Betsy Pepine was very attentive when we were interested in purchasing a property listed by her company, but was typical 'used car salesman' type - obviously interested in the commission. When more convenient, she would provide information from sellers directly by forwarding their e-mail responses, some with sensitive information that I am sure was not meant to be provided to us (the buyers). She could rarely answer a question about the property that we asked, she would say she needed to find out, then either forward an e-mail or answer very vaguely. These were standard questions that she should have known answers to, when we met her in person, she gave the impression that she really knew very little about the property. I would have been dissapointed if she had been the seller of my property. At closing, there was a back-up offer on the home, an interested party had asked for the realtors to tell us they would like to purchase the home from us and make it worth our while. Our realtor had mentioned to us, and we had said we were not interested. As soon as we walked into the closing, she immediately asked our realtor if he had told us, and what did we think. No hello, how are you, nice to see you, nothing - just, the question about re-selling where she would make another hefty commission. Our lawyer jokingly said, let's finish this sale first... She never said anything else to us, but spoke to our realtor only to find out about potential sale. Following sale of the home, we had an issue with a repair that we had been assured had been addressed. It hadn't been done appropriately and we wanted to contact the serviceman to follow-up. Our realtor was on vacation and out of the country and asked us to contact Betsy. We did and she didn't respond, we contacted her again, and she now said she would only deal with our realtor, it was improper to speak with us directly (no problem before the sale of the home...). Our realtor did all the work to get the info and helped get the service out to come and address the problem. We found out that they had been out 7 months earlier, not the 2 months earlier they had stated, and that they had told the sellers to replace the problematic appliance. Betsy again just forwarded seller's response regarding this information which was basically that serviceman was dishonest and it was now our problem. She did not have any concern with the issue or the fact that they had misrepresented the repair. Our realtor offered to reimburse us for the replacement, nothing from Betsy - she had sold the property and got her commission and obviously was never really concerned about providing customer service. We decided it wasn't worth our or our realtor's aggrevation to continue to pursue reimbursement, but wanted to warn others about our experience.
Description of Work: Realtor for seller of new home we purchased.

Response from Pepine Realty
I appreciate this feedback and feel the need to respond. Prior to the sale, I was asked by their agent to show his buyer the house on his behalf and I did as a favor to him. I recall answering their questions on that day and any I did not know, I found out and provided to their Realtor. A few weeks after closing, an issue came up with the garage disposal. I had previously provided all the information regarding the disposal prior to the closing and shared with their agent what was done. In addition, the buyer did a walk through after the sellers vacated the property and prior to closing to check to make sure all repairs were done to their satisfaction. At closing, they said nothing about being dissatisfied with any of the repairs and we closed. A few weeks after closing, I received an email from the buyer about the disposal not working. I worked with their Realtor and my seller to resolve the issue. (It is inappropriate for me to correspond directly to a colleague's client which I explained to them and asked if they could address their concerns through their Realtor. They did seem offended by this request but I do understand the buying public is not aware of some of our protocols.) During the emails back and forth, I did verbatim share what my seller said in terms of the disposal repair so as to not misrepresent anything that was or was not done. I often do this so that there are no misunderstandings or "whisper down the lane" effects. I was then told by their agent that the issue had been resolved and that the disposal was under warranty. Several days later, I receive a bill for a new disposal. I do feel that because I did not offer to buy the buyers a new disposal, that they are upset. I do not believe it's my responsibility to purchase them a disposal. The seller had the disposal looked at by a licensed professional and used it normally until closing. I disclosed all actions to their agent prior to closing with regard to the disposal. Nothing was said at closing that the disposal did not work during the walk-through and my sellers used it normally until closing. It's unfortunate and frustrating for them I am sure but I do feel they are taking their anger out inappropriately. With regard to sharing with their Realtor at closing another buyer's offer on the house they were just purchasing, they are very much incorrect in their assumptions and their understanding of how Realtors get paid. I would have not gotten a commission on such a sale. It was not my buyer but another agent's buyer. I was sharing the information with them in the event that they would be interested in making a sale. They and their Realtor would have gained financially in that sale; I had nothing to gain at all. I was only sharing this information of an offer to help them. Their assertion is incorrect.
