The first rule to follow when hiring an inspector is to never hire one that offers repair services for your house. I had my house fully inspected four years ago by a person who spent over three hours checking absolutely every nook and cranny of my small single family home. Additionally I have an insurance inspector check my roof every two years, and last time said my roof is perfect and should last ten more years. Joe Vita from Diversified Home Inspections brought a roofing contractor with him for the inspection. Before inspecting anything, the roofer climbed up on the roof, took measurements to calculate square footage, and then proceeded to walk into the house and provide an estimate to change the whole roof for $18,000 since "the house needs a new roof". When asked a reason since he had not even looked in the attic at the inside of the roof, he stated that there were a few cracked tiles and that he knew the roof had to be changed. When asked if there were any leaks, mold, termites, rot, he said no. There were no leaks a couple of hours after a surprise storm with torrential rain and 40 mph winds that created hail and funnel clouds throughout SE Florida! The roofer also said that the house was wet on the outside, and that "leaks start with drops of water". What a genius! Anyone gullible enough to fall for scare tactics will spend money on a new, unnecessary roof. There are too many inspectors out there to give your business to unethical companies. Do your diligence and make sure your inspector does just inspections, and is not tag teaming to rip you off. This is very common in South Florida.

I was recommended this company as my agent used them for the same kind of house years ago. We specifically asked for Rick to inspect it. It's my 1st inspection and I was around the whole time. It lasted 2 and a half hour. Every problem was assessed and I received a full detailed report the morning after. The termite guy stayed at least 2h looking everywhere. The roof guy stayed only 30min, I thought it would take much longer but as it is in good condition maybe it wasn't necessary. Anyway very professional, on time, he answered all my questions at the end. I would definitely call him back if needed

Diversified home inspections inspected four homes for us during our recent move including the home we were selling as our buyers coincidentally selected the same inspectors. We paid $1250 total for 3 inspections, with the final home passing the inspections needed to obtain home owners insurance in Florida. Diversified found issues with the first two homes which saved us from purchasing properties that would have been big costly problems. Diversified's inspectors were always thorough and professional. Although we would have preferred the first property we found to pass it's inspections the money we spent to have 3 homes inspected in our search for our new home was priceless. What we paid Diversified was well worth what they saved us. I highly recommend them. Some of the other reviews that are negative because they missed this or that seem clueless to me as the reviewer seems to miss the point. Every home has small problems, cracked tiles, this and that etc. What they protect you from are the big problems, or more costly issues, while at the same time attempting to include the minor stuff (which no one is going to find all of for a large home in 3 hours). My point is that to me it's primarily about the structure and the mechanical condition of the home not the cosmetic stuff(although they find plenty of it). You will have a good experience with Diversified even if they fail your inspection. Even if you end up using the double edge sword and you end up paying them to blow the deal. We found that it was meant to be, and that in the end we will end up purchasing better home. Thank you Diversified. Best of luck with your future inspection.

Arrived late.. client and subs and realtors waited at gate. Would only answer questions after he finished his inspections. Referred to his notes to answer questions and diverted conversation to topics he chose. Very entertaining but missed a lot.

Our Realtor recommended and arranged for Richard to inspect our home prior to closing and then again following conditional repairs by the seller. He was prompt, courteous, and brought in roofing and pest specialists to assist with the inspection. He provided a fairly lengthy and detailed report and went over his findings with us thoroughly. He also completed the wind storm mitigation report for our hurricane insurance. However, after completing the purchase we have found or been shown several blatant building code violations or points of serious concern that we would have expected to have been indicated in the inspection report, including improper plumbing of every sink drain in the house (which contributed to garbage disposal failure and replacement within a month of moving in), main and service electrical panels that are no longer UL listed due to defects, a garage door opener plugged into a light socket adapter, and no GFCI protection on any kitchen or bathroom outlets or most outdoor receptacles (the report says all necessary outlets are GFCI protected, but there's only 1 GFCI breaker that's only connected to the outdoor security lighting and no GFCI outlets in the house), all issues that are clearly visible and unobstructed. It's not a good sign when installers or hardware store clerks laugh when they see what you're dealing with. Looking at the inspection report, there is note of the type of electrical panel (Federal Pacific Electric) but there was no discussion of the potential hazards and seemingly consistent recommendation for replacement of this type of panel. Also, there were many omissions on the wind mitigation form that we had to correct on our own and our wind mitigation was eventually rejected because the narrow glass panel along our front entry door is not impact rated or equipped with a shutter. As a result we're looking at a $1000+ increase in homeowner's insurance until the wind mitigation issues are addressed and over $6000 in repairs we would have partially requested from the sellers (or would at least have been good to know about) prior to closing. On the positive side, Richard did find an area of moisture in the bathroom wall as well as a number of somewhat detailed issues which we were able to have the sellers repair. Overall I'd say the report was fair, but it is surprising that so many issues that seem fairly obvious were overlooked.

Diversified helped us twice! We had an inspection done by Joe on a house we were planning on purchasing. After Joe and his team inspected the home there were several issues, including mold, we decided to walk from this home. Back on the housing search, we found another house. Again we turned to Diversified. Russ and his team were wonderful and this time we had a much better inspection! We would use Diversified again and would definitely recommend them to everyone looking for a great home inspection company. On a side note, they get all of the reports back the next business day. David explains as you go around the house and is not afraid to give you the plain simple truth. His final report is emailed and is very indept and helpful in making a decision on going forward buying a house. Best of all he is a nice easy to talk to guy.
Description of Work: David is the best. He inspected the 3 level townhouse from top to bottom. Included termite and roof inspection. He talks to you and explains each thing he finds. Since this was our 3rd try at buying a house David gave us a dicount. Each time I called he was able to come at the time we needed.

They picked up on the first phone call, and took the information, then called me back shortly after with several scheduling options. I didn't know which suited the homeowner/occupant of the house, so I contacted the homeowner via email via the realtor, and didn't get an answer back until later at night.... I called Diversified the next morning, unfortunately the schedule options had gotten filled up, but no problem, the lady doing the scheduling dialed the home owner and put us in phone conference, and we settled on a new scheduled time. I was impressed by that, how the lady doing the scheduling handled that. It was set up for three days from then, at 1:30pm. The inspectors showed up right on time. There was one inspector for the house and appliances, and he did a thorough inspection, lasting about 1.5 hours, and then in the last 20 minutes, walked me through his findings, explaining things and giving advice, good stuff. Very nice. A separate roof inspector came soon after the start time, as did the termite guy. They spent about 20 minutes each and provided their verbal reports and then left. One or two days later I got the full reports by email. I had paid by check given to the main inspector on the day of inspection. All in all, the service was good, professional, pleasant, and prompt. I was very satisfied.
Description of Work: They performed a full home inspection on a home I'm purchasing, including roof and termite. They also provided an insurance mitigation report. The full inspection cost $300 normally, but got $25 off due to finding them through Angie's list (coupon), and the mitigation report was $75.

I had a very good experience. The inspector himself was engaging and informative. He was very thorough about putting everything in his report, but also had a lot of candid advice for me. He gave me lots of advice and instruction on how I could save money by doing some of the repairs myself. This gave me maximum leverage against the seller in terms of the repair costs on the report, but minimum cost for actually accomplishing the required repairs. They processed the paperwork very quickly. By the time I called the next day, they had already emailed me the report. The only negative part of the experience was that they asked for an additional fee to inspect the crawlspace upon arrival at the house, even though I had told them about the crawlspace when getting a quote. This took their price from being cheap to being on par with other highly rated inspectors, which is why I give them a C for pricing.
