My experience with Cheryl goes back to 2012. I found her on Angie's list and started looking at homes at that point. Ultimately I decided I wasn't going to buy at that time and waited another year. I reconnected with Cheryl in 2013 to again start my search for a new home. We finally found one after going through what seems like every neighborhood in Pinellas county. My experience with Cheryl was top notch. A consummate profession. She truly cares about her client and goes the extra mile to get things done and completed. She is not afraid to work hard and when it comes to purchasing a home that has multiple offers, this is of utmost importance. Furthermore, I appreciated her honesty. She doesn't just want to sell you a home, she wants to sell you a home that you want. She is a genuine person and I am glad I was fortunate of finding her on this site.

Cheryl was the first realtor we've ever worked with and we will never use anyone else! This was our first home search and she was able to provide an excellent balance of guidance while still allowing us to make out own decisions. We ran into an interesting issue with the first home we contracted, and although Cheryl wasn't familiar with the problem she went above and beyond, did so much homework on the subject that I believe she is now and expert, and was a wonderful advocate for us in the cancellation of contract process. The second house we contracted went very smoothly and I know what we have Cheryl to thank for that. Her knowledge of the market and her contacts in the industry helped us not only close the deal on time, but also under budget. In fact, even though we closed today, she is still working with us to find the best value contractors for some of the renovations we are starting this week. What really convinced me that we'd found the best in the business, was that the other realtor, the inspectors, appraisers, closers, financiers and all the other professionals we worked with, as well as the sellers we came in contact with, all remarked to us that Cheryl was one of the best realtor's they'd ever worked with. Coming from other professionals in the business, those comments spoke volumes.

My afternoon with Cheryl went very well overall. There were 5 or 6 condo units that I had on my request list and Cheryl was most accommodating, in spite a delay on my part in being available at the time we had originally set to meet. She was thorough in her prep work w/info for me on each unit and, though it was a difficult complex to locate the individual units (strange letter/number designations on each unit) -- she stuck with me and I got to see all of them. Unfortunately, I did not find just the right unit on our tour that day. But, I wanted to see as many of the different floor plans and their specific location within the condo development so that I would be able to keep an eye out for any future listings in that complex. I was leaving the St. Petersburg FL area at the end of that week & knew I wouldn't be back for about a month or two. Cheryl kindly offered to set up an 'alert' that would come directly to me when any listings in that complex came on the market. I enjoyed my afternoon with Cheryl and look forward to getting back in the area again to continue my search.

We contacted Cheryl Luebke about putting our house up for sale. She came out within two days with all the evaluations and comps in our neighborhood. We had updated our house within the last ten years (built in 1958) and these changes made our home compare at a higher price. Cheryl was in contact with us every day with updates, and had potential buyers at our house on a continuous basis, which shows that she is an excellent realtor. A sale was made within 22 days of going on the market and our closing is within the next two weeks, this enables us to begin our life in Alabama. We choose Cheryl due to the excellent reviews on Angie's list, if you need a realtor, Cheryl is the best ever.

It went so well, it is hard to fathom. The price we set with Cheryl's assistance was perfect, as evidenced by the 16 showings that occurred within 72 hours of posting on MLS and other sites and evidenced by receiving three (3) offers in under 96 hours of posting. We countered one of the offers and were under contract in under 100 hours from posting. The contract amount was 98.5% of our original asking price, further evidence that Cheryl had performed an accurate market analysis. Once under contract Cheryl helped us with every step to move toward closing and went above and beyond to make sure the buyers were doing their part, as well. The standard hiccups in going to closing did occur. However, they were due to buyer issues, not issues left or caused by Cheryl. Anyone looking to sell or buy a home would be smart to pick Cheryl. A true professional who was adaptable to all our communication styles (phone, email, text, and fax).

My wife and I contacted Cheryl to review options for selling our house as we want to move back to another state where my wife's family lives. Cheryl came to our appointment on time and well-prepared, explained everything clearly, and answered all of our questions. Unfortunately due to the current market, we aren't able to sell our home or even do a short-sale. So after reviewing those options, she suggested the rental option and referred us to a few property managers that she knew. One of her referrals finished #2 on our list and we thank her for suggesting them! Cheryl went out of her way after we decided on renting to still answer questions and help us. She was very professional and easy to work with. We highly recommend her!

Cheryl ran all kinds of information on other homes as well as what prices of homes were selling quickly. I was extremely impressed with her thoroughness. It turned out that I didn't need to put the home on the market, but if I ever do have a home to put on the market I will not hesitate to go with her. She is very intelligent and professional.

We used Cheryl to sell our home in Palm Harbor, and we extremely impressed with her work ethic. So naturally when we decided to buy a home in Pasco County, we called Cheryl. She set out to help us find the best fit for our needs, and was with us every step of the way. She made sure all the details in the process were attended to on schedule and were done correctly. We knew Cheryl would treat the process as if she were buying the home for herself. Her attention to detail is fabulous, and her integrity is flawless. She will look out for the best interest of her clients, even if it means she doesn't make money on the deal.

I cannot say enough good things about Cheryl's work for me. Cheryl did a great job. Due to my Dad's moving to Assisted Living I needed to sell his condo in Florida, not the easiest thing to do given that I live in Maryland. I interviewed three realtors. Cheryl had pulled together the most information on what I could consider for pricing, what services she could provide, her approach to advertising and so on. Her information addressed how she would go about selling a basic condo. One of the other realtors missed her appointment altogether and did not call until two days later. The third had a great deal of information about how her company sells million dollar properties. Dad's condo was not anywhere near a million dollars, so the presentation largely missed the mark. Cheryl worked hard for me from the beginning, and I was very happy that I selected her for the sale.

Ms. Luebke is a true professional. I greatly admire her integrity, intelligence, patience, knowledge, and fortitude and am grateful for the services she provided as my real estate agent. The following is copied from the section "Please describe the services performed": Ms. Luebke assisted me in finding a new home and selling my old one. In the process she helped me to consider various options (location, pricing, features, selling situations like short sale/foreclosure/private owner, etc.). I found her to be extremely knowledgeable about the area and the current real estate market. She was gracious in her willingness to share her knowledge with me re: the buying and selling process and made sure I completely understood all the paperwork I was expected to sign. She exhibited tremendous patience while I struggled to make decisions and was emotionally supportive when several homes I chose turned out to be unavailable for various reasons. She provided reasonable and creative suggestions re: making my house appear welcoming to potential buyers and I sold my house in less than four months in an area where there are many other houses for sale. I will always be grateful for the respectful and kind way she acted towards my father (he was the co-owner of my old house and involved in the process or overseeing the purchase of my new one). Although he is still a brilliant man, my father is becoming more forgetful and refuses to wear a hearing aid (although he knows he can't hear well) and Ms. Luebke went out of her way on several occasions to meet my father in Tampa to obtain his signature so he wouldn't have to drive. She also spent ample time answering the many questions my father had and never showed any irritation at having to repeat herself.

Cheryl is the ultimate real estate professional. When my mother moved to the area, she used Cheryl as her Realtor, so I have seen her in action from a buyer's perspective also. Cheryl's negotiation skills are wonderful, and her ability to communicate effectively is outstanding. It was a comfort knowing that Cheryl was representing me during such a stressful event.
