M & P Maintenance

I had rented my inherited condo to a tenant. The tenant said one toilet was stopped up, but she had been having trouble with both. I had already had the condo's maintenance people out to fix the problem. Also, the tenant had flagged down a plumber's truck that just happened to be in the complex. The tenant reported that both the condo maintenance and the plumber said I needed to replace one toilet, which was a relatively new Kohler, and that they would do it for just under $300 (with a no-name toilet.) Also, immediately after the plumber left, there was now a loud screaming noise when the second toilet was flushed. The tenant was insisting that I replace at least one toilet. I felt that the two previous opinions were not very knowledgeable, and possibly dishonest, as they dealt with the tenant directly and we're unavailable to speak with me, they had a vested interest in increasing the bill, and I didn't see how replacing the toilet would clear up a clog and stop the wastepipe from clogging again, which was the issue. I called Mr. Perez around 2pm on a Thursday, and he answered the phone himself immediately. I told him that I found him on Angie's List and explained the situation, and that I needed someone asap. He told me he was on a job, but would try to fit her in afterward. He tried to reach her immediately to make an appointment for that day, and then again later in the afternoon, to no avail. That evening we communicated by text, and he said he would try to reach her first thing in the morning. I was pleased, as I know my tenant prefers mornings, and he had told me that he had a job already on the schedule for the next day, and we were heading into the weekend. I liked him, and he sounded knowledgeable. When he went over the next morning, even though both toilets were in working order at that moment, to be proactive and give the tenant comfort he snaked one toilet 8 feet, changed a flapper and checked valves on both. He reported back to me by text, including relevant pictures, the gist of which was the toilets were in great shape, did not need to be replaced, and he adjusted the water feed valve so that there was no longer the loud screaming noise, saving me a possibly much larger repair bill. The tenant called me happily immediately after he left to tell me everything was fixed. I was happy my tenant was happy.

Everything went very well. Miguel is punctual, honest, clean and hard working

I emailed the company to request an appointment for an estimate for replacing fascias on my home. I received a message back from them that they don't do fascia repair! What???? Why did the less than 6 month old review rave about how nicely their fascia repairs went??? I'm happy that they responded within 24 hours so I'm not left hanging. They were very courteous but I wouldn't deal with them for anything else since my perception is they don't represent themselves appropriately. If they are too back-logged or don't work in my area, just be honest and say so!

Wanted to give an estimate to repair rotted facie board by text message without viewing the job. When I asked him to stop by and look at the job this was his text message to me; Extremly busy, sorry, dont have time for anything but schedule, show up, do a great Job. I have a sick Father,18 dogs, Horse, a seven year old Daughter, work seven Days, my Wife'Health Went South Mentaly and lost her Job of 25 years. So sorry for not Speaking about the same Job for the Tenth Time.At the moment I will have to pass . Tx.

Great from start to finish!

We had been told by a roofer and painters that this repair would require removing at least 3 or more roof tiles. I sent Miguel pictures of the section to be repaired. He said he could do it without disturbing the roof tiles. He showed up on time with the fascia board for the repair. He was able to remove the whole section of rotten wood and made a very neat clean repair. He primed wood, front & back before putting it in place. Then he sealed every side and seam with chalk. A job well done at a very reasonable price.

The best experience I have ever had. This is how all vendors should do work; honest, fair price and pride in work performed. I will definitely be using them for more projects in the future. I also wanted to add that Miguel did not feel well and still made it out on time.

Miguel did a superb jot. He worked neatly and planned and carried out the job professionally. The ?leaking problem? was solved completely. The ceiling and wall were repaired perfectly. All was carried out to our complete satisfaction and according to the agreed-upon schedule. On a personal level, we were impressed by Miguel?s reliability, friendliness and sense of humor. It was a pleasure to have him in the house.

Miguel was great from start to finish. He replied to my initial inquiry within the same day. His availability fit my schedule and we made an appointment right away. He was punctual, organized, and ready to work. He did not delay or focus on anything other than the projects I gave him. He did not make any phone calls during his visit and I felt he was dedicated to doing an excellent job. We spoke about my preferences with regard to placement of the mirror , sconces, and curtain rod. He was receptive, understanding, knowledgable, and easy to work with. I am thrilled with the completed work. I plan on calling Miguel for future projects in our home.

Miguel was very accommodating, making a Saturday appointment since I couldn't make it during the week. He arrived on time and was friendly. I mentioned that I was having a plumbing issue as well and he offered to check it for me. He actually fixed it and don't charge anything more than what was quoted for just the bannister. I have more work to be done in the near future and will be calling him again!

We were delighted by Miguel's work. We communicated regularly before the job, he requested photos of the work to be done so that when he arrived he was prepared. He was exactly on time and was cheerful, friendly and enthusiastic. He stripped off the old fascia, inspected the area for additional rotten wood, then replaced the fascia with new boards. He located a couple of other rotted sections that we hadn't even noticed. He sealed the repairs on the roof and fixed a roof leak I had forgotten to tell him was there. He was on the job for about 7-8 hours. My wife and I were extremely pleased by the high quality of the work (the repairs were required for my homeowners insurance) and his very reasonable rates. Plus he could not have been a more pleasant individual to deal with. We'll definitely be contacting Miguel again.

It was a pleasure to work with Miguel and we plan to use him for additional projects in the house in the near future. He was extremely responsive from initial contact through service, punctual and very professional. I would recommend him to others looking for a reliable handyman!

Great Job! I have used Miguel twice so far. He did a great job on various diverse jobs around the house. He is very detailed oriented and really knows his craft. He spotted the fact that my microwave was loose and could have crashed down unto the oven with dangerous consequences. I did not even notice it. He is conscience and efficient. Very friendly and easy to work with. I will be using him again. I highly recommend him!!

I called MiIguel as a long shot on Saturday morning in hopes of getting someone out to my house last minute. My husband was away on business and I needed a few repairs done around the house. Miguel squeezed me into his busy schedule and came about two hours after we spoke and text me 20 minutes before arrival to give me a heads up. Unlike some handy men I have used in the past he showed up in a huge cargo truck pretty much prepared for any and all projects. He fixed my drywall perfectly. He installed my bedroom fan, and tightened loose bathroom fixtures. We even discussed some insulation issues and he suggested I call fpl and require about a rebate, and even gave me the number, even though he wouldn't be making any money off the job. Sometimes it ca be a bit strange having a 'stranger' alone in a house with you, but I felt completely comfortable with Miguel. He'll definitely be my go to handyman from now on.

Miguel did an outstanding job. I am an out-of-state landlord and it is difficult to manage the property I rent. Miguel communicated me with before during and after the work, sending me before and after photos so I could see the quality of the work. He needed to go out and purchase the faucet for the kitchen sink and did everything in a timely and efficient way, again, communicating with me the whole time and helping me to choose the best one for the price. If I need any work done in the future, I would not hesitate to call Miguel as he quickly responded to any queries I had, scheduled and completed the work completely and was professional and courteous throughout the whole process.

Miguel was great and so was all of his work. He was always quick to reply by phone or texts. He was on time both times he came to the house and very professional and competent. We will definitely use him again and have recommended him to friends already.

Was very disappointed that as soon as Miguel became my go to person for repairs and maintenance he stopped communicating effectively to schedule new work and then went completely dark on communications before finally responding that he does not have time to do work for our house. We look for long term relationships from people we can work with and depend on and Miguel started this way and then really let us down causing a lot more work on our part. Disappointing that he does not see the value on ongoing long term clients.

Miguel was prompt to return my call He was willing to help me as soon as he could and provided service as requested on a timely manner I think though that the price was a little high, but I recognize that it is hard to find good, responsible handymen these days and Miguel promises & delivered

We were very happy with both the quality and price of service. He is very reasonable to work with. He listens to you on what we’re looking for and helped us figure out the best final product. He was pretty timely and high quality with getting the work done after we have kind of worked out exactly what we’re going to do.

Miguel was referred to me by another Angie's List handyman who had a full schedule for the next month. I called Miguel, told him what I needed, and he had time available in about a week. We scheduled for 10AM Wednesday, Jan 22. Miguel arrived at 9:45AM in his truck. I showed him the things that I needed done, and he went right to work. Everything went smoothly, worked properly, and was neatly installed. He cleaned up after himself and left no smudges nor damages. This took about 6 hours, which is about right. Miguel is friendly and polite, and did a professional job. I would recommend him to anyone. I will certainly call him again when the need arises.

Miguel came in on time and worked around my mom's schedule and did all the repairs as requested. One of the bathroom sink faucets were really problematic and he came back several times until the issue was resolved. We highly recommend Miguel and would use him again for sure! Thanks! :)

Everything went great! Miguel replaced the rotten wood on the door frame and it now looks as good as new. I was thrilled it wasn't necessary to replace the entire frame. He also repaired a light switch and a clogged sink drain. I was really impressed with the fact Miguel can handle any repair and is equipped to do so. He certainly knows his trade! It was a pleasure doing business with him.

Miguel arrived soon after I had called him since he "was in the neighborhood and close to home." He was pleasant, cheerful and efficient. The washer had gone off balance and "walked" across the floor until it was touching the pipes on the wall behind it. Miguel lifted both the washer and the dryer and removed the scrap of carpet that had been left under the front of the machines. This had caused problems in the past but never so severe. In the process, he noticed that the vent pipe at the back of the dryer was so badly kinked that it could not have allowed the air to flow efficiently. Rather than trying to sell me a new pipe, he fixed the one that was there, moved both washer and dryer and adjusted their legs so that they are lined up and stable. We had not discussed price, but I found that his charges are exceedingly reasonable. I will not hesitate to call him again when I have a longer list of things that need fixing.

Miguel evaluated the problem with the installed doors and fixed the problem by installing the proper hinges. The change of the kitchen faucet was performed rapidly and excellently. The base board molding was installed very professionally and he caulked the edge giving it a great look. I had to call Miguel back for a minor problem with the doors; he came and fixed the problem in about 2 minutes.
