Danny is a real estate agent who listed properties for Lenders. He has built his business on the loses of many Americans who have had thier home foreclosed on. Danny has a handful of cash investors in his pocket that make offers on the very "ugly" homes he lists that have been foreclosed on. He does not present all offers he has on his listings and does not communicate on his listings if multiple offers are present or not, so as a buyer, you will be given the run around. He is not a Realtor(r) because this designates a higher set of standards of real estate professionals. (Adopted 1/93, Amended 1/95) Standard of Practice 1-7 When acting as listing brokers, REALTORS? shall continue to submit to the seller/landlord all offers and counter-offers until closing or execution of a lease unless the seller/landlord has waived this obligation in writing. REALTORS? shall not be obligated to continue to market the property after an offer has been accepted by the seller/landlord. REALTORS? shall recommend that sellers/landlords obtain the advice of legal counsel prior to acceptance of a subsequent offer except where the acceptance is contingent on the termination of the pre-existing purchase contract or lease. (Amended 1/93) We submitted an offer on a property through ebrokerhouse.com which is a webportal that Danny uses to organize his offers and properties, our offer was submited on February 18, 2011 at 12:09PM (EST) As of today February 22, 2011 we have no confirmation the owner/seller has seen our offer nore confirmation if there are other offers, if there were, he is supposed to email a Multiple offer form to communicate to all buyers that there are multiple offers on this property
