Mr. Newman's company was recommended by our realtor. Months later, after the report, we began working on our new home. The report had mentioned several things but made no mention of unsafe wiring (it mentioned some less significant wiring issues that were not labeled as safety concerns). After discovering that fans and lights were run to extension cords in the attic (brightly colored orange and readily visible!) which had been chewed through by rodents, our realtor wrote Mr. Newman and sent photos to him. He didn't respond. I waited another week and wrote him. Again, he didn't respond. This situation was obvious in just shining a flashlight into the attic, where several extension cords were visible. (we have retained photos and the cords). In addition, the extension cords had been chewed through by rodents, making the situation more unsafe. This was not a latent defect, but a glaringly obvious serious safety hazard. It was something that I as a lay person would have seen if I'd done the walk through. We had reviewed the report in preparation for furthering the purchase of our home and obviously relied upon that in negotiating our price and decision-making. The attic and wiring sections made no mention any of this. This was a significant fire and safety hazard. As absent owners, we are very fortunate that a fire didn't start. This could have been devastating as absent owners with only liability insurance prior to renovations. My main concern is that this not occur for someone else in the future. My secondary concern is that we will end up paying for repairs that should have been known about if they had been properly noted in the report. (The cost of the housing inspection report is less than the necessary wiring repairs.) As a mother and neighbor, this is not something I could overlook and walk away from.
