These guys are as good as the reviews. I had a HELOC that the interest only period was about to expire and my payment that was going to more than triple. I was able to consolidate it with my first and refinance to a payment that was less than before. I was a good candidate with good income and credit. What I didn't have was a lot of time. Mike, Andrew and everyone else I worked with were totally professional and efficient. Everything was on time and every commitment was honored. When I noticed that the rate dropped on their website, emailed and was able to lock in the lower rate. The appraisers and title people they used were also excellent. Most of our communications were done by email and that was fast and convenient for me. Even though I didn't shop around and used the Angie's List recommendations, I think all rates and fees were totally reasonable. Unless there is a reason why you are not a good candidate, this company is as close as a sure thing as there is.

This is the second time that I have worked with Mike, Peter, and team in the last two years and I can't say enough about the experience! First of all the rate and terms provided were the best that I had seen in the marketplace (I was able to reduce my rate, remove my PMI, and get a 4,000 lender credit towards my refinance more than offsetting the costs of the refi and title company charges).
Secondly (and just as important), they were in frequent communication with me throughout the process. They even monitored the rates and were able to get me an addition 1/8th of a percent lower right before the rates moved up again! I would highly recommend them and always do so for friends and family buying or refinancing.

I contacted Mike and his team (Pete Doucette, Connie Barwell) based on the high Angie's List scores - he lived up to the expectations. Mike & team guided me through the process - they were very responsive, and insightful in their advice. I closed on-time and locked at a great point in the process. My closing attorney even made comments regarding the low transaction fees associated with the loan. I highly recommend them to anyone buying/financing a home.

From beginning to end this refinance took about 3.5 weeks. Their website and their personnel kept us informed on a regular basis. All the paperwork was submitted and accepted without any hassle at all. It was about as simple and I could possibly have imagined. I thought with the way the market turned around over the last few years this would be a huge and frustrating undertaking. I was pleasantly surprised at the ease and speed with which this deal progressed. Great rate. I would absolutely recommend them.

From the very beginning when we first contacted them by email, they responded immediately. They remained very prompt and communicated with us in detail by email and phone throughout the process, through weekends They kept the refi process on time and kept it going through winter holidays.
They got us 2 great closing package, good rates, and made us very happy with an unexpectedly affordable refinance. All questions were answered promptly and in detail. Mike, Pete and their team was always accessible.
It was out first time working with a non-local mortgage broker and we had doubts about the experience. However, we picked them based on their high ratings on Angie's List and did not feel disadvantaged in any way.
The best part was that the closers came to our home and we could pick the date and time, outside normal business hours.

In late 2013, I wanted to refinance my condo. Earlier that year I had refinanced an investment property with Quicken Loans and was VERY unsatisfied with the service and lack of professionalism. I searched on Angie's List and I found Mike Murgatory and gave him a call. I was extremely pleased with his responsiveness, professionalism, and product. But it wasn't until I went to my accountant to do my taxes this year that I realized the benefits of doing business with Mike. My accountant told me that I got a very good deal with Mike - very very low fees, as opposed to Quicken Loans, where I paid over $6,000 in fees. Do not look any further, contact Mike for your mortgage needs!

I had originally requested the closing on 1/2/15, but later on requested it to be moved up to 12/30/14, which Connie and Peter (Mike's team members) were able to accommodate easily. The closing took place on time at our residence and the closing costs were better what we'd expected, thanks to Mike's holiday discount (wink wink). I would certainly recommended Mike and his team to others and will use him myself for any future mortgage needs.

These folks could not be more helpful and professional. They helped me last year go from a 30- year fixed mortgage at 6.35% to 4.375, and when rates went down again within the year, they got me a new loan at 4.00%. The new refi was relatively easy, and it was at virtually no cost to me. And they didn't make me feel foolish when I was using new software to transmit my documents!

Guaranteed Rate under-promised and OVER-DELIVERED!!! Michael Murgatroy and Peter Doucette are outstanding Loan Officers. They answered all my questions and were always available. Service was outstanding and exceeded my expectations. I live in Kansas and was a bit hesitant that Guaranteed Rate was in Florida. My Realtor pushed me to use a local lender but I am so glad that I ignored that advice and stuck with Guaranteed Rate. Despite a small increase in mortgage rates before I locked in, Guaranteed Rate honored the initial rate and also gave me an option to take advantage of lender paid PMI as I had 5% down on a conventional loan. The actual lender fees were less than initially discussed and disclosed on the Good Faith Estimate. Connie Barnwell was the processor and she had my loan package to the title company three days before actual closing, which reduced my stress level. The uploading of documents was easy and saved me time/energy as I didn't have to travel anywhere. I plan to utilize Guaranteed Rate for future lending needs and will recommend to friends and family.

Michael and his team at Guaranteed Lending worked with me for weeks while I shopped around to find the best deal for a new home loan. They never pressured me or gave me incorrect information, even if it was not beneficial to them. Please note - I am an active real estate agent in Franklin TN - this is my perspective from both a personal and professional standpoint.
I was introduced to Mike via a client of mine who swears by the referrals he uses from Angieslist. After Mike did a tremendous job for them in April 2014 on his home purchase I sent him a financing referral. The job he and his team did in closing a VA loan in under 30 days (with 2 days to spare as it happens!) is testament to the level of organization, knowledge and communication between all team members.
As an agent I have often steered away from out of state lenders because they aren't available when crunch time comes and there is a problem. Mike has TOTALLY changed that opinion and I am actively sending more business his way.
I like to think I have a better mortgage brain than most agents when it comes to problem resolution but I've found that Mike really gets stuck into the details to get things done the right way, the first time. As we all know, the difference really is in the details and I cannot endorse Mike strongly enough from that perspective.

I purchased a condo that was a Short Sale property, paying cash up front and then seeking a mortgage after closing on the property. My bank of nearly 30 years was approached prior to closing to arrange financing after the sale. I was seeking a mortgage of $125,000 on a property that I paid $200,000 for and have had other loans with this bank over the years. My highest credit score was 822.
The bank would not lend me money, after being a great customer all of these years, because the bank had a policy of not financing a cash deal until 6 months after the closing. Not willing to wait, I connected with Mike, whom I knew previously, via Angie's List. Mike, and his team, got me the financing that I wanted, at a great rate. thru Fannie Mae, without having to wait.
If you are having problems financing a condominium, Mike will do everything possible to locate a lender for you. He knows the mortgage market inside and out.
