Responsive and accommodating contractor bringing up property value in my neighborhood, including the build in which I reside. Thankfully not having to deal with the shoddy construction horror stories some of my friends have experienced. You want quality and craftsmanship? Look no further. Extremely happy with my home. I would build with him again, no question.

I spoke with his wife and not Tracy himself. Within the first year, I noticed I had a plumbing leak in the master bathroom. It was resolved, wall repaired and carpet replaced, yet was never able to get the tile caulking in the master bath replaced (the leak turned it blue). My lot was 'built up' and had several feet added to place it above the boggy area it was built on. Yet nothing was added to ensure I would not loose dirt. Most of my back yard has subsequently been lost to the big since. Within a year and a half, my grout started to split. Cheap, poorly mixed grout that doesn't resist stain. I am now, because of stain and chipping, undertaking re-grouting the whole house by myself (with exception of the carpeted bedrooms). I am noticing now, as well, that spacers were obviously not well incorporated between tiles as I have gone from 1/4 to less than an 1/8 in many areas. I should NOT have to be doing this after 4 years of owning this home. Another side note: I understand they are not responsible for the major appliances they use.. But the 'top end' fridgidaire freezer unit they installed quit working while I was deployed (1.5 years in). You can imagine the stench I came back to. The stench it returns to if I turn it off. It was NOT covered under warranty. And the face/knob area of the fridgidaire stove faded after the first few cleanings. Lesson: watch their grout lines and keep subcontractors responsible for main ting them. Insist on high end grout. Ask they do NOT purchase fridgidaire appliances as the will a) break or b) look very poor within a few months. Nice people. Poor subcontracting choices, poor appliances choices.. And I'm anticipating loosing my house to the bog at this rate..

This contractor does not communicate regarding his potential damage to our property. Lawyer contact has not been returned from his lawyer office to ours and no personal contact regarding the fence placement for 38 years and possible land ownership of the 3'x105' strip of land behind our home at 701 Overbrook Dr., FWB, FL He now has two houses, one of which is directly behind us and is for sale on hand that maybe in conflict with the local setback regulations if the land strip on which he removed our 38 year old fence (chain link with privacy slats) on a parcel 3' x 105' at the rear of our property is contested. We have not been under contract with his firm in any way and would recommend others be careful in their dealings with this person and firm. Other facebook records have shown other buyers have had difficulties in getting repairs to homes he has sold and in some cases many problem years after the sale home sale have gone un-repaired.
Description of Work: This builder tore down a 6 foot chain link 105 fence from our property that had been in place for 38 years without our permission. We have tried to communicate in person via email, through lawyers and to no avail. A partial wood fence has now been built on his property taking over three months and is still not done. Still no communication with the builder.

In the beginning the home building experience went well. There was a lot of positive communication between he and I and things were going smoothly. Towards the middle to end of the construction things began to runamuck and Tracy Acree began loosing control of his subcontractors. One major problem was his lack of attention to detail between he and his subcontractors. If you ask him to do something you have to follow it up in writing and multiple reminders, and maybe then it may or may not get done how you requested. Many times during our conversations I felt as if he was off in lala land or day dreaming about drinking on the beach. Meanwhile I'm expressing specifics about how I want something done or accomplished. By the end of the construction there were a dozen specific requests and only one or two were actually done correctly the first time and exactly how I asked. Several of the items were done completely opposite of how I requested. I think if Tracy were to listen and document what he is being told by a client and follow up with his subcontractors to ensure they are doing what the customer desires then his clients will be happier with the final product. Dont get me wrong, we are very happy with the home now that everything is finally finished, however, there were some very painful occurances during this construction and post construction process. If you or anyone you know chooses to use Tracy Acree Construction in the future it is imperative that you document every request and follow up by visiting the construction site often to ensure that things are being accomplished exactly how you want them. There are some things that cannot be fixed after they are done and the time to catch the mistakes are before they occur.
