This appraisal came out $60,000 below a second appraisal. I'm not really in a position to determine why but one factor seemed to me obvious. The "comparable" sales used to justify the appraised value were all based upon interior lots on open street fronts, while my home is on a waterfront lot, with expanded property on that side, on a cul-de-sac. Thus, I don't believe that the appraisal is an accurate reflection of property value.

He told me one price and wrote up another that was different and incorrect. He used the comps of a more expensive area. Price was ridiculous for having no kitchen.

Andrew was very friendly and seemed to know what he was doing. I only paid for a presale appraisal as we were going to do additional work if needed to get the best value for our house. He took a lot of pictures and left. I received a cheap looking report with comparables no where near my house, didn't have a pool, and we're on smaller lots. He even missed 2 houses that were very nearby that sold late last year that were most identical to mine. The price he put on our house almost made me cry. I asked another appraiser nearby to check his work and they informed he was off the mark by almost $50,000 on the price of my house. He did make sure to cash my check right away so that I couldn't stop payment. Do Not use this shotty company.
