WHAT THEY NOTICED: -A DRIPPING FAUCET -A MISSING SINK STOPPER WHAT THEY MISSED: -DEEP SAG OF SECOND FLOOR REFLECTING IMPENDING FAILURE OF MAIN BEAM AND JOISTS (REPAIR $25,000) -SUBSTANDARD ROOF TRUSSES, IN VIOLATION OF CODE, WITH JERRY-RIGGED 2X4 PROPS KEEPING THE FRAMING FROM COLLAPSING (REPAIR COST TO BE DETERMINED) -MALFUNCTIONING HVAC DUE TO CODE-VIOLATING INADEQUATE WIRING INSTALLED BY PREVIOUS OWNER HIMSELF -SETTLEMENT CRACKS IN WALL WITH DOOR FRAME SO ASKEW THAT THE DOOR DIDN'T CLOSE -EXTENSIVE ROT UNDER KITCHEN SINK WITH STRONG STENCH, WHICH TURNED OUT TO REPRESENT DISCONNECTED MAIN DRAIN ($800 REPAIR) BOTTOM LINE: If you're SELLING a house with a lot of major defects, you can only hope this company will perform the inspection. If you're BUYING a home, don't hire them under any circumstances. My mistakes were 1) not reading the contract -- their liability is limited to the cost of the service provided. In other words, no matter how much they blow it, they're responsibility is limited to the price paid for the inspection; and 2) allowing my real estate agent to select the inspector -- he had a vested interest in seeing the sale go through.

1. We have no record of the commentator as the person to whom we provided our service, nor was this person present during the actual process. 2. Our service was performed under the Standards of Practice of the International Association of Home Inspectors (see attached) and the Terms and Conditions stated for this service (see attached), which are widely accepted as the standards in North America. 3. The condition of this home at the time of the service was recorded by video and many high resolution pictures. 4. Our service took place on October 4, 2012. Yet, the comments about our service appear more than 4 months later. 5. In our experience, this might occur when contractors are hired do remodeling, whom upon dismantling parts of the structure, tend to add to the original scope of work. 6. The permit history for this property is quite extensive, with at least 35 permit applications, including several that were opened after the time of the service, for modifications to the property. 7. The commentator reports less findings than the ones that actually appear in our report. 8. The commentator alludes to possible collusion between the service provider and a real estate agent. 9. We reserve the right to compel the presentation of proof of said collusion in another venue, in order to preserve our good names. 10. We will vigorously defend our position about this matter, including making necessary counterclaims, in order to ensure that the facts surrounding our service are made clear.
