Ken showed up on time as promised. He started by inspecting the outside of the house, I found it odd that he was using binoculars to inspect the roof instead of going up on the roof. When I asked Ken about that he said that he was too old to climb on the roof and the binoculars were just as good. The rest of the inspection seemed to go fine and the report we received seemed to be well done, until we closed on the house. Immediately after closing (about two weeks after inspection) we immediately noticed that the smoke detectors (required by florida code) were non-functioning. After closer inspection it wasn't possible that these were ever working since there was no power run to the detectors and they were AC only (about $45 in supplies and 6 hours in the attic to fix this). Thankfully I know how to run electric so I didn't need to pay an electrician for those 6 hours. Next we identified that two of the three toilets in the house were leaking. One required only a new flapper and fill valve (about $12) but the other one required a complete kit (still only $20) but thankfully I am handy and didn't have to hire a plumber to fix. Then we found that the garbage disposal was completely inoperative since it was completely rusted on the inside. ($125 for new garbage disposal and $50 for handyman to assist me in swapping since I have never done this.) After finding these things, I contacted Ken via email to express my concerns and see what he could do to help solve these problems that he SHOULD HAVE FOUND. I made this contact prior to fixing any of these items. Ken responded back telling me that he doesn't check smoke detectors because they are too high (HUH?). He said that he finds it hard to believe that he missed the toilets but since the repairs are only $20 it isn't a big deal ($20 if you don't hire a plumber, and no big deal for him, he didn't pay the $40). He then told me to fix the disposal I could just press the reset button on the bottom (HUH??, it was completely rusted and the blades were stuck permanently). I was a little upset about the fact that I was blown off after spending $475 for his services and was now out about $292 and 10 hours of my time but I figured better to move on with my life until: Last week my home owners insurance company denied all of my discounts due to the fact that Ken didn't send the correct photos with his report. This time I went through my realtor since he recommended Ken and Ken promised to fix the issue. He then sent two additional photos (according to him and still wrong) to my agent and then sent me an email telling me that if I want to sue him, to go ahead and he will make sure I pay for his attorneys fees (Whatever Ken!). So to close my long story, DON'T HIRE this person. He doesn't do quality work and doesn't stand by it. He provides horrible customer support and doesn't deserve your money.

Ken was there about an hour before our scheduled appointment. By the time we arrived, he had looked through everything and was ready to go over his report and go through the home, room by room with us explaining what he found. He had all electrical appliances turned on and running to check temperatures. He even offered suggestions on repairs needed to save on costs and add value.
Description of Work: Inspection of a foreclosed townhome for damage, termites, leaks, etc.
