Impact Home Inspections Inc.

This is an excellent company run by caring people. My initial contact with Michele Hurtado was by phone to set up an appointment. She could not have been nicer and was also very informative. Gabe and Shaun (sp?) showed up early to the appointment. They were both polite and nice. They diligently inspected the unit, taking photos and documenting their findings. I would have accompanied Gabe throughout the apt. but he said that he would prefer to concentrate on inspecting so as not to overlook anything and would come get me if there was anything of concern; he would speak to me after the inspection. He did just as he said. After inspecting, he pointed out items of concern/things that might need to be addressed, and discussed all with me. I received (by email) the full inspection report the next day, which included photographs and detailed notes of imperfections and/or problems. The print was large, which made the report easy to read. Included as a separate attachment was a Summary of the inspection. Although it was presented as a separate attachment and it did say Report Summary on the left top page with a disclaimer stating that "This summary page is not the entire report...", immediately below was a continuation of photos and print, looking exactly like the full report. There was no individual cover page stating company name, Report Summary, date, etc. Each page, however, did say "Report Summary". The first summary page number began with page 42. Very confusing. A separate report should have a cover page and begin with 'page 1'. I emailed Gabe about this. He responded quickly and explained that his software does not allow him to separate the reports. When the software is updated, my suggestion is to include a clear, stand-alone summary with a title/cover page similar to the Full Report. Both Gabe and Michele were very quick to respond to all of my questions, addressed each individual issue and gave precise and detailed answers. They appreciate their customers and it shows. Their professionalism, punctuality and kindness make me very pleased that I chose this company. I highly recommend Impact.

My experience was excellent - this is truly a group of professionals. I had called several inspection companies and hit voicemail for all of them. Not for Impact. I called and Gabe answered right away. Typically I think Michele handles these calls, but Gabe picked up and was prepared to answer a ton of questions. I got a good feeling about Impact Home Inspections immediately. Gabe was clearly very knowledgeable and has inspected many homes. Michele followed up with me to schedule an appointment - she was a pleasure to work with as well. Gabe and James showed up early - always a plus - and did a preliminary inspection outside while they waited for us to arrive. Inside, Gabe and James were extraordinarily thorough. Gabe, a tall and slender gentleman, was even able (and WILLING) to crawl around in the home's tiny, hot/humid attic space. I have to say...an attic is a huge vulnerability, especially with termites being rampant in Florida. Thus, it was important to me that he went up there to verify there were no signs of termites, water damage, etc. I believe he is a licensed termite inspector as well, so he knows what he's doing. James was able to give me a lot of valuable advice on repairs I should make to the home. He pointed out some issues I should be attentive to, especially if I am to rent the home out one day. Both James and Gabe even provided me with good contractor recommendations AND general home questions after my inspection - something I tremendously appreciated. In addition to James and Gabe, they also had a licensed termite inspector come and do his own inspection (so sorry, forgot his name!). He was so helpful and knowledgeable, even with regard to non-pest related questions I was asking. I received the report the same day. It was very thorough and covered what I expected it to. In fact, even my Dad had reviewed it and was impressed. THIS IS NOT EASY TO DO. My Dad is the type to always have some sort of criticism. This made me feel good that I had selected a company even my Dad would approve of... Gabe also followed up with me to make sure I didn't have additional questions on the report. Usually, companies will wait for you to reach out. If you want kind, professional, honest, knowledgeable people, Impact Home Inspections is my recommendation to you. They are all highly responsive and willing to go above and beyond. They set a standard I wish all companies would hold themselves to. From what I saw, other inspection companies offer a lot of "whiz bang" with their service. Get special warranties, get special discounts, get this, get that...but at the end of the day, what you need is a responsive person who knows what they're doing. Impact isn't the cheapest nor are they the most expensive, but they ARE worth what they charge. You get what you pay for. I'll hire them again for my next home.

They were very thorough. Two guys came and it took them a little more then 3 hours and they also included a termite inspection for us. We were very happy!

The Impact Home Inspector arrived at the scheduled time in professional attire and provided a thorough inspection of all aspects of the home. I was with my real estate agent and the seller's agent and the inspector kept us updated of his progress and was very professional. After the inspection was completed, the inspector walked me through the house and explained everything that he had found and answered all of my questions. His knowledge was impressive and his fee was reasonable and in line with what I had requested. What I liked the most was that the inspector was knowledgeable, willing to answer all of my questions, took the time to inspect the home thoroughly, and he was friendly. I would highly recommend this company and would use them again.

From my first call I was very impressed with everyone I spoke with, very friendly and professional. Great customer service and communication skills, each email and text were responded to immediately. Gabe was more than helpful, he went above and beyond each time we spoke. Overall great experience, my clients were also very pleased with Gabe. Impact will be my go to company and I plan to refer anyone in need of a reliable trustworthy inspection company.

Gabe found some issues with the home that needed attention. I was able to use his report as a negotiating tool for the buyer and it saved them thousands of dollars off the purchase price. Gabe goes were other inspectors sometimes fail to go. Above and beyond!

Other then removing the walls, Gabe will find any issue in any home so ready assured you know what you are buying. I am not only a client but a realtor as well and I will always choose Gabe for my home inspections.

I am a realtor with Lang Realty. Impact Inspection's has done at least a dozen inspections for me. Gabe is incredibly courteous, reliable and professional. He does a very thorough inspection and always takes time to explain any deficiencies in detail with the buyer. His personal attention to each buyer coupled with his knowledge of all of the mechanics in a home make him an outstanding choice.
