Description of Work: Scope of Work: Complete tile re-roof and Gutters |Project duration: December 2nd - December 23rd (20 days). | |I was really excited about Franks Roofing and still like the idea of giving business to the "smaller guys." Franks came recommended by a couple people and they were the lowest estimate that came in. A couple things to note where I felt things went wrong. Before I list these, note that all issues were resolved eventually and that I think they do good work for others and they have been around for a long time, but an overall good experience was not our experience. Gutter were great however. Issues included: | |Estimated time was 3 days (1 for tear off/dry in, 1 for inspection, and 1 for re-tile). I figured a week is reasonable. Having the roof drag out for almost 3 weeks, to me, was pushing the limits of acceptable time frame. It was 22 days from they day they started tear off to when they were no longer on my roof and I issued final payment. I'm certain this is not the norm for Franks. | |They tore off the roof the day of a major rain system that came through. I expressed to two employees of Franks that I did not feel comfortable with them tearing off the roof before this storm system (record rain amounts). They assured me that they would not take off the underlayment so the roof should remain dry as this is what really keeps a roof dry. I expressed how the reason I'm getting the roof replaced is that it is old and the underlayment is bad. They proceeded to take off the tile the following morning. The storm system hit mid day and lasted through the night. I was up most of the night with buckets in the attic and house trying to keep all the leaks (10+) from really causing a lot of damage. Water did make to some parts of the drywall and got behind our cabinets causing large water spots. The agreed resolution was that Franks did not charge for any wood repair work (around $500 bucks) and I did the drywall/cabinet repairs inside myself. | |I stepped on a roofing nail and had to receive medical attention. During the proposal pitch from Franks, one of the main selling points was that they don't leave anything behind. I think a few nails left behind is reasonable, but 2 weeks after they left, I bought one of those magnet things and found over 80 nails. To me, that's excessive and it only took me 15 min to pick those up. They probably could have given more attention to this. | |There were broken tiles on the completed roof. I went up on the roof to inspect the work before issuing the final payment (and to put on some Christmas lights). I am an educated on how to walk on a tile roof, and noticed 4 broken tiles. I sent pictures to Franks requesting they be addressed before payment was made. They started to say that I had broke then when I was up there. I insisted that I did not and that suggesting that the homeowner is lying is not great. 1 of the tiles didn't looked cracked, but looked to have had a factory error and had been laid that way. They fixed two of the 4, and I had to fight some more to have then fix the other two. To me, the homeowner shouldn't have to fight for a week to get broken tiles replaced on a new 16 thousand dollar roof. They did fix this, but again, probably should have been an issue they brought up to me saying they would fix it, not me pulling their leg. | |Our neighbors house got plastered with dust from the cutting of the tiles, to the point where she came knocking on our door at 10pm demanding we do something about it. In communications with Franks, it was resolved in that I rented a pressure washer and cleaner her house one Saturday. They also left tarps on the grass between the house for days on end resulting in all the grass dying between the house. Franks didn't do anything to resolve these two issues or compensate for the pressure washer rental, my time in doing the work, or the cost to replace the sod. I'm not 100% sure roofers are liable for things like this, but something to be noted nonetheless. | |There were some scheduling issues. Meaning they would say certain people would be out there at a certain time when they would not be, or things would take so much time but would take way longer. | |There was some stucco damage that occurred during the tear off. They said that this is not something that they pay for so we could have to pay a separate stucco guy for this repair. This was not something I expected. They did end up doing the repair at their cost though with all the other issues that had occurred. | |Summary... |This tile re-roof was a nightmare for us. I believe Franks would say that this was not a normal job for them as well. I had many sleepless nights wondering if leaks and such were occurring. In the end, a finished roof and gutters were delivered to us to an acceptable level that we felt comfortable paying the full price of $16,691 (which is the adjusted price of deducting any plywood work, facia board work, and stucco work which was around $700..not completely sure how much that would have been). Would we use them again? I think it's all a little too fresh to say that we would. Again all issues (major ones) were resolved end the end. In paying 16K, I did not expect the issues outlined above or that it would take 3 weeks and such. I don't know if it's completely fare to tell everyone to not use them, but if you're reading this review and do use them, these are some things to keep in mind and watch for. | | |
