DO NOT RECOMMEND On Thursday, July 6, Joe Collins; owner, came to inspect my house that I am selling, he found rotten siding, instead of pointing it out, he ripped pieces out of my sighting all around the house. He has now damaged my house I asked for them to fix it or pay for damages. I understand I am selling the house, but it's STILL MY HOME until papers are signed. It now could cost me a sale because of him ripping a part my house. I have had other inspections on other houses and everyone would point out issues but not destroy my property or someones. For them not to own up to what they have done is unbelievable and unprofessional, they tried saying that it just fell off when he touched it. But that's not possible when we pressure wash and touch up spots and nothing fell off, so why when Joe comes to your house pieces magically fell off? My realtor the nices person you can meet couldn't stand the attitude that Joe had when he was at the house and then for him to do this, she has already told me she will make sure all her clients will not have them us this company. The company now is trying to find all the places I put a review to try covering there but since I told them that I will write a review and contact BBB. Please do your research before hiring people around your home. Even tho I had no control of this because I'm trying to sell. But even if I was purchasing the house and saw what he did, I would be upset that he now torn up your future home, witch there nor suppose to do, there suppose to point out and take pictures. But for Joe being the owner he shouldn't have attitude coming to a job and being rude to everyone at the inspection.

What ever you do DONOT use this company. It is a waste of your money. I hired them to do an inspection of a home that we were purchasing. We were out of town when the inspection took place however my realtor who recommended this company, was present for the inspection. I received the inspection report which stated that everything was fine except that the pond filter needed to be cleaned and the kitchen faucet needed a washer. We closed on July 14 and moved into the property on July 22. The next day after our move in I decided to do a load of laundry upon opening the machine I saw that it was filled with water, I thought this a little strange but procceded to fill it with my laundry as soon as I turned on the machine it made terrible loud banging noises. I turned it off and telephoned a repair service. When the repair serviceman looked at the machine he told me that it was and quot;shotand quot; and that I should buy a new one, this one was not repairable. I told him that I had a home inspection prior to purchasing and the service man said that the inspector could not have turned on this machine because he would have heard the loud noise. I told him about it being filled with water and he said that the inspector must have filled it and turned it on and upon hearing the loud noise immediately turned it off leaving it filled with water. Then when we went to use the garbage disposal in the kitchen sink it did not work, we tried turning the disposal and pushing the red reset button however nothing worked. I then called the inspection company and spoke to the owner, Tom Collins when I explained everything to him and asking how these simple things could have been overlooked his answer to me was that there were no guarantees with the inspection and that I bought a and quot;usedand quot; house. I found his attitude insulting and then I learned that the owner himself. Performed the inspection. I asked how he could not see that these simple things were broken his answer was to the effect of tough luck we bought a used house. I told him that if he couldn't find these simple broken items how do I know that my roof or airconditioning system is O.K? He did nothing was not even apologetic it was a disgrace. I wasted my money, I am contacting the better business bureau and the attorney general, this company should not be permitted to perform home inspections. DO NOT WASTE YOUR MONEY on this company, they can't even find the simplest things that are broken! SAVE your money and hire a REAL home inspector that actually checks everything and reports what is not working!

Joey did a complete home inspection,very technical and doesn't miss anything. After the inspection he goes over every thing directly with you. Great gut great inspection.

In May 2013, I had FP&L do an energy survey of my home and they reported that there is NO insulation in the attic over the living area - none at all. Clearly, if Bad Dog's inspector had looked into the attic they could have easily seen that there was no insulation. Building codes require that the attic be insulated. Also the attic is very accessible, you just have to open the door and look. It cost me over $1,000 to have the house insulated and brought up to specs. After the prepurchase inspection was done, Bad Dog told me that the gas was off and therefore they were not able to verify the operation of the gas appliances. I was in another state at the time and they should have advised me beforehand that the gas had to be on prior to the inspection. So, my experience was poor communication, bad execution and a very costly experience to correct the things I paid them to identify prior to settlement.

I actually had the home inspection done first and then went back for the other inspection because it all went so well. Joe Collins III met me at the home and spent over an hour going over the house top to bottom. I received a bound report upon completion that listed all the issues and estimates for their repair. Photos where emailed a day later. A few weeks later I need a few other inspections and reports for my insurance company. I was able to have somebody come out and do the inspections a few days later. I wasn't there. My real estate agent let them in. PDFs of the reports came the next day. I think there was a $50 reduction because I did the 4-point and wind mitigation at the same time. A few weeks later I needed additional information for my lender and Joe graciously drafted up the desired documents in a matter of hours so I could meet a deadline.
