The appraisal was completed in a timely manner but by un unlicensed associate working under Ms Noble's supervision. The charge was actually 50.00 more than the quoted fee of 300.00. The incorrect type of appraisal was undertaken for insurance coverage and the actual data on the appraisal was grossly wrong in terms of obvious structural matters such as foundation type and structural material of walls.Even a novice knows that a 1920s era house is not slab on grade and drywall construction. She completed a market value appraisal rather than a replacement value appraisal. When confronted with the errors she suggested she had no way of knowing what type appraisal Citizens would want and corrected the foundation error which she characterized as a "perceived error." She related at that time that she lacked the experience to perform the needed replacement cost valuation and I subsequently obtained it through Osborne Bay Area Appraisals which was very professional and attentive to detail. I requested a refund of the cost of the initial worthless appraisal which she refused to provide despite her lack of due diligence in developing the appraisal and misrepresentation of her qualifications to perform the appraisal of a historic home for replacement cost required by Citizens. It is absurd for an insurance agent and appraiser to suggest they have no idea what sort of appraisal should be performed and equally absurd to suggest she could not obtain that information from her associate at AAA.
Description of Work: My homeowners insurance was cancelled for my historic home by Travelers as a high risk property and I had to move my coverage to Citizens. My Insurance agent at AAA determined I would require a new appraisal for their coverage which she arranged with Ms Noble who also worked at AAA as an insurance agent.
