I was more than happy with Andrew. The Appraisal was done very efficiently and quickly, He responded every time I called and got the appraisal the next day!

Unfortunately we received poor service from AC Klein Appraisal Associates, and after we contacted him to either correct the errors or issue a refund, he would not answer or returned my calls. I then called the Home Advisor Customer Solution Team to file a complaint. I waited the 48 business hours after filing the complaint they recommended to wait for his response. Since he has still not responded, I am posting this review detailing the many and substantial errors in his appraisal. We contracted 2 appraisers during the same week. My sister observed that Klein took only 15 minutes to walk though the property, and did not ask any questions, vs. the first appraiser who took 45 min. and asked many questions to develop a credible opinion of value. The first appraisal was performed on June 7th, 2016 and from a contractor that was also highly rated on HomeAppraisals. It came in at $565,000. The Appraisal from Klein was performed on June 8, and was for $475,000 or $90,000 less than the first appraisal. The first appraiser reviewed 33 sales between $400,000 to $500,000 in the area and all those houses were basically much smaller, fewer less bedrooms, and in many cases in need of total renovation. The fist appraiser didn’t use any of these inferior comps. Summary of rating for Klein: Cons: Poor quality of work. After being notified with the list of his errors, refused to make corrections or issue a refund, and stopped answering or returning my calls. Pros: He provided the appraisal very fast, but did not do a thorough job. When I looked at the differences between the appraisals, the errors in Klein’s appraisal were obvious: 1. There was one comp that the 2 appraisals had in common. Our first appraisal listed the condition of this comp as inferior and went on to explain how this was determined through the information provide in the MLS. Kleins appraisal listed the condition of this comp as Good/AVG with no explanation. The condition rating error resulted in a $65,000 difference in adjusted value between these 2 appraisals. On this same comp, the first appraisal noted that the comp did not have parking on the property compared to a 2 car built in garage in the house being appraised. Kleins appraisal incorrectly listed this comp as having off street parking. The parking adjustment error resulted in a $20,000 difference in adjusted value between the 2 appraisals. Kleins total adjustment error for this comp was $85,000. 2. Kleins appraisal left out the Full bathroom in garage, built October 2015. (photo of bathroom is included in report, but this bathroom was not included in the valuation). 3. Two of the comps used by Klein were 3 bedroom while the house being appraised has 4, and he made no adjustment for the bedroom count difference. 4. The 2 comps listed above 32% and 36% smaller than the house being appraised and proper size bracketing was not used. This resulted in the adjusted values of these comps coming out low due to the l

Andrew Klien showed his experience in the real estate business. His appraisal had the current and past sales in the area which gave a realistic idea. He was very professional and open on his advice. I would hire him for any future appraisal work.

Andy gave us an appraisal considerably higher than the market analyses of three local real estate agents. The agents said he was crazy and didn't know what he was doing. I talked with Andy about this several times and he spent a good deal of time with me on the phone assuring me his appraisal was good. On that basis, we put the house on the market FSBO slightly above his appraisal and in less than a month, had an agreement slightly ABOVE his appraisal. So the real estate agents were wrong and Andy was right. He was also quick, on time, and very courteous always. I highly recommend him.
