I had a lot of questions looking for an unconventional mortgage -- Andrew helped me to find answers that are conventional.

My family has been a bit nomadic for the past 12 years due to work, and this would mark our 6th close and hopefully last for quite some time. This has been the easiest by FAR. No comparison! Mike and his team were able to secure a great rate. I was a bit hesitant with using an out of state lender but was compelled to check it out due to the outstanding ratings within Angie's list. I was not disappointed. The application process was extremely easy. I was able to click and drop my supporting docs and easily follow the stepped approach of the application process. I received lender credits which brought down my closing cost to around $500 plus cost appraisal fee. For the closing appointment, they sent the title company to my home on a Friday evening with my kids running around. Cody Domino from Alamo Title Company was very friendly and professional. I highly recommend!

Andrew carefully reviewed my goals with me and presented loan options. The option I chose allowed me to refinance with no lender fee and an additional credit to reduce my other closing costs. I would never have dreamed of using an out-of-state company for a home refinance, but I read the reviews of Guaranteed Rate and decided to try them. Our experience could not have been better. Communication was excellent from the start. Our contacts at the company were professional, courteous, informative. Each step of the process moved along timely. Although the cost was $1,090, we received a credit towards closing costs of $4,000.00, such that we were out of pocket $0.00 except for the $500 appraisal fee. We obtained a fabulous new mortgage rate and we are tremendously grateful to Guaranteed Rate.

I own a fair amount of rental properties, and this was one of the worst experiences I have ever had in doing business with any company of any type. It's hard to put this nightmare into a short summary (especially when I know that Guaranteed Rate will add comments to this like they do with other negative reviews saying it is not their fault). My first loan went well, admittedly no problems. Unfortunately I decided to complete another rental loan along with a refi of my house. The refi of my house started on January 28th and was just closed on April 15th. The rental property started on Feb 18th and just closed April 9th. I provided every piece of documentation they requested within hours - even minutes upon their request, and they sat on these loans because they were "very busy with other loans." This comment is directly from them. I contacted Mike Murgatroy for help, the namesake of the business with the following note, and he never even responded! Take a look at the dates in my note below to see the details of this nightmare. _______________________________________________- Hello Michael, I would very much appreciate any help you can provide in pushing through two mortgages I currently have outstanding with Guaranteed Rate. As you can see from the timelines below, I have received some of the worst customer service of any mortgage I have previously closed. My first mortgage with Guaranteed Rate was done very well, Andrew and Connie were very patient as I worked through a couple problems with the documentation. The current loans (a primary residence refinance and a rental property purchase) have been just horrendous ? and now I may need to delay closing because of it (in addition to a few other problems you can read below). Refinance 1/28 ? We agreed on the numbers for the refinance, and I requested that an appraisal is scheduled 2/13 ? Appraisal finally ordered (two weeks later?) 2/20 ? I received appraisal from Andrew 3/10 ? Guaranteed Rate finally contacts 2nd mortgage holder to determine requirements. (three weeks after appraisal is received). Andrew also just now finds out and tells me that having two loans in process at the same time may cause an issue with my other home purchase. They were started at the same time a month ago ? why is this coming up now? New Purchase 2/18 ? Pre approval letter was urgently requested and all documentation was provided, as an offer was about to be made. (My previous bank could do this in an hour) 2/19 ? Finally received pre-approval letter 2/28 ? Asked a few questions about the type of loan for the purchase (size of down payment and rate). 3/5 ? A week later asked again about the type of loan and required down payment due to no response. 3/6 ? Andrew finally replied with a very different loan type than I anticipated (25% down rather than 15% down). He didn?t realize that Fannie Mae changed their requirements after the 4th mortgage. I now have to quickly come up with $10k more than I planned for. Would have been helpful to know this back on February 28th! 2/28 ? Was told by Andrew the appraisal would finally be done this week. 3/10 ? Ten days later appraisal was just requested today by Guaranteed rate. This should have been scheduled shortly after the first price agreement was signed and sent February 19th (almost a month before!) In summary, Guaranteed Rate: Sat on the ordering of my refinance appraisal for two weeks. Then sat on the refinance for another 3 weeks apparently doing nothing before finally contacting the 2nd mortgage holder. Could not respond quickly enough to support an investor with an urgent pre-approval letter. Didn?t respond to an email about the loan type for a week, forcing me to quickly come up with another $10k that was not planned for. Sat on the appraisal request for the new purchase for almost a month. Again, I would very much appreciate any help you can provide to ensure that I can close on time for the new purchase with no further surprises. ____________________________________________- Again, he never responded, and I almost lost the house I was buying because of the delay. I'm sure Guaranteed Rate will come on here and say I'm all wrong - but the above bullets are facts. There is a chance they can do a good job for you, they did so on one out of 3 loans for me. But on something this important it isn't worth the risk. The is the first review I've ever put on Angie's List so I can make sure that other people do not make the same mistake I did.... I worked with a few different people here and they were all great. Very professional and very responsive. Any question I had was answered very quickly. Yes, I would use them again when it comes time for a re-fi or a new purchase

We reached out to Mike and his team after their great reviews on Angie's List. We called and left a message and received a call back within thirty minutes or less. We spoke on the phone at length. He was very professional, courteous and very knowledgeable about mortgage loans and standard fees that Buyers are responsible for paying at closing. We explained it was our first home and how we already reached out to a couple of banks, but we were not pleased with their rates and point fees. He asked us to send him some information regarding the new home and he would start shopping around right away. Not only did Mike get us a better interest rates than other banks, there were no points and no PMI (we were only putting 5% down). The closing cost breakdown he gave us held true to closing table and some costs were even lower! His entire staff were wonderful, just as knowledgeable and were in constant communication with us. If we reached out to them, we had a reply within minutes!!! It was like dealing with friends. You never met them, but you laughed and enjoyed the conversation immensely. You really need to contact Michael and his team. You will NOT be disappointed. I am absolutely recommending them to anyone and everyone I know!!! No hesitation. Mike's team gave us the feeling of being treated as an individual account instead of part of a large pool of accounts being readied for processing. To accomplish what we were looking to get out of the refi, which was cash out, we did need to have our home appraised. That was done quickly and we were closing in the allotted time we needed to receive our locked in APR. Mikes team was on top of everything. Although they are out in Florida don't let that be a hindrance. This was the smoothest, least stressful, and fastest refinance we have ever done, and this has been about our fifth. Even though this was a VA refinance, Quicken seemed clueless to the options now given vets for cash out. Thank you very much Mike Murgatroy and team.

Based on the reviews on Angie's List, I wanted to give a try to GuaranteedRate. My realtor told that dealing with out-of-city mortgage providers will not be a pleasant experience. Even though, I went ahead with GuranteedRate. Ultimately my decision to go with GuaranteedRate proved to be wise. My interaction with GuaranteedRate started with Mike Murgatory. He has very good knowledge about the mortgage process. Initially I thought of putting 20% down payment to avoid PMI. But he showed me a product which does not have PMI with 10% down payment, and the interest rate I got on 10% down payment, no PMI is awesome. I have 10% of the cash in my hand, with an incredible loan product. Entire mortgage process with GuaranteedRate is pleasant. They worked as a team (Mike, Peter, Connie & Rick), and there is no information gap among these people and very professional team. Sending of documents is very easy, just uploaded to my GuaranteedRate online account, and Done!! I haven't been asked by any member of the team to resend any document. My attorney felt that the paper work with GuaranteedRate is more than usual. When I told them the kind of product they gave to me, then he agreed it is worth taking the pain of more paper work. My realtor was also happy. GuaranteedRate provided a log in account to my realtor, where my realtor can track the progress of my loan. I am first time home buyer, and they made the journey to my home a pleasant experience. If needed, I will choose this provider again and recommend to anyone who wants their mortgage process to be a pleasant journey.

Mike and his team saved us from making probably one of the biggest mistakes in working with our real estate broker's recommended lender. By switching to Guaranteed Rate we saved $10,000!!! We were skeptical of about switching lenders as we were already in the process, but we relied on the reviews here and shortly after speaking with Mike & Peter it was clear that it was the right move to make. They processed our loan application and had us ready to close in 2 weeks!! Amazing!! Their responsiveness, the care they take to explain the steps and their professionalism was outstanding! We could not be any happier and grateful to them!! Trust the reviews and trust Mike and his team and you will not regret it!! Lastly, not only did they have a plan for our current mortgage but they also presented a plan for the future with ideas that clearly showed that they know their business well, and to us that was the most important part of the process! Pluses; Competitive rates which I later learned my credit union could have matched They did, just barely, close before my rate lock expired. Minuses I partially completed the loan application. When I returned to complete it, their system would not let me. I had to finish it over the phone. I don?t like that they paid $300 for the appraisal and charged me $350. A hidden fee? I think so. The appraiser erased all the pictures of our house. I had to leave work early to let him in my house a second time. Their agency offered a homeowner?s insurance policy from A rated American Strategic Insurance at a lower rate than our current policy from AA rated Travelers. They required the payment be received within 7 days. I later learned their intention was to hold my money for a month before making the policy effective. The first final settlement statement incorrectly included the homeowner?s insurance premium as monies due from me. My agent advised me to complete the closing, overpaying by more than $1000 and trust that they would straighten it out later. I declined The document fees on the first final settlement statement were higher than the good faith estimate. I insisted on paying the original fee. Redoing the paper work took a whole week and would have put us past our rate lock expiration if we had not trashed our personal schedules to be available for the rescheduled closing. The second final settlement statement corrected the first 2 mistakes but included an increase in another fee. I again insisted on paying the original fee. They are required to compare the good faith estimate to the actual closing fees. They misrepresent the good faith estimate fee amount by omitting the promised $350 discount.

We were very happy with the Mike Murgatroy team. From Andrew to Monica, they kept us updated throughout the process and there were no surprises. We closed on time and got a great rate. Thanks to everyone!

I emailed a few lenders on a Saturday morning because I was frustrated with the lending process for buying my new home. I had estimates from 3 lenders, and while the interest rates were about the same, the fees were all over the map. The process was very much starting to feel like buying a car where they put in room and go talk to the "manager" about getting a better rate or breaks on the fees and the like. I had almost thrown my hands up when I thought to see if mortgage lenders were rated on Angie's List. They were, and Mike's company was highly rated. I sent an email that morning and although it was a Saturday morning and he was out of the country on business, Mike himself responded almost immediately, and talked to me throughout the day. It was like a breath of fresh air. He told me what his company could do for me in clear terms, and there was no sense of gamesmenship or pressure whatsoever. He offered a very good deal. If I hadn't waited until I was under a short deadline to make a decision (I had already signed the contract and had just a few days to make a decision), and if the manager from the builder's lender hadn't gotten back to me with an acceptable deal just after I spoke with Mike, I would have gone with Mike. He will abolutely be the first (and maybe the only, although I know that's not wise!) place I look to should I need a mortgage or to re-fi in the future. Thank you for such wonderful service Mike.

UPDATE: I forgot to mention one of the best parts when I initially posted this review. Mike and his team were able to deliver amazing lender credits, etc., which resulted in a really incredible benefit to us- a no-cost refinance. Excellent! The refinance went amazingly well. From the very start, I have been extremely impressed with the company and with Mike Murgatroy and his staff. We previously refinanced with Mike, from an FHA loan to another FHA loan at a better interest rate. Recently, Mike took the initiative and reached out to us and said that house values had increased and he had been thinking about us. He suggested that it might be time to consider another refinance, from an FHA loan to a conventional loan, so that we could stop paying the extra FHA mortgage insurance premium. I was blown away that Mike remembered us after a few years and that he took the proactive initiative to reach out to us. He's amazing! Mike and his team patiently walked us through this refinance process from start to finish and it was completely hassle-free. I called other big lenders to make sure we were getting the best interest rate, too, and they were all blown away at the amazingly low interest rate Mike was able to secure for us. If you need to refinance, or if you are not sure and just want to explore your options, this is the company and the guy to work with. They will not let you down. If I ever need to refinance or see about getting a home loan at any point in the future, I will absolutely go with Mike and his team at Guaranteed Rate. These guys are as good as the reviews. I had a HELOC that the interest only period was about to expire and my payment that was going to more than triple. I was able to consolidate it with my first and refinance to a payment that was less than before. I was a good candidate with good income and credit. What I didn't have was a lot of time. Mike, Andrew and everyone else I worked with were totally professional and efficient. Everything was on time and every commitment was honored. When I noticed that the rate dropped on their website, emailed and was able to lock in the lower rate. The appraisers and title people they used were also excellent. Most of our communications were done by email and that was fast and convenient for me. Even though I didn't shop around and used the Angie's List recommendations, I think all rates and fees were totally reasonable. Unless there is a reason why you are not a good candidate, this company is as close as a sure thing as there is.

This is the second time that I have worked with Mike, Peter, and team in the last two years and I can't say enough about the experience! First of all the rate and terms provided were the best that I had seen in the marketplace (I was able to reduce my rate, remove my PMI, and get a 4,000 lender credit towards my refinance more than offsetting the costs of the refi and title company charges). Secondly (and just as important), they were in frequent communication with me throughout the process. They even monitored the rates and were able to get me an addition 1/8th of a percent lower right before the rates moved up again! I would highly recommend them and always do so for friends and family buying or refinancing.

I contacted Mike and his team (Pete Doucette, Connie Barwell) based on the high Angie's List scores - he lived up to the expectations. Mike & team guided me through the process - they were very responsive, and insightful in their advice. I closed on-time and locked at a great point in the process. My closing attorney even made comments regarding the low transaction fees associated with the loan. I highly recommend them to anyone buying/financing a home.

From beginning to end this refinance took about 3.5 weeks. Their website and their personnel kept us informed on a regular basis. All the paperwork was submitted and accepted without any hassle at all. It was about as simple and I could possibly have imagined. I thought with the way the market turned around over the last few years this would be a huge and frustrating undertaking. I was pleasantly surprised at the ease and speed with which this deal progressed. Great rate. I would absolutely recommend them.

I have lowest mortgage rate available when my mortgage was in process. I was keep informed the entire process. I'm very satisfied with how the process was handled and my cost were minimized.

They remained very prompt and communicated with us in detail by email and phone throughout the process, through weekends They kept the refi process on time and kept it going through winter holidays. They got us 2 great closing package, good rates, and made us very happy with an unexpectedly affordable refinance. All questions were answered promptly and in detail. Mike, Pete and their team was always accessible. It was out first time working with a non-local mortgage broker and we had doubts about the experience. However, we picked them based on their high ratings on Angie's List and did not feel disadvantaged in any way. In late 2013, I wanted to refinance my condo. Earlier that year I had refinanced an investment property with Quicken Loans and was VERY unsatisfied with the service and lack of professionalism. I searched on Angie's List and I found Mike Murgatory and gave him a call. I was extremely pleased with his responsiveness, professionalism, and product. But it wasn't until I went to my accountant to do my taxes this year that I realized the benefits of doing business with Mike. My accountant told me that I got a very good deal with Mike - very very low fees, as opposed to Quicken Loans, where I paid over $6,000 in fees. Do not look any further, contact Mike for your mortgage needs!

I had originally requested the closing on 1/2/15, but later on requested it to be moved up to 12/30/14, which Connie and Peter (Mike's team members) were able to accommodate easily. The closing took place on time at our residence and the closing costs were better what we'd expected, thanks to Mike's holiday discount (wink wink). I would certainly recommended Mike and his team to others and will use him myself for any future mortgage needs.

These folks could not be more helpful and professional. They helped me last year go from a 30- year fixed mortgage at 6.35% to 4.375, and when rates went down again within the year, they got me a new loan at 4.00%. The new refi was relatively easy, and it was at virtually no cost to me. And they didn't make me feel foolish when I was using new software to transmit my documents! They watch the rates, and we'll do it again if the rates continue to go down. I highly recommend Mike and his team.
