On March 6, 2024 I called 210 homeowners warranty to file a claim on a leak in my waterline. They sent out Sassman Services LLC as the second plumber for a second opinion. Sassaman plumbing confirmed that the water was leaking and they requested further access to check for more leaks. They came back on March 8 verbally stating they had the approval and they cut into the sheet rock ceiling which exposed the leaking pipe. They asked if they could cut through the floor to get to the pipe above. I was upstairs in my office, when one of the technicians came up and asked me where the waterline shut off was located. I explained him I didn’t know where this main house waterline was but for both homes, my main home and my guest home, the shut off was at the top of the hill. It’s a water well system and septic system. The tech said his partner keeps cutting into the wood and more water keeps coming out which when you see the pictures it was a complete lie. I went and turned the water off. Keep in mind. This is a large home so he had to come from downstairs then upstairs to my office find me then Ask me where the waterline was and have a conversation with me so the time that passed from the time the waterline was cut into the time I turn the water off at the top of the hill, was about 7 to 10 minutes of water being rushed through my ceilings, full force through my ceilings and walls. If you can imagine, taking a water hose and sticking it in your ceiling and turning it on for 7 to 10 minutes, That’s what basically happened here. They kept the waterline that night around 6:30 and said they would be back Sunday to finish the job. They came back Sunday but they didn’t repair anything. In fact the technician went fishing on my lake. During that time frame the tech explained to me the scam that goes on with contractors and 210 warranty that they collect the $75 deductible and they get 10 to 12 a day and that they go around looking at the easy jobs that pay out $200to 350 and the jobs that are over that they purposely write up in the estimate verbiage that is instantly deniable claim like manufacturer's failed gaskets or seals, pre-existing damage, prior improper installation. Which is what the previous first plumbing company did, but they had it written that it was the drain pipes that were leaking because they were improperly installed when in fact, it was the copper waterlines that were leaking. That’s the reason I asked for a second opinion. I caught the Sassaman technicians in multiple lies and of course having the knowledge of the scam of the collection of the $75 deductible and denial of claims made me completely not want these people in my home. Once the damage was done, I requested their insurance policy from 210 warranty. They sent me over this policy number that is attached from their email. I filed an insurance claim with HiScox ins. The claim was denied because this plumbing company was not insured to do plumbing. They were only insured as a lawn care business. However, I have had multiple professionals come out and they have all said the first thing you do before you take a power saw and cut near the waterlines less than 2 inches away, You shut the water off. Sassaman Services never turned them off, nor did they ask until after they had already cut the waterlines and began flooding my ceiling. 210 has a responsibility to properly check to make sure that their contractors are licensed bonded and properly insured not just insured but properly insured. 210 warranty should be held responsible for this damage to my home. At this point 210 has only offered me $350 for the repair of the pipe, which obviously is way to low because the damage that Sassaman did nearly doubles or triples the cost of the repair of the waterline. Roto Rooter came out and did an emergency water evaluation and used their infrared machines and water detection equipment to verify that water is now spread through my entire ceiling downstairs. My children bedrooms were affected by this. They are now having to sleep upstairs on the couch because I won’t allow them downstairs because of the smell and the mold because there’s gnats populating downstairs. 210 has not offered anything but 350. I called 210 warranty on April 2 and spoke with 2-10 contract relations and they lied and said oh you were given the wrong policy number and they gave me a different policy number than the one I was given. I then called Hiscox insurance on 4/2/24 to file another claim. well this policy was started on 3/28/24 and covers them for plumbing. However, the damage was done on March 8 —20 days prior to this policy taking affect, so me as the homeowner and me as the contract holder has been completely screwed out of everything. 2-10 is not taken responsibility nor is the plumbing company who did the damage 210 is held liable for bringing this contractor to my home. Me as the contract holder had good faith, and assuming that 210 has qualified, properly insured and licensed contractors coming into my home.

2 claims for same repair 2 months start on tub faucet. I'll make this brief. First repair I had 2 appointments scheduled and they didn't show--no phone call--no text. When faucet was fixed the knob was loose and hard to turn. The screw in the knob was white and would not tighten up. Apparently the tech dropped the original screw and put in one that didn't work. Had to buy $12 knob to fix it. 4 weeks later the faucet was on full and wouldn't turn off. Home warranty company again sent sassaman. Tech came and left needing to order parts. He set an appointment for 5 days later. Again--no show--no text--no call! I posted a poor rating on Google and the owner called me. He had 3 excuses for the no shows. 1. It was the warranty company's fault. 2. It's the supply chain's fault and 3. Months ago he bought a bad phone system no one can figure out how to use it. I told him I would not use his company. He then contacts my home warranty company and tells them my repair is unnecessary. What nerve. I have filed a protest with the warranty company Terrible way to do business.

After service was provided, sprinkler continued not to work correctly. Called several times to get this issue fixed and sometimes the calls were answered sometimes not. Sprinkler 9 months later still not working correctly. Had to call new company (Butler Irrigation) to finally fix problem the right way. Also found out at this time that the "NEW" well pump I had purchased for $900 was just a refurbished one that was painted over and sold as new. Sassaman has a reputation for this and has done this quite frequently. I will never spend my money with this company again.
Description of Work: Installed new pool pump, new shallow well pump and work on sprinkler system that was filled with dirt from well wall collapsing.

bid was good, install quick, but the guarantee is what i like about his company the mostt .. did 3 properties with him recently and he stands behind his work. did my well repair on 2 properties and irrigation on 3 properties. i have him on speed dial.
Description of Work: chris is the owner and he is very responsice and reasonable. we mave multiple properties and between my in laws and myself, he has provided excellent service at a very affordable price. no need to call anyone else.

A week or two after install... SAME PROBLEM with a twist... pump losing prime & running constantly. Called him up... he came by while I was at work, primed pump & flushed out system... said it was good to go. A few days later... SAME PROBLEM with the twist... which blew the tank off of the top of the pump. Called him again... he said he would come back & have another look. When I didn't hear from him on the agreed day, I called the next morning. He was going to come over that afternoon to put in a new sprinkler timer & valve manifold... $600. NO THANKS! A friend & I had already done our homework this time... timer (operating normally, sending signals , etc.) CHECK, valve manifold & valves, diaphragms, solenoids, etc. (also good condition & operating normally) CHECK. So, $600 for what?! To change out parts?! NO THANKS! Have had another company look it over (& consulted with Dad, who has a lot of experience with wells, pumps, etc.) Pump is too much (hp-wise) & is pumping the water out of an already low water supply too fast... causing the pump to lose prime & run constantly. So, just as I originally suspected! Water tables have dropped & there may be a problem with the casing. Lesson: Chris talks a good game but go with your gut.
Description of Work: Chris was recommended by friends. Hired him to troubleshoot problem with shallow well, 3/4 hp pump, & sprinkler system.... system would run okay at first on zone 1, then drop pressure during zone 2, then drop again to only a few feet on zone 3. I thought it maybe a well issue (drop in the water table). He said I needed a 1 hp pump & new sprinkler heads... $550.

The yard looked good for a while. After a few weeks I noticed that not all the sod was taking and I called him to replace the bad grass. He said he would come. Well that's when the problems started. He did not come for a few weeks and then the weather turned cold, and we discussed that maybe it would be better to come back in the spring to give the sod a better chance to take. I called him in April 2011 and left messages but he woud not return my calls. One day in May 2011, he called me and said he was having aproblem with his phone and had 38 messages. He made an appt for a Monday morning, then called to say he was on an emergency call and wouldn't be there until late in the afternnon.. He called later to say he'd be there on Tuesday, but he never showed up. He finallty showed up on Thursday with a crew to start prepping for the new sod which they did, but then left saying he would be back that afternoon. I have not heard from him again. Today is June 15 and he has not called since he left after the prep work. He does good work when he shows up, but is hard to reach, does not return calls promptly or at all sometimes. I found it very frustrating working with hime bcasue he does not keep his promises. He'll say he's coming, but something always come up and dpesn't come, and doesn't call to let you know he's not coming, or is going be late. My opinion is DON"T USE SASSAMAN!
Description of Work: Sassaman was hired to re-route the irrigation lines in my backyard to accomodate a pool installation I was having done. He did this job fine, a little expensive in my opinion, but he's done work for me in the past and I was pleased with his work. I also needed to have the sod replaced after all the pool work and regrading was done, He offered to do that for me, as well as put stepping stones and a stone border around the pool area, He quoted $1500 for the sod and stone work and came and did the job and I paid him.
