Mr. Miller performed two excellent home inspections for us. It was a pleasure to meet such a wonderful dedicated person. He is fair, thorough, professional and personable. I would recommend him to anyone. On a scale of 1 to 10, We would rate him a 15!!!!! Thank you so much Chris!!! We love our new home and are using some of your helpful hints to take care of some of the issues.

We called Chris Miller out to inspect a home we were under contract to purchase in the Bradenton area. This was to be our first ever home purchase, so we were completely new to the whole process. We found Suncoast Inspections on Angie's List, and they had great reviews so we decided to give them a try (my first Angie's list find!). We can't say enough good things about Chris and the way he does business. He is very pleasant and professional. He showed up at the property early and inspected it from top to bottom. He took more than 100 pictures during the inspection. He explained all the problems that he found, gave a rough estimate of repair costs, and advised us on what may be "deal breaker" problems. You can tell he is very passionate about what he does. His written report was amazingly thorough. Several other parties involved in the potential purchase (our realtor, the homeowners insurance company, roofing contractors) even commented on how thorough the report was. He was very easy to reach by phone and e-mail, got the report back to us in no time, and went out of his way to make sure everything was done properly (all the insurance forms etc). This was a bank-owned "as is" property, and Chris uncovered problems that would have cost us tens of thousands of dollars to fix right off the bat. Needless to say, we terminated the contract and did not purchase the money-pit of a home. While this was our first experience with a home inspector, I can't imagine it can get any better than Chris Miller with Suncoast Inspections. We highly recommended them! We are still looking for a house and plan to hire Chris for our next home inspection!

Can't imagine buying a house without Chris as our home inspector. This was our second house under contract, Chris's expertise uncovered a deal breaker issue with the first. Thankfully, this experience went much smoother. Chris's initial inspection gave us the comfort level that we needed after such a bad experience with the sellers of the first home. He discovered around $3000 worth of repairs, saving us a lot of up front costs had we gone with a less thorough home inspector. Chris visited the house again after the initial repairs, and found that the repairman was trying to leave some of the jobs unfinished. After some phone calls between the realtors, the repairman spoke with Chris on the phone. I would have paid money to hear that conversation. The repairman came out the next morning and completed the repairs to standard, and we closed last week. As always, Chris was available by phone to answer any questions we had at any time. Chris is uncompromising, in a good sense. He knows what he's talking about, and pushes all parties involved to make things right, to code and to standard. You might have to deal with some frustrated realtors and sellers (and spouses), but if you want to save yourself a lot of money and headaches in your new home, Chris is the inspector you want. He may not be the cheapest, but in this case, you get what you pay for.

Very positive experience for our first home inspection. I watch way too much "Holmes on Homes," so I was hoping for a no-nonsense, hard-nosed inspector and that is exactly what we got with Chris. While I initially thought he didn't spend enough time on the inspection (he was done within 2 to 2 1/2 hours, I believe), his thorough walk-through and detailed written report allayed any concerns. He uncovered a potential deal-killer and talked us through it first thing. Then we went through some other minor issues that needed fixing, and he also described areas that we should monitor closely and outlined potential problems we should budget for in the near future. He can be a bit emotional when there is a controversy on the house like we're going through, but I suppose that could be because he cares about his work. I'd rather have that than someone who doesn't care either way. We're still working through this contract, but Chris could have saved us thousands of dollars due to his diligence.

The inspector arrived on time. Explained what he was going to do. Showed me the results. A day later I received the pictures and report. Very polite and efficient. Yes, I would use this company again.

Chris Miller was excellent in all respects. He is outstanding. Everything he told me has turned out to be true. He has integrity. He represented my interests at all times and stood by his findings with the proof of his pictures.

It was the most thorough inspection that I have ever seen. He does excellent work.

We had a house we put a bid on inspected by Mike Penley at Quality Inspections and we were pleased with his work. I wanted to make sure that there were no mold issues in the crawl space and was trying to get an estimate of cost for remediation if needed. I searched Angies List and contacted Suncoast Inspections because I thought that they were specialists in mold and did remediation work. Suncoast came out and inspected the crawl space. He was very thorough and timely about sending the report. He was knowledgable about mold but was not in the remediation business. He gave us the list of names of qualified people who do work on houses which was helpful. I would recommend Suncoast Inspections of Dunedin for home inspection.

They were excellent. He gave me a very detailed, comprehensive report. I was looking at a ceiling that had a lot of moisture. He had a moisture meter. It was dry at the time but it had had moisture there. He went and looked at pipes. He discovered that I did have some kind of leak. I had someone else come do the work and they discovered that the person who had previously done the work for me never sealed my shower properly. He also found the airflow in the attic and pointed to me that the air around the doors was causing cold air to come in the house. I needed to get an outside door instead of an inside door. He found a lot of things that I am now getting corrected. He did a nice thorough extensive report with pictures. He gave me estimates of what the different types of work might cost.

My wife and I were buying a house in Florida that my son who lives in Florida was picking out. We live in Massachusetts and relied on my son's judgment in making the initial selection. Once we negotiated a price and agreed to a sale, my son contacted Suncoast Inspections because his mother had used them. He made the appointment and met Chris. They went through the house together, Chris reporting everything he found to my son. Then they called and briefed me and my wife on the findings and we decided to rescind our bid. Chris believed that the seller had acted in such a manner that we should sue to recover the inspection fee, since the seller must have known of the damage. He even forwarded a legal report of the Florida precedent. Very thorough and competent.

I was really stressed out because at the 11th hour my lender said that I couldn't close on my condo THE NEXT DAY unless I had a mold and Chinese drywall inspection. I called quite a few people who told me they were not qualified to do these inspections. Someone was finally kind enough to recommend Chris. I called Chris immediately - the weather was horrific - he squeezed me in between appointments and gave me some great ideas and recommendations. He confirmed that there was no mold or Chinese drywall and it all ended well.

Chris was extremely thorough and provided a detailed report of his findings with photos. Chris is a true professional. I was particularly impressed with his responsiveness to our many phone calls about his findings after he had already provided us with the written reports. He took a great deal of time with us over the phone and was very patient answering all our questions. I would highly recommend him.

Chris is an excellent inspector and his reports are the most detailed and comprehensive that I've encountered. We called Chris on an emergency basis because we were in the process of buying a home in Palm Harbor and had only one or two days left in the inspection period. The previous home inspector noted some possible structural damage in one wall of the house but did not inspect for mold. After we turned the air conditioning on a really bad odor filled the house and was worse the second day. I was getting sick - head aches and tightness in my chest and trouble breathing. I thought there was mold in the house. Well, Chris came out immediately, and although there was some mold issues in the house it was the rat investation in the attic that was causing the smell and making me sick. Chris went up into the attic above the garage and found there were rat feces and urine imbedded in the blown in insulate throughout the entire area, rat urine all along the airconditioning ducts and rat chewed holes in the airconditioning duct tubing (the silver colored tubing the air flows through)- All the germs and smells from the rat feces was being dispersed through the entire house through the air condtioning system! - Chris also showed me where the rats had been coming down the wall to get into the kitchen from behind the stove. (Rats have no bladder so they just pee and poop as they scamper along.) Rats carry diseases and this is a serious health hazard! Chris also found additional structural damage that was missed by the first home inspector - at least three walls in the house were structurally damaged. Chris did more than we hired him for (we had only hired him for the mold because we had already had a different home inspector out but that inspector does not test for mold). Chris' report showed pictures of all the defects, the insulation saturated with rat feces and urine, the water damaged areas, the walls that were structurally damaged, etc., and his report gave estimates of what the repairs would cost to fix the house... said repairs were well in excess of $20,000 - Needless to say, we did not buy the house - I highly recommend Suncoast Inspections and Chris Miller. With a six month old baby in the family you can imagine how thankful we were that Chris went the extra mile for us. When we find our next potential house we will use Chris for the total home inspection as well as the mold inspection. Believe me its worth it!!!

Chris arrived right on time on the scheduled inspection date. We had a brief discussion of any concerns I had with the house or whether there was any damage that I had observed, then he began the inspection. Chris encouraged me to tag along with him and he explained each item he was inspecting as he inspected them. Chris pointed out each deficiency or item that needed repair as they were identified and he took the time to explain to me why there was a problem and what would need to be done to fix the problem. He also pointed out items that were currently ok, but that would need to be watched for repairs/maintenance over the next several years. Chris was very thorough and took his time - the inspection did not feel rushed in any way. He went over the house from top to bottom - including things that I would have never thought to ask about. His inspection report had 14 pages worth of items that he looked at and also included estimates of the cost to repair the items (He doesn't do repairs but his estimates are useful to help you budget and know how much repairs should approximately cost). He created the inspection report as he went on a laptop computer and also took pictures of repair items as he was conducting the inspection. He also had a printer in his truck to print out the inspection report at the end of the inspection. Chris reviewed the report with me and answered all of my questions thoroughly. I will be using Suncoast Inspections for all of my future inspection needs and will recommend them to all of my friends.

The inspection went well. Chris was prompt, courteous, professional, thorough and knowledgeable. The audit results were presented both electronically (via email) and hard copy (via USPS) a few days after the inspection. He had suggestions of where the energy defficiencies were (both minor and major). I felt he paid attention to detail and took his time. I would definetly hire him again.
