This is our third time using Joe Van Ness. Joe Van Ness = Honest contractor. Believe it. He does what he says, when he says he will do it and charges exactly what he says he will. His guys do not waste time. The arrived on Monday morning and went to work. Joe was present and made sure everyone was on the same page. He coordinated with the window installers and provided us with expertise and supervision. His guy Robert - just amazing and conscientious. They finished when they said they would. This guy does not know the meaning of change orders. He does't change order you to death. No surprises with Joe just great work.

Joe was 1 of 10 bids we received for our addition project. While everyone else gave us contracts with pages of disclaimers and change order rules, Joe gave us a 5 x 8 piece form and simply stated "I will build your addition for $140,000". That is exactly what he did for the amount he said he would charge us and in the time frame he said he would do it. We received ABSOLUTELY NO CHANGE ORDERS during the entire process. The materials were all quality. The city inspectors when they arrived on the job that I was lucky to have such an excellent contractor. I know how this sounds but it is the absolute truth. This guy is the most honest contractor ever. He was not the GC on the job, we were but he provided his expertise and advice anyway. We could not have done it without him and will never do another project without Joe.
