Excellent work. Inspection report was very detailed which I appreciated most. Nothing was missed! Not even a loose screw went unnoticed and undocumented. This worked out to my benefit. Any area/ item of concern was clearly stated either acceptable or defective with and explanation of what a well functioning system should versus what is observed. Photographs were provided for reference in color! As a bonus this company provided both a low end and a high end price range for each suggested area in need of repair. I am very satisfied with this company and you will be too. Don't hesitate!

I used Andy for a wind mitigation inspection and a 4-point inspection. He was on time and thorough. He explained everything to me. The wind mitigation inspection that I sent to my insurance company for a discount was accepted immediately and I will get money back for this year and a discount for next year. Our inspector was Andy, and he arrived to check out a condo that we are planning to purchase. He spent over 3 hours, trying all the appliances and systems and running the water for an extended period to check for leaks in the plumbing and drains. I was impressed when he took down the panel cover plate and reported some (relatively minor) corrosion on the ends of the main leads. Also, the unit has impact glass windows and doors. He reported that, contrary to proper usage, some of the windows would not stay in the fully open position. He talked to me in clear "normal" language and described how the deficiencies could be corrected and the approximate cost of the remedies. This information will help us to get the seller to adjust the asking price to a more appropriate level. I was impressed with Andy and felt he was giving me the 'straight scoop' on the condition, in terms that made it easy to understand. In his written report, which he emailed me the next day, he includes photos that included red arrows to highlight whatever situation he was describing in the section of the lengthy report. He told me that he was doing this for over 20 years, so that added to my confidence in his ability. Also, I thought the price was reasonable, especially for the time it took for him to check over EVERYTHING in the apartment. I eagerly recommend Excel, especially Andy.

I've purchased a few homes in the past and used another home inspector. He was good and thorough but when I found Excel Property Inspections and hired them for my home inspection prior to purchasing, the standard was A LOT higher and due diligence was much greater! Ever since I met Andy, I have not used any other company for any home that I've purchased or for any of my clients who purchase homes. The reason why I would recommend Excel Property Inspections is because they're always professional, punctual and very very knowledgeable. If I ever have a question about regulations or just don't know what to do with a home inspection situation, Andy's knowledge base and helpful nature makes you feel comfortable calling him anytime. The owner of the company did most of the inspection himself. Except for the termite inspection, whom he hired an external contractor. Nice and very professional guy. In addition to inspecting the house, spent time explaining how to take care of some of the things I was unfamiliar with, such as the pool system. Very detailed inspection report with photos, estimates on the repairs as well as tips on how to take care of the main components of the house. Price was competitive. Since only one person came to do the inspection, it took several hours to complete the inspection but that was not issue as we were not in an hurry. An advice for any inspection company is to offer sewer line video inspection for houses more than 30 years as we later found out presence of roots in the sewer drain, that was were causing blockage. Since replacing a section of the sewer pipe could be very costly, it would be good to know the conditions of it before purchasing a house.
