exterior siding, window flashing, electrical wiring, plumbing, drywall, concrete, improperly installed floor joists, kitchen cabinetry installation, shower pan all had costs to correct the work performed under WCP. All of these items listed have one or more issues, some are violations of inspection codes. Not sure how they pulled that one off. here's a really good example, of the level of competency WCP contractor has. When I told her it appears the siding installers failed to use any shims to ensure the proper pitch for water to flow away from the house instead of towards the house, her comment back to me was "What's a shim?" her business partner/husband is the most arrogant of people I've met.

Bid was reasonable but soon as they received my money their responsiveness was terrible. They were very disrespectful with my property breaking things cutting power lines and cables ruined my grass and did not replace, stepped all over my rose bushes and killed them, broke my ornaments, left trash and cigarette butts all over my property. The owners are a married couple. The wife Janet Wiley down right lied to me more than once. They left a lot of things unfinished that if we did not hound them to fix they would have left. Janet was also very nasty and disrespectful when speaking to her. Their customer service is horrible. But dishonesty I could not deal with. There also was some left over roofing shingles which they started to take and I asked a worker did I pay for them? Worker said yes. Well then I wanted them for later use if by chance we need to ever repair the roof. I felt they were stealing what I payed for. I have worked as a Customer Service manager for 20 years in the financial areana and have never worked with such unprofessional people. If I knew this I would have hired another company with a higher bid, just so I could give an honest company the work.

Our experience with Wise Choice Properties (WCP) was not great from the start. They missed our first scoping appointment but after we placed a call to them, they came over immediately to discuss our project. We were impressed by their ideas, apparent professionalism, promises to be present throughout the project, and ability to work with us to keep within our budget so we hired them anyway. It went downhill rather quickly from there. Here are some examples: 1) We asked WCP to confirm our cabinet measurements prior to our ordering since they would be responsible for the installation. Not only did they not measure accurately without our interference but they never requested a copy of the plan view and actual measurements to share with their subcontractors (including the plumber and the cabinet installer). 2) Next was the demo of the existing floor and re-tiling. Despite the lack of containment and clean up from the demolition of tile, we were very pleased with the tile installation. However, apparently WCP doesn't see the need to seal grout, even in a bathroom. That was considered out of scope. 3) Grout from the repair job in the shower started to fall out within a week in one spot (see attached photograph). We'll see what happens with time. After complaining and 4-5 weeks later, WCP patched that spot. 4) The shower head was wobbly after installation and we found a leak in the wall behind the shower head valve after replacement. After complaining, WCP re-did the installation and fixed the leak. However, the plumber installed the plate along the base of the shower head arm so that it did not cover the entire hole in the tile (see attached photograph). Again, we had to complain to have this fixed. 5) No grout or caulking was installed around the shower drain upon installation (see attached photograph). Again, after complaining, this was fixed. 6) Although we directly asked Janet Wylie if the plumber needed to come to move the plumbing prior to the cabinet installation, and she answered no, it turned out that is what needed to happen. Instead, the cabinet installer showed up and couldn't complete his job b/c the plumbing needed to be moved. Yet another delay due to poor project management and lack of attention to detail. If more attention had been made to the actual cabinet dimensions, this could have been avoided. 7) We were told that the granite countertops we chose during our scoping meeting are always in stock and could be installed within 1-2 days of the cabinet installation. Although we never changed our selection, we had to wait over a week for the countertops to come in b/c they were not in stock! 8) Once the countertops were installed in both vanities, the holes for the sinks and faucets were cut incorrectly (in both countertops) such that the plungers for the drains could not move up and down. In an effort to "make it work" and squeeze everything in, the plumber bent the plunger (see attached photographs). We were later told by Frank Wise that this had happened to two other clients that same week yet they continue to use the same countertop distributor. After complaining, we waited another week to have the holes extended to better fit the faucets. The plungers now move side to side instead of just up and down but we gave up complaining as they didn't see a problem with it and obviously weren't going to make it right. Although WCP requested that we have the sinks available for the countertop contractor, they never mentioned also needing the faucets. 9) During our scoping meeting, we agreed to have the exhaust fan vented to the outside through a nearby soffit vent to avoid moisture being directed into the attic . Although this language was never included in our contract, that is what the local codes stipulate and therefore should not have been an issue. When we checked in the attic, we found the pipe just lying on the attic floor and not vented to the outside. Frank argued that this did not need to be changed and told us if he found we had other fans that were not vented to the outside, he didn't need to do this one either. We argued that other fans in our newly bought house are irrelevant and that we expected this job to be done correctly and to code no matter what. After alerting him to our getting the City inspector involved, he "ate his words" and came back with a licensed HVAC contractor to vent the fan to the soffit (as coded in Florida). In doing so, they never made any effort to touch up the paint that was chipped along the new vent screen (see photograph). 10) Although a couple of the dry wall repairs associated with the installation of new shower valves and other touch-up areas were done well, several repairs associated with the cabinet demolition and the demolition of the toilet paper holder were left bumpy and unsanded (see photographs). Not the turn-key result we were expecting or promised. We sanded and then painted after they finished. 11) Not a single permit was pulled until the job was completed and only after we inquired as to the associated expected inspections. It turned out that 3 permits were required: 1) mechanical permit for installation of the exhaust fan; 2) electrical permit for wiring the exhaust fan and moving a GFI plug; and 3) a plumbing permit for moving plumbing to fit the new cabinets. It should be noted that pulling permits was an itemized expense in our estimate and one we were paying for. In addition, after the job was completed, we then had to wait another few days for the mechanical and electrical permits to be filed and inspected and another week for WCP to even file for a plumbing permit. Again, additonal delays. WCP blames this on the time required to get inspectors to the site but in fact, once the permits were actually filed (the actual delay!), the inspections took place within a couple of days. 12) It wasn't until we complained multiple times and finally got Frank on the phone instead of Janet that WCP, themselves, showed up to actually see the work that was being done under their name. This was 3-4 weeks into the project. At that point, Frank convinced us that he would make everything right to our satisfaction but we quickly realized he really never wanted to hear our full complaints and just wanted to complete the job. As we continued over the next couple of weeks, he told us that we "just wanted to fight" and that "he could not make us happy". He's right. As long as they continued with the lack of quality workmanship advertised, didn't file the necessary permits, and tried to pass things off as being to code that weren't, we would not be happy! This further exemplified their lack of professionalism in dealing with their customers. We strongly recommend that you DO NOT hire Wise Choice Properties for any job. Although we've heard that their lack of attention to our project and the quality of workmanship may be due to the "small" nature of our project, we feel they shouldn't have accepted the job if they weren't going to do it correctly. After this experience, we certainly wouldn't hire them for anything else.
Description of Work: We hired Wise Choice Properties as the General Contractor to remodel our bathroom. Services stipulated in the contract included a "turn key" job with the following specific tasks: 1) Demo of existing floor and replace with owner-furnished tile 2) Repair and retouch grout in existing shower 3) Change out shower head and trim in existing shower 4) Demo existing vanity cabinets and shower door 5) Install new owner-furnished cabinets 6) Install new shower door 7) Provide and install granite countertops for vanities 8) Install owner-provided sinks 9) Install owner-provided faucets for sinks 10) Install and provide switch for owner-provided exhaust fan with light and heater 11) Obtain all necessary permits In addition to these services, we augmented the contract with the following services: 1) demo of toothbrush and toilet paper holders and associated dry wall repairs 2) install an electrical plug over the vanity The work was estimated for completion within 3 weeks but allowed for 30 days or more if extenuating circumstances took place (e.g., time for permits).
