"The client is forgetting about when we found them a A/C system for a "significant" discount, or a PVC fence for the property for $5k less than other fence vendors. The client was surely happy than when we saved them all that expense! It was a citation from the City for $100, a fine if the issue was not resolved. It was their faulty sprinkler equipment which caused the citation that the tenant paid $350 to have repaired and the case was dismissed with the City (NO FINE!). We tried to put the client at ease during this process and that we reassured them it would be resolved, which it was! The client is correct when they claimed that they were "FIRED", obsessed, overbearing, and was the reason for their harsh review. We had gone above and beyond for these owners which was all done "gratis"...no extra fees charged like other pm's charge. This client forgets about all the good that was done for their investment, especially repairing the mess from their prior management company. We can fix almost any problem when it comes to managing a property but their problems will always be blamed on the property manager...regardless whatever the issue is! We could not recommend them to another pm with a good conscience."

On the question of cost, I put in a silly number because there was an initial cost and then an ongoing monthly cost, making the box above impossible to correctly fill in. These costs are based on the amount of rent charged. I find their prices to be competitive with other property management firms. I would be hard pressed to find a better value for my money in this category.

We recommend PMI.
This was during Cape Coral's installation of City Water services, the streets were torn up and prospective tenants could not find a way to get in to view the property, so there were a lot of no shows or under qualified tenants. PMI managed this half vacant property and worked to get a vicious pit bull out of a unit that the previous manager had let into my no dogs property.
I have NOTHING but good things to say about the service I received from this wonderful friendly and uncompromising company.
